HomeMy WebLinkAbout1972-02-15; City Council; Resolution 1952F - s I 1 a 2 3 4 51 6 a NHEREAS, the Planning Commission of the City of Carlsbad on A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CARLSBAD, APPROYING THE TENTATIVE MAP OF CAMPOBELLO DEVELOPMENT, KNOWN AS 7 8 9 10 11 12 3.3 14 15 l6.to 17 18 19 20 21, 22 23 24 25 26 .27 28 29 30 31 32 CARLSBAD TRACT 72-2. \ -(Financial Scene'and Pacific Scene) Ithe 25th day of January, 1972, recommended to the City Council that 1 the tentative map of Carlsbad Tract 72-2, known as Campobello Dev- elopment, be approved; and WHEREAS, the City Council of the City of Carlsbad on the 15th day of February, 1972, considered the recommendation of the iPlanning Commission; NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Carlsbad that the City Council does hereby approve said tentative map for 326 dwelling units, comprising 340 lots, subject the following conditions being performed by the owner: 1. That Exhibit C (3 sheets) shall be accepted as the landscape concept for the Campobello Development, Carlsbad Tract 72-2, and that detailed landscape and irrigation system plans shall be submitted to the Department of Parks and Recreation for approval prior to installation. Maintenance schedules delineating responsi- bility for maintaining of said landscaping shall be incorporated and approved as an item within the property owners' association documents. 2. Pacific Scene, Inc. and the City agree that the following 1 iconditions fulfill the applicant's responsibilities pertaining to ICity Ordinance 9190 [park dedication), and the dedication of Lot E for park purposes. 1 a. Dedication of 1/2 of property as part of the develop- ment of Phase C, and dedication of the remainder as part of the development of Phase D. (12 acres + total). 6. That the developer will clean the site of all trash and litter prior to dedication. 2 3 4 5 6 7 24 25 26 .27 28 29 30 City Parks Fund $1,000.00 to be used for the purpose 31 32 of planting and irrigation of trees for discussed access shall be subject to approval of the City of Carlsbad Fire Department and City Engineer. 7. Any additional architectural features the applicant may wish to construct, i.e. perimeter fences or entry gates to the development, shall be subject to the approval of the Planning Department. 8. Prior to the issuance of a grading permit, a cross-sec- tion showing the relationship of dwelling units and accessory buildings to topography shall be submitted to the Planning Commission for review. 9. That all public improvements be constructed as required by the subdivision ordinance, and the City Engineer. 10. That standard subdivision bonds and agreements be provided to guarantee completion of public improvements. dedication. 3. That the architectural concept established by the applicant for the dwelling units shall be applied to the two neighborhood social facilities. That a grading plan shall be submitted to the City Engineer and Planning Departments for review and approval prior to the issuance of any grading permit. 13. That all sewer and drainage facilities shall be con- structed in accordance with the City of Carlsbad design criteria and as approved by the City Engineer. 14. That all water systems will be designed, constructed and dedicated in accordance with the CMWD standards and requirements. 15. A reinforced concrete box culvert shall be constructed by the developer to accommodate drainage requirements for the 'Encina Channel at Lowder Lane. 16. That the applicant shall install fire hydrants, type and l3 14 llocation approved by the City Fire Department. 17. That sewer service shall be provided by the City of 1 15 16 17 19 2o Carlsbad and all trunk lines shall be constructed by the developer. Trunk lines shall be extended to the southerly boundary of the development with location and ultimate size subject to the approval 18. That all utilities shall be placed underground and no overhead poles or lines shall be permitted. Emergency vehicular access between units #1 and #2 shall )e provided with reservation to the City of Carlsbad shown on Final tract map. 22. Applicant will dedicate an access road in the vicinity F the southerly property line to service unit #2. A 24-foot 3ved street with curb and gutter on the south side only shall be 3nstructed by the developer. 23. All existing streets and easements within the proposed evelopment shall be vacated with specific utility easement eservations as determined by the City Engineer. 24. That the applicant shall immediately undertake all teps necessary for the prompt removal of all billboards on the remises. Sufficiency of these steps shall be subject to approval y the City Attorney. PASSED, APPROVED AND ADOPTED at a regular meeting of the arlsbad City Council held on the 15th day of February, 1972, by he following vote, to wit: AYES : Cmn.
