WHEREAS, the Planning Commission of the City of Carlsbad on the 9th day of May, 1961, recommended to the City Council that the tentative map of LEBARR ESTATES, WIT #Za be approved, subject ts the conditions hereinafter enumerated in this resolutionj and WHEREAS, the City Council of the City of Carlsbad on the 16th day of May, 1961, considered the recommendations of the Planning Commission3 NOW, THEREFORE, BE IT RESOLVED, BY THE CUY COUNCIL OF THE CITY OF GARLSBAD, that the City Council does hereby approve said tentative map of LEBARR ESTATES, UNIT f2, mhjed tu the following re- quirements and eonditions being performed by the Subdivider; 1. All buildings constructed in this subdivision are connected to the Carlsbad Public Sewer System. 2, AU domestic water supplied to this subdivision shall come from the Carlsbad City Water Department. 3. Sewer and water lines shall not be laid in the same trench in any part of this subdivision. 4. Proper drainage shall be maintained throughout the subdivision so as to prevent ponding and/or storage of surface water. 5. One fl} standard six inch (6") fire hydrant shall be located at the lot line of lots 41 and 42 and one (1) standard six inch (6") fire hydrant shall be located at the west lot line of lot 35. 6. Portions of lots 63, '64 and 65 are zoned for 10,000 sq, ft. wlnimum area. This area must be rezoned to permit 7,500 sq. ft. as proposed. 7. Lots 47, 48, 61, 62 and 63 are approved with straight side lot lines and reduced set back arc length subject to approval of the City Engineer. 8. On lot 64 it is a triangular piece dimensianed as required by the City Engineer at the rear of lot 17, Lebarr Estates Subdivision No, 1, shall be included within lat 64 of Lebarr Estates Unit 82, 4 1 ? B street sW be named 0 25, 26, 10, Lots 23, 24,/ 27, 28 and 33 are hereby disapproved as presented. 11. An offsite drainage easement, 10 feet in width, shall be granted to the City, across property to the north noted as "not a pa& of this subdivision". TUs easement shall be granted to the City with the exact location subject to approval of the City Engineer. 12. Overhead utilities shall be placed in the easements provided for that purpose, along the rear lot Unes as required by ordinance. The locatjlon of these utilities as proposed is not impractical and is coordinaied with that proposed for Lebarr Estates Subdivlsion No. 1. 13. All improvements shall comply with standard plans and specification of the City of Carlsbad. 14. Skeet pavements shall consist of 2" of asphaltic concrete with stone chip seal coat laid upon 6" of decamposed granite base, or equal, unl&s native material is approved for base by the Engineer- Department. 15. Concrete curb and gutter shall be type "GG" and shall be installed in all streets, Curb to curb width shall be 40% for 60r RJW and 36% for 5OX RIW cross gutters shall be instfled as needed for drainage. 16. Design of inlet, pipe and discharge structure for drainage along and beyond $he north boundary of the subdivision shaU be adequate for anticipated storm flow and shall be subject to approval. of the City. 21. Survey monuments and street trees shall be installed as required by the City standards. 22. All improvements required of the subdivider to be installed and dedicated to the City of Carlsbad shall be described in improvement plans approved by the City Engineer, and no construction shall colI1znence until such plans are approve. BE IT FURTHER RESOLWD that the City Clerk is hereby directed to place a copy of this rewolution in the usual course of mail, addressed to the Subdivider at his address as shown on the tentative map.
