Show double top plate with minimum 48" lap splice. Section 2326.11.2. 26. Provide calculations for main framing members(6x14 ridge, 4x12 floor beam(it may be overstressed) across dining..etc.). Section 106.3.3. The RB-1-6x14 ridge beam shall be DF#1 per calculation. The framing plan did not show #1. Please check. 28. In 2-story buildings, shear panels at the first story (at least 48 inches in width) shall be located at each end or as near thereto as possible and comprise at least 25 percent of the linear length of the wall, or provide design. Section 2326.11.3 and Table 23-1-W. a)The underpin new footing detail (4/11) shall be referenced from the foundation plan. Provide uplift force calculation for shear wall at line 3 roof; See sheet L6 of the calculation. It may need hold down anchors. Detail 9/11 did not show the bolt size for the connection between 4x10 column and beam. See L9 of the calculation. Sheet 8 of the plan show the anchor bolt for shear wall line F is type 3. Sheet LII of the calculation show type 2. Please check. Sheet LI 3 of the calculation show the shear wall length along line 3 is 25 feet. The framing plan on sheet 8 appears to not show 25 feet long shear wall. Please check. Sheet 13 of the calculation show that there is 36 feet type 5 shear wall along line 4. The framing plan on sheet 8 did not show it. Please check. 33. Note on the plans that the FAU closet or alcove must be 12 inches wider than the furnace or furnaces being installed. UMC Section 315.1. I Carlsbad 96-718 II 6/14/96 45. All new residential buildings, including additions, require a soils report. Please submit two copies. Exception: If a room addition is limited to one story and 1000 sq. ft. in area, then a soils report is not required. ...Esgil Corporation will advise the City to place their soils notice stamp on the plans. a)lnvestigate the potential for seismically induced soil liquefaction and soil instability in seismic zones 3 and 4. This does not apply to detached, single- story dwellings. Section 1804.5 b)Per soils report, note on the plan the soils classification, whether or not the soil is expansive and note the allowable bearing value. Section 1804.3. c)The soils engineer recommended that he/she review the foundation excavations. Note on the foundation plan that "Prior to the contractor requesting a Building Department foundation inspection, the soils engineer shall advise the building official in writing that: i)The building pad was prepared in accordance with the soils report, ii)The utility trenches have been properly backfilled and compacted, and iii)The foundation excavations, the soils expansive characteristics and bearing capacity conform to the soils report." d)Provide a letter from the soils engineer confirming that the foundation plan, grading plan and specifications have been reviewed and that it has been determined that the recommendations in the soils report are properly incorporated into the construction documents (when required by the soil report). 47. The above regulations apply to residential construction, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. Provide mechanical ventilation capable of providing five air changes per hour in bathrooms, water closet compartments, laundry rooms and similar rooms if required openable windows are not provided. Section 1203.3. 4. Note that the discharge point for exhaust air will be at least 3 feet from any opening which allows air entry into occupied portions of the building. Section 1203.3. 5. Ductless fans cannot be used in bathrooms if a tub or shower is present. Section 1203.3. 6. Glazing in the following locations should be of safety glazing material in accordance with Section 2406.4 (see exceptions): a) Fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24-inch arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the walking surface.(window M,N at living, window N at master bedroom) EXITS, STAIRWAYS, AND RAILINGS 7. Guardrails (Section 509.1): - Shall be detailed showing adequacy of connections to-resist the horizontal force prescribed in Table 16-B. Openings between railings shall be less than 4". The triangular openings formed by the riser, tread and bottom element of a guardrail at a stair shall be less than 6". 8. Provide stairway and landing details. Sections 1006.3, 1006.15 and 1006.2. Carlsbad 96-718 4/30/96 Maximum rise is 7" and minimum run is 11". When the stairs serves less than 10 occupants, or serves an unoccupied roof, rise may be 8" maximum and run 9" minimum. Minimum headroom is 6'-8". Minimum width is 36". 9. Handrails: Handrails are required on each side of stairways. Stairways less than 44" wide or stairways serving one dwelling unit may have one handrail (if not open on both sides). Private stairways (1 tenant) need only have a handrail on one side if 30" or less in height. Stairways having less than four risers and serving one individual dwelling unit need not have handrails. Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. Except for private stairways, at least one rail shall extend 12" beyond top and bottom risers. All stairs shall have handrails terminating in a newel or safety post. Section 1006.9. 10. The handgrip portion of all handrails shall be not less than 1-1/4 inches nor more than 2 inches in cross-sectional dimension. If required, show size, embedment and location of hold down anchors on foundation plan. Section 106.3.3. If hold downs are required, note on plan that hold down anchors must be tied in place prior to foundation inspection. Section 108.5.2. Show minimum underfloor access of 18" x.24". Section 2317.3. Show minimum underfloor ventilation equal to 1 sq. ft. for each 150 sq. ft. of underfloor area. Openings shall be as close to corners as practical and shall provide cross ventilation on at least two approximately opposite sides. Section 2317.7. .
