COLE, 3915 Jefferson St. stated that he . i :lives next to Mrs. Kison, and objected to living next to a : !commercial area, as the purpose for buying their propert$ :was to live in a residential area. He did not feel there i jwould be sufficient room for the restaurant and off-street ; :parking after the freeway is widened. He pointed out that Ithe other commercial zoning was across the freeway. They were also welcome to appear at the ! hearings in person. I I I I I I I I When questioned regarding who is eligible to sign petition< ;the Chairman stated that anybody in the City could sign, !but more consideration mould be given to the property I :owners within 350 feet. I I : The public hearing was closed at 8: 13 P. M. : Commissioner McCarthy asked to abstain due to business i : reasons. i Points discussed were property taxes;, that according to 'I : the proposed Master Plan it was inevitable that changes : e;;::, ::I::: i would occur and would have to be faced; that according to : ;:i::: : DMJM, both sides of the freeway would be commercial i I:*::: zoning for about a block and 1 /2 as the property is too i ;I::I; ;;ll;I i valuable for residential, and this part is level with the ; freeway; the blending of zones; the area to be used being i ;::;:; ;tI*I; i too small and working a hardship on neighboring property; : :uses permitted in C-2 zones and street widths. ! The Building Inspector pointed out that an adequate screen i i of a cement block or brick wall, or dense hedge is require@ :between the parking area and a residential area for a light i !barrier. They will then have to acquire rights a€ way within the nexi few years as they anticipate having 8 moving lanes by 1969; He also explained that Tamarack Avenue is designated as ; a major street between Carlsbad Blvd. and Pi0 Pic0 Dr. , i but felt that the use of that street as a secondary would be adequate for approximately the next 15 years and would re: quire 8' street dedication. 1 1 D t I I I :After further discussion the Chairman re-opened the pub- ilic hearing and continued the hearing to the next regular i !meeting of the Planning Commission with the consent of : :Mr. Morgan. b I 1 I I I l s (b) Proposed Amendment to Ordinance No. 9060-re- i !pealing Subsections 31 and 35 of Section 1300 and Subsec- : :tion 29 of Section 1200; and adding Subsections 21 and 22 i jto Section 1400 of Ordinance No. 9060, all regarding :storage space for transit and transportation equipment, ex: icepting freight classification yards and regarding veterin- i :arians , kennels , and small animals' hospitals. The Chairman reported that: !he had talked to the City Manager and they had discussed ! :hiring a retired planner on a part time basis for a couple : !of days a week.
