A RESOLUTION OF THE CITY COUNCIL OF THE C TY OF CARLSBAD, APPROVING THE TENTATI' MAP OF HIGHLAND TOWNHOUSES, KNOWN AS
(Robert L. Means) CARLSBAD TRACT 71 -4.

WHEREAS, the Planning Commission of the City of Carlsbad on
he 8th day of February, 1972, recommended to the City Council
hat the tentative map of Highland Townhouses, known as Carlsbad

WHEREAS, the City Council of the City of Carlsbad on the
5th day of February, 1972, considered the recommendation of the

NOW, THEREFORE, BE IT RESOLVED by the City Council of the
:ity of Carlsbad that the City Council does hereby approve said
:entative map as submitted for 20 units, known as Highland Townhous
Zarlsbad Tract 71-4, subject to the following conditions being

5. That all conditions set as part of the Specific Plan
shall be complied with prior to the issuance of any permits for

building or occupancy.
6. All utilities shall be placed underground and no over-
head poles or lines shall be permitted.
7. Provisions for handling combustible rubbish, and the
possibility of providing a "hammerhead" or other satisfactory means
of turning a fire truck around on site on at least one access road
shown shall be submitted to the Fire Department for approval prior
to the issuance of a grading permit.
8. Sewer system shall be constructed to tie into nearest
public sewer, size, and location to be approved by the City Enginee
9. A future improvement agreement and easement dedication
for the construction of a storm drain for the City of Carlsbad
Master Drainage Plan along the easterly boundary of the develop-
ment shall be entered into with the City Engineer.
10. A subdivision map shall be recorded for this parcel in
accordance with the State Map Act.
11. All land and/or easements necessary for the implementa-
tion of this tentative map shall be dedicated to the City of
Carlsbad without cost to the City and free of all liens and
encumbrances.
12. Access shall be limited to one driveway on Magnolia
Avenue and one on Highland Drive.

13. A grading plan and soils report shall be submitted
prior to the issuance of a grading permit.
14, Applicant shall install complete 1/2 street improvements
on Highland Drive and Magnolia Avenue frontages including water,
sewer, underground utilities, street tree planting, street lights,
storm drains, and any other improvements deemed necessary by the
City Engineer shall be installed in conformance with Subdivision
Ordinance and other City standards without cost to the City of
