Since the barrier is replacing the existing, shorter barrier, no variance is needed. The previously approved variance allowed the existing over height structures in the front yard setback. However, this security barrier should be as transparent as possible. If using glass, please look into a seamless design or a design that minimizes obstructions such as frames in between and/or on top of the glass panels. It is understood that the existing solid (opaque) columns will be extended taller. The open fencing is a policy in the local coastal program for bluff top properties. .,r atUf A M{Mf ~ Currently, a Minor Coastal Development Permit {CDP) is $938, plus the cost of postage for noticing surrounding property owners and occupants within~ of the property boundaries. A complete application and appointment will be needed to submit this to the Planning Division. Mailing labels for property owners and occupants within 100' of the property boundaries shall be submitted. It is understood that if a property owner also lives within 100' of the property, they will receive two notices. One notice with their name and another notice with "current occupant". This is an administrative permit, but may be appealed to the Planning Commission. This permit may also be appealed by the Coastal Commission. If the application is complete and any requested corrections are turned around quickly, this may be approved within a few months after submittal. An approved CDP is required prior to installation. Please contact the Building Division to discuss if this scope of work will require a Building Permit. An approved CDP is required regardless of building permit requirement.
