Prior to hauling dirt or construction materials to or from any proposed construction site within this project, the developer shall submit to and receive approval from the City Engineer for the proposed haul route. The developer shall comply with all conditions and requirements the City Engineer may impose with regards to the hauling operation. 2. The developer shall pay all current fees and deposits required. 3. Prior to the issuance of building permits, the owner of the subject property shall execute an agreement holding the City harmless regarding drainage across the adjacent property. 4. Prior to approval of any grading or building permits for this project, the owner shall give written consent to the annexation of the area shown within the boundaries of the subdivision plan into the existing City of Carlsbad Street Lighting and Landscaping District No. 1 on a form provided by the City. Code Reminders 1. The developer shall exercise special care during the construction phase of this project to prevent offsite siltation. Planting and erosion control shall be provided in accordance with the Carlsbad Municipal Code and the City Engineer. Lynch at 438-1161, extension HHH7 THANK YOU COMMENTS: -VTcS - PLANS ATTACHED FRM0020 5/94 October 13, 1998 COMMENTS ON CDP 98-67 - GILSON RESIDENCE The future sewer connection for this lot is one installed by a "Front Line Fee" type construction program namely, The Establishment of Holly Brea - Alder Avenue Sewer Construction Reimbursement Line, with the present or future property owners responsible for paying their share of the construction costs for the project at the time of connection to the sewer. The Engineering Division should have the paper work on this project at the front counter. In addition any previously paid front line fees for the sewer project should be logged in the building permit file. My records show the current assessors parcel no. 207-063-44-00 was originally a portion of assessors parcel no. 207-063-10-00 which had at the time of the front line fee assignments was assigned two equalivant dwelling units or two construction cost shares. Please pass these comments on to the Engineering Sections to varify if fees have been paid. W84 Octobers, 1998 TO: ASSISTANT PLANNER - VAN LYNCH FROM: Engineering Technician - Michele Masterson HDP 98-15, SOU 98-41 & CDP 98-67 GILSON RESIDENCE Engineering Department staff has completed a review of the above-referenced project for application completeness. The application and plans submitted for this proposed project are considered complete. Additionally, staff has conducted a review of the project for engineering issues of concern. Engineering issues which need to be resolved or adequately addressed prior to staff making a determination on the proposed project are as follows: 1. The plans should clearly indicate how drainage will be handled. It is recommended that a berm be placed along the Holly Brae Lane frontage. The berm will improve drainage dispersment along the frontage of the property to the southeast corner of the pad. 2. Please show street improvements, existing and proposed. 3. Please provide pad elevations and finished floor elevations for the proposed units. 4. Please show all utilities as reflected on tentative parcel map MS 96-03.
