Stephen Long Subject: As-Graded Report for Exterior Renovations, Park Hyatt Aviara Resort Golf Club & Spa, Carlsbad, California Introduction In accordance with your request and authorization, Leighton Consulting, Inc. (Leighton) has performed geotechnical observation and testing services during the rough, fine and post grading operations for the exterior renovations of the Park Hyatt Aviara Resort Golf Club & Spa (Hyatt Aviara Resort) in Carlsbad, California (Figure 1). This report summarizes our geotechnical observations, field and laboratory test results, and the geotechnical conditions encountered during the grading operations of the site. The conclusions and recommendations presented in the Geotechnical Update (Leighton, 2020a), and Interim As-Graded Geotechnical Completion Letter (Leighton, 2020d) are still considered pertinent and applicable to the construction of the project. As of the date of this report, the grading activities for the project are essentially complete. Site Location and Improvements The subject site consists of two areas (West and South) adjacent to the Hyatt Aviara Resort hotel building (see Figure 2). The improvements in the West Area consist of new courtyard hardscape areas, retaining walls and a new “grand staircase” entry/exit into the existing hotel. A LEIGHTON GROUP COMPANY Hyatt Aviara Resort, Carlsbad, CA 12493.002 -2- deck surfaces, new pools and spas, access ramps retaining walls, a restroom building, cabanas/shade structures, a new water slide structure. Additional improvements included installation of “Grasspave2” for a modified fire/emergency access lane, storm water detention basins, and associated underground utilities. As part of the new pool area improvements, temporary shoring (cantilever soldier piles with wood lagging) was installed in a relatively small area to facilitate construction of a new retaining wall, approximately 8 to 10 feet tall, adjacent to the south side of the existing pool bar building (SDG, 2020). Summary of Rough and Fine Grading Operations The grading operations were performed by 4 Com and Sperber Landscaping between March 27, 2020 and April 21, 2020. During the grading, geotechnical observations and testing was performed by a representative of Leighton. Based on our observations and testing services, it is our professional opinion that grading of the improvements were performed in general accordance with the recommendations of the project geotechnical documents (Leighton, 2020a) and recommendations made during the course of grading. The geotechnical conditions encountered during grading were generally as anticipated. In summary, the grading operations for the West and South Areas included: 1) removal of disturbed soil resulting from the demolition of the previous landscaping and structures (i.e., depths of removals ranged from approximately 2 to 8 feet below the existing surface grades); 2) moisture conditioning and compacted removal bottoms prior to placing new fill, 3) moisture conditioning of the existing on site and import soils to approximately 2 to 3 percent over optimum moisture content for fill, and 4) placement and compaction of the fill soil to at least 90 percent relative compaction based on ASTM Test Method D1557. A summary of field density test results is provided in Appendix B. Density tests were performed in general accordance with the Nuclear-Gauge Method (ASTM Test Methods D6938). A summary of field density test results with the approximate locations is provided in Appendix B. Location of the field density tests are shown on Plates 1 and 2. The field density testing was performed in general accordance with the applicable ASTM standards, the current standard of care in the industry, and the precision of the testing method itself. Variations in relative compaction should be expected from the results documented herein. A summary of laboratory testing procedures and results are presented in Appendix C of this report. It should be noted that previous laboratory testing of the on-site formational Leighton Hyatt Aviara Resort, Carlsbad, CA 12493.002 -3- soils (i.e., parent material for fill and backfill soils) indicate a low potential for expansion and negligible soluble sulfate content (i.e., identified as "S0" per ACI 318-11) (Leighton, 2020). Summary of Post-Grading Operations The post-grading operations for the project were performed between April 1, 2019 and September 4, 2020, by Sperber Landscaping, 4 Com, Jon Dell, and Aquatic Technology. The temporary shoring and the drilled caisson foundations for the “grand staircase” and pool slide structure were constructed by Western Foundations. In summary, the grading activities were performed under the observation and testing of a representative of Leighton. Based on our observations and tests, it is our opinion that grading performed was consistent with the recommendations of the project geotechnical documents (Leighton, 2020a and 2020b) and recommendations made during the course of grading. The geotechnical conditions encountered during grading were generally as anticipated. The post grading activities included: 1) backfill and compaction of sewer, water, and storm drain utility trenches, subsurface vaults, retaining walls and detention basins; 2) subgrade soil preparation and aggregate base material placement and compaction for the fire lane areas with “Grasspave2”; and 3) observation of foundation excavations for conventional footings and drilled caissons. Compaction testing and observation was performed by representatives of our firm who were onsite on an as-needed basis during the post grading operations. Specific observation and testing services conducted during the post grading operations are presented below.  Trench and Retaining Wall Backfill Underground utilities (including sewer, water, storm drain and joint utility lines) were constructed during the exterior renovations. During the utility trench and retaining wall backfill operations, onsite and import soils were placed in 4- to 8- inch thick loose lifts, moisture-conditioned prior to fill placement, and compacted to a minimum 90 percent relative compaction (based on ASTM Test Method D1557). Compaction of the trench backfill soils was accomplished by hand tampers, sheepsfoot roller and/or wheel- rolling with heavy-duty construction equipment. The results and description of approximate location of the backfill tests are summarized in Appendix B. Leighton Hyatt Aviara Resort, Carlsbad, CA 12493.002 -4-  Fire Lane with “Grasspave2” “Grasspave2” pavement section for the fire lane was constructed with a perimeter concrete confinement band, and a bottom subdrain system to remove collected groundwater within the Class 2 Permeable Base material (Leighton, 2020c). Prior to placement of the Class 2 Permeable Base material, subgrade soils were scarified to a minimum depth of 8 to 12 inches, moisture-conditioned to above optimum moisture content and then compacted to a minimum of 95 percent relative compaction (based on ASTM Test Method D1557) in accordance with the project geotechnical recommendations (Leighton, 2020b). Class 2 Permeable Base material was compacted to a minimum of 95 percent of the maximum dry density (based on ASTM Test Method D1557).  Field and Laboratory Testing Field density tests were performed in general accordance with the Nuclear-Gauge Method (ASTM Test Methods D6938). The results and approximate locations of the field density tests performed are summarized in Appendix B. Location of the field density tests are shown on Plates 1 and 2. The field density testing was performed in general accordance with the applicable ASTM standards, the current standard of care in the industry, and the precision of the testing method itself. Variations in relative compaction should be expected from the results documented herein. As indicated in Appendix B, areas in which field density test results were less than the required minimum 90 or 95 relative compaction were reworked, recompacted, and re- tested until the minimum 90 or 95 percent relative compaction was achieved. A summary of laboratory testing procedures and results are presented in Appendix C of this report.  Foundation Excavation Observation Geotechnical observations of conventional and drilled caisson foundation excavations for the buildings (restroom and cabanas) and various structures were performed by representatives of Leighton. Observations performed included probing of exposed competent fill and/or undisturbed native soils. Soil conditions were judged to be Leighton Hyatt Aviara Resort, Carlsbad, CA 12493.002 -5- generally as anticipated per the referenced geotechnical report (Leighton, 2020a). Prior to concrete placement, footing excavations were judged to extend to recommended depths and bearing strata. Conclusions The geotechnical conditions encountered during the grading operations for the planned improvements were generally as anticipated. Based on our geotechnical observations and testing, it is our professional opinion (i.e., certifying as defined by the California Business and Professions Code) that the soil engineering and engineering geologic aspects of grading are in general compliance with the approved geotechnical documents (Leighton, 2020a, 2020b and 2020c) and the City of Carlsbad requirements. Limitations The presence of our field representative at the site was intended to provide the owner with professional advice, opinions, and recommendations based on observations of the contractor’s work. Although the observations did not reveal obvious deficiencies or deviations from project specifications, we do not guarantee the contractor’s work, nor do our services relieve the contractor or his subcontractor’s work, nor of their responsibility if defects are subsequently discovered in their work. Our responsibilities did not include any supervision or direction of the actual work procedures of the contractor, his personnel, or subcontractors. The conclusions in this report are based on test results and observations of the grading and earthwork procedures used and represent our engineering opinion as to the compliance of the results with the project specifications.
