ROBERT E. EDGAR stated he would like to add : : a .carport onto the side of the garage. EDGAR explained that the lot was higher on th& i Westerly side and it would not be feasible to put: ; a carport there. The patio in the back of the : i propose,d carport is cemented and is lower than thk ; carport. He stated there is about a In' drop in ; i the back part of his yard that cuts off about 10': ; of usable yard space, and if the carport were buij t : elsewhere on the property it would cut down the I :yard space considerably and would not add to the ; i value of the house. : The Planning Director gave a report on the facts i i resulting from the staff investigation of this ; I property. .I I ; No others present spoke in favor of this applica-: i tion. I .- The Chairman announced the Commission would now i : hear from those wishing to speak in opposition. ; I No one present spoke in opposition of this requesk. i The public hearing was closed at 7:53 P. M. ! The Commission discussed on-site inspection of i the property and the fact that the builder made i : a mistake in the location of the house with a I I i single garage on the property; utilizing other i ; areas of the property for the carport; that if ; i granted that it be an open carport and not enclosjed. i The following resolution was presented: l I i. After further consideration a motion was made to ; adopt Resolution No. 494 granting a variance for; : reduction in the Easterly side yard setback from: 9.5 feet to one foot, to build an open carport ; i for the length thereof only, and further provided ; that said carport shall be built and maintained ; : without sides for the following reasons: I i 1. That it would not be detrimental to the area.! : 2. That it would be the best use of the land. : 3. That such variance is necessary for the I * : preservation and enjoyment of a substantial 6 property right possessed by other property in i : the same vicinity and zone but which is denied : i -to the property in question.
