RED RECOMMENDED ACTION: If Housing and Redevelopment Commission concurs, your action is to, by minute motion, APPROVE an extension of a Redevelopment Permit for one year. ITEM EXPLANATION: The applicant, Mark T. Gombar, is requesting that he be given an extension of a major redevelopment permit to construct a professional office building at 2558 Roosevelt Street in subarea 6 of the Village Redevelopment Area. The redevelopment permit was approved by the Commission at your May 19, 1987 meeting. Since that time, the plan has had to be re-designed several times to meet the requirements of certain building and fire codes. As a result of the re- designs, the applicant was unable to secure financing within the one year time frame of the permit. ISSUES: The Design Review Board by minute motion, recommended approval of a one year extension to this major redevelopment permit at their May 18, 1988 meeting. Design Review Board as an expressed condition of the recommendation of approval, added that the applicant clean up the property now. In order to can- ply with building and fire codes the project has had to redesigned several times since the date of approval. Because of the redesign, our lender was not in receipt of an approved set of plans until the second week of April, 1988. The lender has now begun the process of a review appraisal. Dtpend- ing on the appraiser’s cotmitnrnts, this could take fran a few weeks to two months. In order to give the lender time to canplete the appraisal, draw the documents and close the funding through escrow, we will need the above requested six (6) month extension.
