The project is located at 1265 Laurel Tree Lane, on a property approximately 8.6-acres, and currently developed with a light industrial building with a 24-Hour gym as its current use. In response to your application, the Planning Division has prepared this comment letter. Please note that the purpose of a preliminary review is to provide you with direction and comments on the overall concept of your project. This preliminary review does not represent an in-depth analysis of your project. It is intended to give you feedback on critical issues based upon the information provided in your submittal. This revie~ is based upon the plans, policies, and standards in effect as of the date of this review. Planning: General 1. Genera'! Plan and zoning designations for the property are as follows: a. General Plan: Office/Open Space (O/OS). b. Zoning: Office/Open Space (O/OS) c. The property is in the Coastal Zone. The Coastal land use designation and zone are the same as the general plan and zoning above. 2. The project requires the following permits: a. Sign Permit. Signs submitted are subject to the Carlsbad Municipal Code Chapter 21.41, Signs . . + 3. As described in the scope of work, this preliminary review for interpretation on land use requirements and policies regarding additional signage on an existing building, as additional tenant occupy another floor. More particularly, the Signs chapter of the zoning ordinance regulates signs by the zoning of the property and not the building type or proposed use occupying the space. With the information provided in the application staff's comments are as follows: a. Pursuant to CMC Section 21.41.095 Table B, within the Office zone, buildings less than 50,000 square feet in area are allowed 2 signs per building (1 sign per building elevation). The 49,500 square foot building currently has two signs (one on the east and west elevation) for the tenant "24 Hour Fitness." Therefore, the maximum number of signs allowed for the for the main building has been allocated. b. In addition, pursuant to CMC Section 21.41.095 Table B, establishments with separate building entrances in a multitenant building are permitted to have secondary wall or fascia signs, limited to one per establishment, eight square feet per sign, at a maximum letter height of 12 inches, located directly above the entrance of the building. c. The plans submitted do not conform to the sign standards per CMC Section 21.41.095 Table B due to the size and location of the proposed signs. The plans provided show proposed signs that are near the building's parapet (in addition to the two 24 Hour Fitness signs), which are required to be located directly above an entrance of the building as discussed in bullet 3b above. In addition, the additional tenant signs are limited to eight square feet. d. Per staff's correspondence with the applicant regarding the signage size for additional tenants, in addition to the research of approved signs in the Office zone, signs for secondary tenants are restricted to eight square feet, at a maximum letter height of 12 inches, located directly above the entrance of the building as discussed in bullet 3b above.
