Verify final sets of architectural sheets will be signed by designer also. 9. Provide handrail details for both exterior and interior locations and reference to all applicable locations on the plans. (Section R311.7.7) The handrail should be non combustible (wrought iron) if placed closer than 5 ft to property line. Shall be provided on at least one side of each stairway with four or more risers. Ends of handrails shall be returned or shall have rounded terminations or bends Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. The handgrip portion of all handrails shall be not less than 1-1/4 inches nor more than 2 inches in cross-sectional dimension. See Section R311.7.7.3 for alternatives. Handrails projecting from walls shall have at least 1-1/2 inches between the wall and the handrail. 10. The plans do not address cripple wall framing. All cripple walls to be sheared when studs less than 14" and cripple walls are treated as 1st of 2nd story for lateral (entirely sheared?). Cross section Al2 is reflecting cripple walls and foundation details are reflecting floor joist to be set on mud sill. Please clarify. In addition please change detail B at top right corner of sheet 3 to detail A. If cripple walls then in addition to be sheared the SSW's above cripple walls would be an issue as no continuous overturning load path would be provided. Verify correct height of SSW's noted . If using concrete stem wall in lieu of cripple walls then please note maximum height as may required additional horizontal bar (s) andvertical steel.
