Existing Utilities Prior to excavation for planting or placing of plant materials, locate all underground utility lines still in use and take proper precautions to avoid damage to such improvements. Protection of Other Work and Improvements Adequately stake, barricade, and protect all irrigation equip- ment, manholes, utility lines, and otner existing improvements and property during all phases of the planting, soil amending, and grading operations. Verification of Dimensions and Quantities All scaled dimensions are approximate. Before proceeding with any work the Contractor shall carefully check and verify all dimensions and quantities and shall immediately inform the Landscape Architect of any discrepancy between the drawings or specifications and actual conditions. No work shall be done in any area where there is any such discrepancy until approval for same has been given by the Landscape Architect or his representative. Quantities for plant materials are shown for convenience only, and not guaranteed. Check and verify count and supply sufficient number to fulfill intent of drawings. Submittals Contractor shall submit list of soil amendments, bark mulch, fertilizers, plant materials, seeds, sod with quantities of each within 35 days of award of contract, and shall receive Landscape Architect's approval prior to beginning work. At least 15 days before scheduled use, the proposed source of topsoil must be submitted to the Landscape Architect for approval. The Contractor shall submit a written request for approval which shall be accompanied by a written report of a testing agency registered by the State for agricultural soil evaluation which states that the.proposed source complies with these specifications. A minimum of one sample per acre is required, and one sample for each different soil area. The Contractor shall arrange for these tests and pay for any resulting expenses as part of his work. The test recommendations shall become a part of these plans and specifications herein. The City shall approve of the testing agency and its recommendations. The Contractor shall submit an itemized bid for amendments during the bidding phase. Upon receipt of the test reco~mendations the Contractor shall prepare a change order per the test recommendations for the Owner's and L~ndscape Architect's approval prior to begin- ning work. Sample Plants Shrub and tree samples (15 gallon and under): Typical samples, three each of all varieties and sizes (15 gallon and under) of all plant materials shall be submitted for observation approval at the site a minimum of fifteen days prior to planting operations. Tree sample (24" box and larger): One sample of each tree variety and size, designated on the drawings, 24" box and larger shall be delivered to the project site for approval by the Landscape Architect prior to planting. The Contractor shall immediately remove any trees or shrubs not approved. The Contractor at his option and at his expense, can retain the services of the Landscape Architect to review trees tagged at the nursery and/or at its place of growth, or as otherwise specified on drawings. Approved samples shall remain On the site and shall be maintained by the Contractor as standards of comparison for plant materials to be furnished. Samples will be incorporated into the work. Rejection and Substitution All plants not conforming to the requirements herein specified shall be considered defective, and such plants, whether in place or not, shall be marked as rejected and be immediately removed from the site of the work and replaced with acceptable plant materials. Submittal of certificates, Trip Slips and Invoices Topsoil, Soil Amendments, and Fertilizer: Upon delivery of materials and/or completion of all soil conditioning and grading but prior to initiating planting operations, the Contractor shall submit to the Landscape Architect signed copies of required certificates, trip slips, and invoices for soil preparation materials. If the minimum amounts of topsoil, soil amendments, fertilizers and other specified materials have not been furnished as specified, the Conrractor as directed by the Landscape Architect shall install additional materials to fulfill the minimum amounts required. If the minimum amounts of these materials have not been furnished as specified, the Contractor as directed by the Landscape Architect shall install additional materials to fulfill the minimum amounts required. Guarantees All trees that have been supplied and installed under this Contract shall be guaranteed to live in a healthy condition for a period of one ( 1) year from date of final observation of project. Shrubs, vines and groundcovers shall be guaranteed to healthy and vigorously growing for sixty (60) days, completion of the specified maintenance period and observation. Part 2 -PRODUCTS -LANDSCAPE MATERIALS Topsoil -Imported The Landscape Architect and the soil determine the suitability of topsoil shall be transported from the source unless stockpiling is specified. testing agency shall prior to use .. The Landscape Architect may make such inspections and perform such tests as deemed necessary to determine that the material meets the requirements. Topsoil shall have a friable sandy loam character, and be free of roots, clods and stones larger than 1-inch in greatest dimension, pockets of coarse sand, noxious weeds, sticks, brush and other litter. It shall not be infested with nematodes or other undesirable insects and plant disease organisms. Gradation Limits shall be sand, 50-80 percent, clay 20 percent maximum, and silt, 30 percent maximum. The sand, clay and silt gradation limits shall be as defined in ASTM D 422. Permeability Rate shall be·not less than 0.5 inches per hour nor more than 2 inches per hour when tested in accordance with ASTM D 2434 or other approved methods. Topsoil shall be suitable to sustain the gr,owth of the plants specified. Soil Amendment Soil amendment for backfill mix shall contain a special blend of organic fractions to supply several degrees of breakdown rate, a portion of inorganic amendment that resists.further breakdown, a long-lasting form of iron, PH of 5.5 to 6.0, salinity of 1.75, organic matter (dry weight basis) more than 90%, non-ionic wetting agent and total nitrogen content of 0.5%. (Loamex, Wil-GroLife, Forest Humus, or approved equal). Plant Materials Condition: All plants shall have a growth habit normal to the species and shall be sound, healthy, vigorous and free from insect pests, plant diseases, sun scalds, fresh bark abrasions, excessive abrasions, or other objectionable disfigurements. Tree trunks shall be sturdy and well "hardened off". All plants shall have normal well-developed branch systems, and vigorous and fibrous root systems which are neither root nor pot-bound and are free of kinked or girdling roots. Containerstock ( 1 gal., 5 gal., 15 gal. and boxes) shall have grown in containers for at least six months, but not over two years. No container plants that have cracked or broken balls of earth, when taken from the container, shall be planted, except upon special approval. No trees with damaged roots or broken balls shall be planted. Pruning shall not be done, prior to delivery, except by written approval by Landscape Architect. Trees -All trees shall be of the specified height and crown to the last division of the terminal leader and diameter. The height shall be measured from the root crown. The diameter shall be measured 6 inches (150mm) above the root crown. The height of palm trees shall be measured from the ground line to the base of the growing bud. The tree shall stand reasonably erect without support. Shrubs -Shrubs shall be of the specified ·type and size, selected from high quality well-shaped nursery stock. Flatted Plants -Ground cover plants and other flatted plants shall be grown and remain in the flats until transplanted at the site. The soil and spacing of the plants in the flat shall insure the minimum disturbance of the root system at time of transplanting. If not otherwise specified, the length of cuttings shall be in accordance with the best horticultural practice. Quantities Quantities and types of plant materials furnished and spacing shall be as shown or noted for each location and shall be of the species, kinds, and sizes as described on the drawings. Quantities shall be furnished as needed to complete work shown on drawings. Inspection All plant materials shall be subject to the inspection and approval or rejection of the Landscape Architect or his representative before planting. Plants shall be subject to inspection and approval or rejection, at the project site at any time during progress of work, for size, variety, condition, latent defects and injuries. Rejected plants shall be removed from the project site immediately. The Landscape Architect reserves the right to inspect root condition of any species, particularly those grown from seed, and if found defective, to reject the plants represented by the defective sample. Agency Required Inspections Inspection of Plant Materials, required by City, County or State authorities, shall be a responsibility of the Contractor, and where necessary he sha 11 have se·cured permits or certificates prior to delivery of plants to site. Substitutions Substitutions will not be permitted except that if proof is submitted that any plant specified 1s not obtainable, a proposal will be considered for use of the nearest equivalent size or variety and cost. All substitutions subject to Landscape Architects written approval. Substitutions for the indicated plant materials will be permitted, provided the substitute materials are approved in advance of planting date by the Landscape Architect and the substitutions are made at no additional cost to the Owner. Except for the variations so authorized, all substituted materials that are of less value than those indicated or specified, the contract price will be adjusted in accordance with the provisions of the contract. Bark Mulch Bark mulch shall be "walk on bark" or approved equal. Gypsum Gypsum shall be a commercially processed and packaged agricultural gypsum (Caso 4 ,2H 2 0) such as Ben Franklin Agricultural Gypsum or approved equal. Part 3 -EXECUTION General Inspection: The Contractor shall inspect the site and verify that conditions are ready for work. The Contractor shall inspect all significant factors affecting his work including existing uti 1 i ties, the work of other tr.ades, existing improvements and properties, existing irrigation lines, existing plant material, stock piled materials, existing grades, existing dimensions, etc. The contractor shall immediately notify the Landscape Architect of any discrepancies, which shall be corrected and resolved according to the direction of the Landscape Architect prior to beginning work. Protection: The Contractor shall take every precaution to protect and avoid damage to sprinkler heads, irrigation lines, underground utilities and other improvements during his grading and conditioning operations. Weeding Before and during preliminary and finish grading, all weeds and grasses shall be dug out by the roots and disposed of off the site. Perennial weeds and grasses to be removed include, but are not limited to, the following: Bermuda Grass Nut Grass Puncture Vine Johnson Grass Alfalfa Dallis Grass Wire Weeds Mustard Plant Kikuyu Grass Watergrass Crab Grasses At. Augustine Grass Planting areas shall be free of weeds and other extraneous materials to a depth of 12 inches below finish grade before topsoil work. Grading and Soil Preparation Moisture Content: The soil shall not be worked when the moisture content is so great that excessive compaction will occur; nor when it is so dry that dust will form in the air or that clods will not break readily. Water shall be applied, if necessary, to provide ideal moisture content for tilling and for planting herein specified. If the moisture c~ntent of the soil should reach such a level that working it would destroy soil structure, spreading and grading operations shall be suspended until the moisture content is increased or reduced to acceptable levels and the desired results are likely to be obtained. Topsoil Preparation and Conditioning: Unless otherwise specified on the plans, existing on-site soil shall be used. When imported topsoil 1s specified, the thickness of imported topsoil shall be shown on the plans, or if not shown, shall be 6 inches thick. The existing soil below subgrade for imported topsoil shall be scarified to a depth of 6 inches prior to spreading topsoil. On-site topsoil shall be scarified and cultivated to a finely divided condition to a depth of 8 inches minimum below finish grade. During this operation, all stones over l inch in greatest dimension shall be removed. Preliminary Grading: Preliminary grading shall be done in such a manner as to anticipate the finish grading. Mounds shall be constructed to achieve a smooth and uniforn effect without abrupt changes in grade. Optimum slope of mounds is 5:1. Maximum slope of mounds is 3:1. Round top ,anc bottom of mound slopes. Mounds in lawn areas shall be grade< in such a manner that they may easily be mowed. Fertilizing and Soil Conditioning: The planting area shall be brought to preliminary grade before spreading the fertilizers or conditioning materials specified. Fertilizing and conditioning materials shall be mechanically spread at a uniform rate. The quantities of materials necessary for the planting area shall be at the site and shall be verified by delivery tickets furnished to the Landscape Architect before spreading. After spreading, the fertilizing and conditioning materials shall be uniformly cultivated into the upper 6 inches of soil by suitable equipment operated in at least two directions approximately at right angles. The resulting soil shall be in a friable condition. The rate of soil conditioning and anendment materials shall be per the recom~endations of .the approved soil testing agency. For the purpose of biddin~. the following application ,ates and cultivation requirements have been provided: The rate of soil conditioning and amendment materials shall be as follows: Soil Amendment 3 cubic yards per 1,000 sq. ft. Soil Sulphur 20 pounds per 1,000 sq. ft. Iron Sulphate 10 pounds per 1,000 sq. ft. Gypsum 100 pounds per 1,000 sq. ft. Fertilizer (pre-plant) 12-12-i2 shall be applied at the rate of 17 pounds per 1,000 square feet and scarified into the top four (4) inches of finish grade. Fertilizer shall be applied after leaching operation. The thoroughness and completeness of the cultivating and incorporation of the soil conditioners/amendments shall be acceptable to the Landscape Architect. Slopes 2:1 and steeper, or as per the drawings, omit soi 1 con di ti oner application and tilling. Finish Grade: After fertilizing and conditioning, the soil shall be watered and allowed to settle to provide a stable surface, not overly densified to the extent that it will prevent aeration and water infiltration. After the soil has dried out to a workable condition, the plan.ting areas shall be regraded, raked, and smoothed to the required grades and contours. The finish grade shall be smooth, uniform, and free of abrupt grade changes and depressions to ensure surface drainage. The finished grade below adjacent paving, curbs or headers shall be 1 inch in lawn areas and 2 inches in shrub or ground cover areas. Final finish grades shall insure positive drainage of the site with all surface drainage away from buildings, walls, and toward roadways, drains and catch basins •. Unless otherwise designated, planting surfaces shall be graded with no less than 2 percent surface slope (1/4" per foot) for positive drainage. Finish surfaces shall be clean and suitable for planting. Final grades shall be acceptable to the Landscape Architect before planting operations will be allowed to begin. Planting General: The types, sizes and quantities of plant materials shall be as called for in the Specifications, All plants will be inspected prior to planting, including plants previously approved at the nursery. The Contractor shall be responsible for the condition of all plants, planted or otherwise, until acceptance. Planting shall be performed with materials, equipment, and procedures favorable to the optimum growth of the plants and in compliance with these procedures. Except as noted for specimen planting, all planting shall follow the completion of irrigation system. Time ·of Planting: No planting, excluding specimen planting, shall be done until all operations 1n conjunction with the installation of the sprinkler system have been completed, final qrades have been established, the planting areas have been properly graded and prepared as herein specified, and the work approved by the Landsc,ape Architect or his representative. Mulch shall be spread at least 3 inches deep in the basin. 6. The plant shall be guyed and staked as specified. 7. The area around the plants shall be regraded to finish. grade. The excess soil shall be disposed of by the Contractor. 8. All plants shall be thoroughly watered in to the full depth of each planting hole immediately after planting. Planting of Vines All vines shall be removed from stakes, untied, and securely fastened in an approved manner to wal 1, fence, or other surface next to which they are planted. Prepared Backfill All soil backfill in pits for trees, shrubs, vines and for planter boxes shall be a prepared soil as specified. The prepared soil shall be mixed in an accurately proportioned measuring container such as a wheelbarrow. Unused excavated soil shall be cleaned up and disposed of off-site. Planting Tablets Planting tablets shall be placed mid-depth in each planting hole at the following rate: 1-5 gram tablet per liner and flat size plant. 1-21 gram tablet per gallon container. 3-21 gram tablets per 5 gallon container. 4-21 gram tablets per 15 gallon container. 1-21 gram tablet per each 4 inch of box size. Planting .Q.! Ground Covers All ground cover plants shall be evenly spaced to produce a uniform effect and staggered in rows at the intervals indicated on the drawings. Plants shall be mulched as specified and watered immediately after planting operations are completed, and soil shall be kept continually moist by watering as often as required. Mulching and first watering shall be done in conjunction with the planting but not later than the same day the plants are planted. •Prepared Soil" backfill is not required. The groundcover plants shall be planted sufficiently deep to cover all roots and a 5 gram planting tablet shall be placed in each planting hole and shall be immediately sprinkled after planting until the entire area is soaked to the full depth of all holes. The groundcover planting areas shall be hand smoothed after planting to provide an even, smooth final finish grade. Plant Staking All trees shall be s~aked with two wooden stakes, driven into the ground, on each side of the tree, oriented with one stake to the windwa,d side of the tree. The stakes shall be driven 1n plumb and secure. Special care shall be taken that the driving in of the stake does not damage the tree roots or root ball. Tree ties shall be fastened to each tree and stake by looping figure B's with the inside diameter of the tie at 2 or 3 times the diameter of the tree and by nailing the back of the tie to the stake. Pruning Pruning after planting shall be required on all trees, shrubs, and vines when necessary to provide the specified or approved standard shapes, form and/or sizes characteristic to each plant. Herbicide Application Pre-emergence herbicide shall be applied to ground cover areas only and in accordance with manufactu,er's specifications. Do not apply 1n lawn areas. Landscape Architect shall be notified and present at the time of application. Herbicide shall be applied by an herbicide applicator licensed by the State of California. Header Installation Headers shall be installed at the locations and grades shown on the plan prior to planting. Stakes shall be located at splices, corners and at intervals not to exceed 5 feet and driven slightly below the top of the header. Splice plates shall be used at butt joints. Headers shall be nailed to stakes with two nails, clinched 1/2 inch. Splice plates shall be cenetered on the joint and nailed to each header with four 10d box nails. Clean-Up Clean-up shall be made as each portion of work progresses. Refuse and excess dirt shall be removed from the site, all walks and paving shall be broomed or washed down, and any damage sustained on the work of others shall be repaired to original conditions. At frequent intervals, and at all times when directed by the Owner, the Contractor sha 11 remove and dispose of accumula- tions of rubbish and debris of all kinds. At the time of completion, the entire site shall be cleared of tools, equipment, rubbish, etc., all of which shall be removed from the site, and the entire project, including surrounding premises, shall be left in proper, clean condition ready for acceptance. Final Observation Prior to Acceptance The Contractor shall request a final inspection to begin the plant establishment period after all planting and related work have been completed in accordance with the Contract Documents. Any items deemed not acceptable by the Landscape Architect shall be reworked to the complete satisfaction of Landscape Architect. Maintenance Period (plant establishment period) After planting is completed, a field notification will be issued to the Contractor to establish the effective beginning date of the plant establishment period. The plant establishment period shall be for a period of 30 calendar days and sha 11 be extended by the Landscape Architect if the planted areas are improperly maintained, appreciable plant replacement is required, or other corrective work becomes necessary. The Contractor shall be responsible for additional maintenance of the work at no change in contract price until all of the work is completed and acceptable. The Contractor shall continuously maintain all areas included in the contract during the progress of the work, the maintenance period, and until final acceptance of the work. MAINTENANCE PERIOD continued from Sht, e After all work indicated on the drawings or herein specified, including all planting and seeding, has been completed, inspected, and approved by the Landscape Architect or his representative, the Contractor shall maintain all planted areas by means of continuous watering, weeding, cultivating, spraying, mulching, trimming, edging, and/or any operations necessary for their care and upkeep, for a period of not less than thirty (30) calendar days, except that the maintenance period shall be extended to include the time necessary to meet the requirements for completion of the maintenance period hereinafter specified. All planted areas shall be kept free of debris, and shall be cultivated and weeded at not more than ten (10) day intervals. All plants found to be dead or in an impaired condition shall be replaced imroediately. Any required pruning of· plants will be designated by the Landscape Architect at the start of the plant establishment period and the Contractor shall perform the pruning as part of the plant establishment work. The Contractor shall be responsible for maintaining adequate protection of the areas. Damaged areas shall be repaired immediately at the Contractor's expense. When necessary to prevent plant damage from pedestrain traffic during the initial growing stage, the Contractor shall erect temporary protective fencing to be removed at the end of the plant establishment period. All planted areas shall receive fertilizer application of six (6) pounds per 1,000 square feet o.f Ammonium Phosphate twenty-eight (28) days following beginning of maintenance and shall be thoroughly watered in. Special care shall be taken to prevent water spray on windows, building walls, paving, and automobiles. All paved areas shall be kept continuously clear of mud, debris and puddles. Hoses, maintenance equipment and materials shall be neatly stored when not in use in an area authorized by the owner. Maintenance foreman on the job shall be a competent English- speaking supervisor, experienced in landscape maintenance and capable of discussing matters with the Owner or Landscape Architect on the site. Workmen shall present a neat appearance at all times and shall conduct all work operations and dealings with the public in a diplomatic and courteous manner. Workmen shall be fully clothed at all times in a dress suitable for the job. At the completion of the maintenance period, all areas included in the contract shall be clean and free of debris and weeds, all plant materials shall be live, healthy, and free of infestations. Completion Acceptance: Upon completion of the plant establishment period, and within ten (10) days of the Contractor's notification that the installation is complete, the Owner and required agencies will inspect the installation, and if final acceptance is not given, will prepare a "punch list" which, upon completion by the Contractor, will signify final acceptance by the Owner. This final acceptance will be in writing from the Owner. No allowance for deviation from the plans or specifications will be allowed.
