RED CALIFORNIA BUILDERS I __~~ RECOMMENDED ACTION: If Housing and Redevelopment Commission concurs, your action is to adopt Resolution No. 157, APPROVING an extension of a Redevelopment Permit for one year. ITEM EXPLANATION: The applicant, California Builders, is requesting that they be given an extension of a major redevelopment permit for hotel development proposed for properties located on north Carlsbad Boulevard. The Redevelopment Permit was approved by the Commission at your December 20, 1988, meeting. The applicant has notified the City that the property is currently in escrow and is anticipated to close before the end of the year. Because this closing date conflicts with the current permit expiration date, the developer has officially requested a one year extension on the redevelopment permit. The Design Review Board at their meeting of December 6, 1989, adopted Resolution No. 149 recommending approval of a one year extension to this major redevelopment permit. FISCAL IMPACT: No detailed economic impact of this project has been determined. EXHIBITS: 1 - Housing and Redevelopment Commission Resolution No. 157 approving one year extension of Redevelopment Permit. 2- Letter to Housing and Redevelopment Department dated October 26, 1989. . 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION NO. 157 A RESOLUTION OF THE HOUSING AND REDEVELOPMENT COMMISSION OF THE CITY OF CARLSBAD, CALIFORNIA, APPROVING AN EXTENSION OF A PREVIOUSLY APPROVED REDEVELOPMENT PERMIT/COASTAL DEVELOPMENT PERMIT TO CONSTRUCT A 70 UNIT HOTEL/COMMERCIAL COMPLEX AT THE SOUTHEAST CORNER OF CARLSBAD BOULEVARD AND BEECH STREET WHEREAS, a verified application has been filed with the City of Carlsbad and referred to the Housing and Redevelopment Commission; and WHEREAS, said application was recommended for approval and forwarded to the Housing and Redevelopment Commission; and WHEREAS, at their meeting of December 20, 1988, the Housing and Redevelopment Commission, did approve RP 85- lS/CDP 88-7(A) CALIFORNIA BUILDERS. WHEREAS, said applicant has requested a one year extension of RP 85-19/GDP 88-7(A) to expire December 20, 1990. WHEREAS, at its meeting of December 6, 1989, the Design Review Board adopted Resolution No. j.49 recommending approval of a one year extension to Redevelopment Permit 85- 19(A) CDP 88-7. NOW, THEREFORE, BE IT HEREBY RESOLVED, by the Housing and Redevelopment Commission of the City of Carlsbad as follows: 1 . That the foregoing recitations are true and correct. 1 2. Per the "Conditions"set forth in Resolution No. 122, Item No. 8: "This approval shall become null and void if building permits are not issued for this project within one year from the date of project approval, unless an extension is approved by the Design Review Board." We currently have this project in escrow and anticipate it closing before the end of the year. As this closing date conflicts with the expiration date, November 16, 1989, we hereby request a one year extension as required by the Buyers.
