Thomas 6125 Cornerstone Court, Suite 200 San Diego, CA 92121 SUBJECT: PIP 89-1OA - Carlsbad Oaks Premier Business Properties Dear Mr. Ziegler: Staff has reviewed Planned Industrial Permit 89-10(A) and determined that the following two issues need to be resolved prior to permit approval. New plans will need to be submitted to indicate these changes. 1. 2. If you A conflict currently exists between two of the existing "dock-high" bays and the proposed parking spaces. If the two bays located directly north of the proposed parking are to remain as "dock-high" bays, then the bay doors need to be removed and replaced by a permanent enclosure to ensure that the bays are not utilized. If utilization of the loading bays is to occur, then the "dock-high" bays need to be altered to "grade-high" bays for either "side loading" or "rear loading". City Engineering standards require that "grade-high" loading bays contain a 42 foot truck turning radii (407E). As a condition for approval of this amendment, four of the nine compact parking spaces located nearest the southeastern portion of the property must be relocated with the proposed spaces. Specifically, the last four spaces on the south end of the nine spaces just mentioned need to be relocated to improve the onsite truck and automobile circulation. Currently, the loading bay farthest east of the building meets the minimal 60 foot truck turning radius. However, by removing the four parking spaces, more room will be available for trucks to maneuver in and out of the loading bay and the likelihood of a collision between a parked car and a truck entering or exiting the loading bay is decreased. have any questions regarding the above information, please contact me at 438- 1 161 , ext. 4328.
