An explanation was given that densfty had been reduced to 13.25 dwell ing units per acre and that the goals and policies of the Open Space and Conservation Element had been met by a redesign which added several public amenities. After discussion by the Planning Commission a motion was made that the report to the City Council indicate the following: 1. The Planning Comnission is not in agreement with the redesign of the Covington-Coninmark project. It is the Planning Commission's opinion that the . density should be 10 dwelling units per acre maxi- mum. The Planning Commission has recently recommended to the City Council the proposed revise land use element which recomends a density range of 4-10 dwelling units, therefore, if a re-design is to be accomplished, the re-design program should meet the density recomendation forwarded by the Planning Commission. 2 .. An alternative to the above recommendation, if the City Council elects to proceed with the proposed Covington-Coninmark project prior to the adoption of the revised Land Use Element, the Planning Commission recommends that the City Council adopt Exhibit A - SP-,102 revised June 18, 1974. It is recommended that the adoption be subject to the amendments proposed by Staff and Applicant in the report to the City Manager dated May 14, 1974. ...............................
