(GSI) is providing this summary of geotechnical observations and testing during grading within designated lots, underground utility trench backfill, sidewalk and street subgrade, street base grade and asphaltic concrete, and retaining wall backfill for Proposed 12-Lot Subdivision, 4.57 Acres, 1835 Buena Vista Way, Carlsbad, San Diego County, California. Unless specifically superceded herein, the conclusions and recommendations contained in the project geotechnical reports, prepared by this firm (see Appendix A), remain pertinent and applicable, and should be appropriately implemented over the life of the development, and for any future development projects within the subject property. GRADING (GSI PHASE B) Grading under the purview of this report commenced in early October 2018, and with the exception of Lots 4 and 5 (which were left low), was substantially completed in mid-late October 2018 (see GSI, 2018a), under the full-time observation and testing services of GSI. Lots 4 and 5 were utilized to dispose of excess fill materials generated during fine grading and foundation construction throughout the remainder of the subdivision. Grading on Lots 4 and 5 commenced on or about April 22, 2019 and was generally completed on June 17, 2019 (see GSI, 2019). For this portion of grading, GSI was onsite on an as-needed basis, as solely determined by the client. During grading, line and grade was the responsibility of others, and not GSI. The fill soils were generally cleansed of organic matter and deleterious debris, placed in relatively thin lifts, moisture conditioned and mixed GeoSoils, Inc. The locations of the compaction testing within the limits of grading under the purview of this report, as well as testing previously reported by GSI (2018a), are shown on Plates 1 and 2 (Field Density Test Location Maps). The reader is referred to GSI (2018a and 2019) for a more detailed description of site grading. UTILITY HOUSE CONNECTIONS BACKFILL TESTING (PHASE C) GSI performed observations and field density testing during utility house connections for utilities from street Right-of-Way (ROW) to the individual lot service connection. Soil backfill materials were moisture conditioned and mixed to at least optimum moisture content, placed in relatively thin lifts, and mechanically compacted. Field density tests (see Table 1), indicated that the trench backfill materials were compacted to at least 90 percent of the laboratory standard (ASTM D 1557), where tested. UTILITY BACKFILL TESTING (PHASE D) GSI performed observations and field density testing during the sewer, water, storm drain, and joint utility backfill placement. Specifically, GSI performed observations and field density testing during the backfill placement of the sewer main trenches within Yada Place and Buena Vista Way ROW and sewer crossing at Valley Street. Also, GSI performed observations and field density testing during the backfill placement of the water main trenches within Yada Place, Buena Vista Way Right-of-Way, existing utility connection, and water crossing at Valley Street. In addition, GSI performed observations and field density testing during the backfill placement of the storm drain utility trenches within Lots 9 through 12 and Valley Street. GSI performed observations and field density testing during the backfill placement of the joint utility trenches within Yada Place and Buena Vista Way ROW as well. Soil backfill materials were moisture conditioned and mixed to at least optimum moisture content, placed in relatively thin lifts, and mechanically compacted. Field density tests indicated that the trench backfill materials were compacted to at least 90 percent of the laboratory standard (ASTM D 1557), where tested. The upper 12 inches of the utility backfill materials (i.e., subgrade) were found to have been compacted to at least 95 percent of the laboratory standard (ASTM D 1557), where tested. Some Class II aggregate base materials were placed near the top of the water trenches. Field density tests (water line) indicated that the aggregate base materials were moisture conditioned to at least optimum moisture content, placed in relatively thin lifts, and mechanically compacted. Field density tests of the subgrade/aggregate base indicated at least 95 percent of the laboratory standard (ASTM D 1557), where tested (see Table 1). GeoSoils, Inc. California West Communities W.O. 7377-A-SC Yada Family Farm Subdivision, Carlsbad May 13, 2020 File:wp12\7300\7377bcdef.sog Page 3 DRIVEWAY APPROACH RAMP AND SIDEWALK SUBGRADE, DRIVEWAY AND AGGREGATE BASE OBSERVATION AND TESTING (GSI PHASE E) GSI performed field density testing on the driveway approach ramp and sidewalk subgrades located within the City of Carlsbad ROW. Where tested, the driveway approach ramp subgrade was moisture conditioned to at least optimum moisture content and compacted to at least 95 percent of the laboratory standard (ASTM D 1557). Field density testing also indicated that the sidewalk subgrade was moisture conditioned to at least optimum moisture content and compacted to at least 90 percent of the laboratory standard (ASTM D 1557), where testing was performed. Testing is summarized in Table 1. STREET SUBGRADE, CURB AND GUTTER, AND ASPHALTIC CONCRETE TESTING (GSI PHASE E) GSI performed field density testing on subgrade materials for the street on Yada Place, Buena Vista, and Valley Street, curb and gutter subgrade testing on Yada Place, and an ADA ramp at McCauley. In addition, GSI performed field density testing on asphaltic concrete (AC) on all street areas. Where tested, the AC compacted to at least 95 percent of the laboratory standard (ASTM D 1557) wet density (see Table 1). RETAINING WALL BACKFILL TESTING (GSI PHASE F) GSI performed field density testing on retaining wall backfill materials for the site basin and adjacent to Lot 1. Backfill material was moisture conditioned to at least optimum moisture content prior to placement. Where tested, the backfill materials were compacted to at least 90 percent of the laboratory standard (ASTM D 1557) wet density (see Table 1). FIELD TESTING 1.Field density tests were performed using the nuclear (densometer) method (ASTM D 6938-10 [Procedure A]) and the sand-cone method ASTM D 1556. The compaction test results are presented on the attached Table 1. The approximate locations of field density tests performed previously, as well as during the remaining site grading within Lots 4 and 5, are shown on Plates 1 and 2. 2.Field density tests were taken at periodic intervals and selected locations to check the compactive efforts provided by the contractor. Where test results indicated less than optimum moisture content, or less that the necessary relative compaction, the contractor was notified and the area was reworked until retesting indicated at least optimum moisture and the specified relative compaction was achieved. California West Communities W.O. 7377-A-SC Yada Family Farm Subdivision, Carlsbad May 13, 2020 File:wp12\7300\7377bcdef.sog Page 4 3.Visual classification, supplemented by laboratory testing, was the basis for evaluating which maximum density value to use for a given density test. 4.Field testing and observations were performed on an as-needed, part-time basis, as solely determined by the Client. GSI relied on the Client for notification of site earthwork. LABORATORY TESTING Maximum Density Testing The laboratory maximum dry density and optimum moisture content for each of the major soil types, encountered during earthwork construction was evaluated in general accordance with test method ASTM D 1557. The following table presents the results. Testing of expansion potential classification was performed in general accordance with ASTM D 4829. The results of expansion testing are indicated in Table 2. Corrosion (Saturated Resistivity, pH, and Soluble Sulfates, and Soluble Chlorides) Previous laboratory testing indicates that the tested sample of the onsite soils is neutral with respect to soil acidity/alkalinity, is moderately corrosive to exposed, buried metals when saturated, presents negligible sulfate exposure to concrete, and is slightly elevated with respect to chlorides. Reinforced concrete mix design for foundations, slab-on-grade floors, and pavements should minimally conform to “Exposure Classes S0, W0, and C1” in Table 19.3.1.1 of ACI 318-14, as concrete would likely be exposed to moisture. It should be noted that GSI does not consult in the field of corrosion engineering. Therefore, additional comments and recommendations may be obtained from a qualified corrosion GeoSoils, Inc. CONCLUSIONS The work performed to date appears to be in general conformance with the preliminary recommendations contained in GSI (2018b and 2015), GSI field recommendations, Appendix Chapter J of the 2016 CBC (CBSC, 2016) and with the grading guidelines of the City of Carlsbad, California, from a geotechnical standpoint. Field testing indicates that fills placed under the purview of this report have been minimally compacted to 90 or 95 percent of the laboratory standard (ASTM D 1557), where tested. Based on the observation and compaction testing performed during grading, GSI concludes that engineered fills, placed during site grading, are suitable for their intended use from a geotechnical perspective. Foundation design should adhere to GSI (2018b). RECOMMENDATIONS The following recommendations should be incorporated into the balance of site development. •Surface drainage will need to be periodically checked and maintained by the homeowner and homeowner’s association (HOA) over the life of the project. Water should not be allowed to pond near foundations, enter into the driveway and roadway pavement sections, nor flow uncontrollably down any slope. •The slab subgrade should be pre-moisturized to at least the soil’s optimum moisture content to a depth of 12 inches below finish grade. The slab subgrade moisture content should be evaluated by GSI within 72 hours of the placement of the underlayment sand and vapor retarder. •The recommendations for retaining wall backfill, utility backfill, pavements, infiltration, flatwork, etc., provided in GSI (2018b), should be followed. REGULATORY COMPLIANCE The soil engineering and engineering geologic aspects of the construction are in general compliance with approved geotechnical report and geotechnical aspects of the construction. Furthermore, with respect to the grading plans, GSI will certify that the soil1 engineering and engineering geologic aspects of the grading are in general compliance with the approved geotechnical report and the grading plan.
