Cedros Avenue Solana Beach, CA 92075-1922 SUBJECT: PIP 89-11 Thank you for applying for Land Use Permits in the City of Carl sbad. The P1 anni ng Department has reviewed your P1 anned Industri a1 Permit, appl i cation no. PIP 89-11, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be provided to complete your application. The second 1 ist is issues of concern to staff. To help speed processing of the application, it is suggested that all required information on the lists be submitted at one time, as no processing of your application can occur until the application is determined to be complete. When all required materials are submitted the City has 30 days to make this determination. In addition, please note that you have six months from the date the application was initially filed, June 29, 1989, to either re-submit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. North arrow and scale, is north arrow for both site plan and vicinity map? Name of sewer, and water districts providing service to the project. All facilities labeled as "existing" or "proposed". Average Daily Traffic generated by the project. Location of all major vegetation showing size and type - show trees. The location, width and proposed name of all streets within and adjacent to the proposed project. Show street grades and centerline radii. Width, location, and use of all existing and/or proposed public or private easements. Show common area easement Item #7 Title Report. Public and private streets and utilities clearly identified - show existing curb, gutter and sidewalk. Clearly show parking stall and aisle dimensions and truck turning radii for a1 1 parking areas. Earthwork volumes; cut, fill, import and export. Label, will site balance? ISSUES OF CONCERN PLANN I NG : 1. No parking overhang a1 lowed into any required setback area. 2. Draw in individual parking spaces. 3. Give standard vs. compact car breakdown in data summary including percentage of compact cars against overall parking requirement. 4. Floor plans must reflect uses and correspond with the percentages of use breakdowns (office vs. warehouse vs. manufacturing). 5. Provide employee eating area per Section 21.34.070(3). 6. Landscape P1 an: a) Indicate/show existing landscaped areas. b) Identify unnamed tree species. c) Final 1 andscape pl ans will have to be in substanti a1 conformance with the approved PIP 1 andscape plan and be consistent with the City's Landscape Guidelines Manual. 7. Provide 15 gallon parking lot trees at a 1:5 ratio as required by the Airport Business Center Specific Plan. ENGINEERING: 1. Circulation: Need to provide turning radius for 407E, 42 ft. truck turning radius. Does not work with proposed parking. 2. Sight Distance: A sight corridor shall be established to restrict obstructions. Measure 25 ft. back from B.C.R. to form a triangle free of any obstructions in excess of 30 ft. in height per Carlsbad Standards pg. 9, item b. 3. Parking: Additional 5 ft. backup required where two spaces back together at 90 angle (see detai 1 on map). 4. For your information, the grading permits on this property have not been released.
