If the Housing and Redevelopment Commission concurs, your
action to is to adopt Resolution No. 156, APPROVING an
extension of a Redevelopment Permit for one year.
ITEM EXPLANATION:
The applicant, Richard S. Landreth, is requesting that he
be given an extension of a major redevelopment permit for
development of properties located at 715-725 Arbuckle
Place.
The Redevelopment Permit was approved by the Commission at
your November 15, 1988, meeting. Subsequent1 y,
negotiations associated with utility and general civil
engineering revisions have led to delays in the project
thus preventing the applicant from completing the proposed
work within the one year time frame of the permit.
The Design Review Board, at their meeting of December 6,
1989, adopted Resolution No. 148 recommending approval of
a one year extension to this major redevelopment permit.
FISCAL IMPACT:
No detailed economic impact of this project has been
determined.

A RESOLUTION OF THE HOUSING AND REDEVELOPMENT COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA,
APPROVING AN EXTENSION OF A PREVIOUSLY APPROVED
REDEVELOPMENT PERMIT TO CONSTRUCT AND OCCUPY A
4,800 SQUARE FOOT GENERAL OFFICE BUILDING ON A
10,203 SQUARE FOOT LOT AT 715 ARBUCKLE PLACE. _
WHEREAS, a verified application has been filed with the
7 City of Carlsbad and referred to the Housing and
Redevel opment Commi ssi on ; and 8
9 WHEREAS, said application was recommended for approval
10 and forwarded to the Housing and Redevelopment Commission;
and 11
12 WHEREAS, at their meeting of November 15, 1988, the
13 Housing and Redevelopment Commission, did approve RP 88-2
LANDRETH. 14
15 WHEREAS, said applicant has requested a one year
16 extension of RP 88-2 to expire November 15, 1990.

WHEREAS, at its meeting of December 6, 1989, the Design
Review Board adopted Resolution No. 148 recommending
approval of a one year extension to Redevelopment Permit 88-
2.
NOW, THEREFORE, BE IT HEREBY RESOLVED, by the Housing
and Redevelopment Commission of the City of Carlsbad as
follows:
1. That the foregoing recitations are true and
correct.
2. That based on the request as presented by the
appl i cant, the Commission hereby APPROVES, a one year
extension to RP 88-2 LANDRETH.

Subject: 715 & 725 Arbuckle Place.
Dear Chris:
This letter is intended as a formal request for city
consideration to extend my Redevelopment Approval
(#T-22), for development of properties located at 715/725
Arbuckle Place.
As previously conveyed to you, we have met with numerous
Utility and General Civil Engineering revisions.
Negotiations associated with these changes have led to
delays in the project.
Concurrently, we are requesting temporary relocation of
our offices to the existing home at 725 Arbuckle. I have
enclosed a proposed site plan for your reference, to
include parking and landscaping adjustments for the
duration of the extension.
Should you wish to discuss this matter further, or require
additional documentation, please contact me at your
convenience.
I appreciate greatly the time and effort put forth on my
project to date.
