DeCerbo Assistant Planner City of Carlsbad 1200 Elm Avenue Carlsbad, CA 92008 Subject Pacific Rim Country Club and Resort Master Plan Contract Amendment for New Master Plan and New Development Plans Dear Chris: WESTEC Services, Inc. is pleased to submit this revised cost proposal to provide additional environmental consulting services for the Pacific Rim Country Club and Resort EIR. As you know, at the City's request, WESTEC has begun additional work to address project changes. This proposal addresses the increased scope of services and costs necessary to complete the Draft and Final EIRs for the revised project. SCOPE OF WORK WESTEC will prepare an EIR that addresses the potential effects of the new Master Plan, including the Phase 1 Tentative Map, and Site Development Plans for Planning Areas 1,2,9,10, and 11. Because of the magnitude of the project, the detailed planning now completed, and the length of time since the previous EIR, the City has decided that a Subsequent EIR would no longer be appropriate for the project. The EIR will analyze the new plans, reports, maps and technical studies prepared by the consultant team for the revised project. WESTEC's cost estimate to complete the additional work required because of the project changes is itemized below: TASK COST Additional Archaeology Testing (already completed) $ 3,800 New Project Description AestheticsLandfom Alteration Land Use Traffic (Willdan) Noise Water Quality /Hydrology Alternatives Biology Public, Services Air Quality 980 2,260 1,480 2,600 1,760 950 560 1,460 1,420 440 G Mr. Christopher D.
