Pacific Ridge School, Bressi Ranch, Carlsbad, California
Introduction
In accordance with your request and authorization, Leighton and Associates, Inc.
(Leighton) has performed geotechnical observation and testing services during the rough,
fine and post grading of the Pacific Ridge School located in Carlsbad, California. This
report summarizes our geotechnical observations, field and laboratory test results, and
the geotechnical conditions encountered during the grading operations of the site.
The conclusions and recommendations presented in the Geotechnical Update
(Leighton, 2019), and Interim As-Graded Geotechnical Completion Letter (Leighton,
2020) are still considered pertinent and applicable to the construction of the project. As
of the date of this report, the grading activities for the project are essentially complete.
Summary of Rough and Fine Grading Operations
The remedial and fine grading operations were performed by Trinity Grading Company,
between February 2, 2020 and March 6, 2020. During the grading, geotechnical
observation and testing was performed by a representative of Leighton. Based on our
observations and testing services, it is our professional opinion that the MDIC building
pad grading was performed in general accordance with the recommendations of the

project Geotechnical Update Report (Leighton, 2019) and recommendations made
during the course of grading. The geotechnical conditions encountered during grading
were generally as anticipated.
In summary, the remedial and fine grading operations for the MDIC building pad (i.e.,
finish pad elevation 253.50 feet) included: 1) over excavation of on-site soils to depths
of at least 10 feet beneath the western portion of the proposed building pad to mitigate a
cut/fill transition; 2) exporting of wet soil; 3) importing of dry soil; 4) moisture
conditioning of existing and imported fills to 2 percent above optimum moisture content;
and 5) placement of fill soils compacted to at least 90 percent relative compaction
based on ASTM Test Method 1557. It is our professional opinion that the MDIC building
pad is suitable for the proposed use provided the recommendations included in the
project Geotechnical Update Report (Leighton, 2019) are incorporated into the design
and construction of the structure and associated improvements.
Summary of Post-Grading Operations
The post-grading operations for the project were performed between April 1, 2020 and
July 29, 2020. In summary, following completion of the building pad, the post-grading
operations included: 1) Sewer and storm drain backfill; 2) Elevator pit backfill; 3)
Grading of subgrade for concrete flatwork around the building. Based on our
observations and tests, it is our opinion that grading performed was consistent with the
recommendations of the project geotechnical documents (Leighton, 2019) and
recommendations made during the course of grading.
Trench and Miscellaneous Backfill
Underground utilities (including sewer and storm drain) were constructed during the post
grading. During the utility trench and elevator pit backfill operations, onsite and import
soils were placed in 4- to 8- inch thick loose lifts, moisture-conditioned prior to fill
placement, and compacted to a minimum 90 percent relative compaction (based on
ASTM Test Method D1557). Compaction of the trench backfill soils was accomplished by
hand tampers, sheepsfoot roller and/or wheel-rolling with heavy-duty construction
equipment. The results and description of approximate location of the backfill tests are
summarized in Appendix B.

Foundation Excavation Observation
Geotechnical observations of conventional foundation excavations for the building were
performed by representatives of Leighton. Observations performed included probing of
exposed competent fill. Soil conditions were judged to be generally as anticipated per the
referenced geotechnical report (Leighton, 2019).
Fill Placement and Compaction
Fill placement associated with backfill operations described above was spread in 4- to 8-
inch loose lifts; moisture conditioned as needed to attain near-optimum moisture content,
and compacted. Field density test results performed during the post grading operations
indicated the fill soils were compacted to at least 90 percent of the maximum dry density
in accordance with ASTM Test Method D1557. The upper 12 inches of subgrade soils
within pavement areas were compacted to at least 95 percent per ASTM D1557.
Compaction of the fill soils was achieved by use of heavy-duty construction equipment
(including rubber-tire compactors). Areas of fill in which field density tests indicated
compactions less than the recommended relative compaction or where the soils exhibited
nonuniformity were reworked. The reworked areas were recompacted and re-tested until
the recommended minimum 90 or 95 percent relative compaction and above optimum
moisture content was achieved.
Field and Laboratory Testing
Field density tests were performed during the placement and compaction of fills during
the grading operations performed at the site. Density tests were performed in general
accordance with the Nuclear-Gauge Method (ASTM Test Methods D6938). The results
and approximate locations of the field density tests performed are summarized in
Appendix B. The field density testing was performed in general accordance with the
applicable ASTM standards, the current standard of care in the industry, and the
precision of the testing method itself. Variations in relative compaction should be
expected from the results documented herein.
Representative samples of the onsite soil placed and compacted during the post-grading
operations were tested for maximum dry density optimum moisture, Expansion Potential

and Soluble Sulfate content in accordance with ASTM Test Method D1557. The
laboratory test results are presented in Appendix C.
Laboratory testing of the finish grade soils on the building pad indicate a very low
potential for expansion and negligible soluble sulfate content. Based on expansion
index results the slab subgrade soils should be presoaked to 3 percent over optimum
moisture to a depth of 18 inches below finished grade (Leighton, 2008).
Conclusions
The geotechnical conditions encountered during the grading operations for the planned
improvements were generally as anticipated. Based on our geotechnical observations
and testing, it is our professional opinion (i.e., certifying as defined by the California
Business and Professions Code) that the soil engineering and engineering geologic
aspects of grading are in general compliance with the approved geotechnical
documents (Leighton, 2019) and the City of Carlsbad requirements.
Limitations
Please note that the presence of our field representative at the site was intended to
provide the owner with professional advice, opinions, and recommendations based on
observations of the contractor’s work. Although the observations did not reveal obvious
deficiencies or deviations from project specifications, we do not guarantee the
contractor’s work, our services do not relieve the contractor of his subcontractor’s work,
nor do our services relieve the contractor or his subcontractors of their responsibility if
defects are subsequently discovered in their work. Our responsibilities did not include
any supervision or direction of the actual work procedures of the contractor, his
personnel, or subcontractors. The conclusions in this report are based on test results
and observations of the grading and earthwork procedures used and represent our
engineering opinion as to the compliance of the results with the project specifications.

Expansion Index Tests: The expansion potential of selected materials was evaluated by
the Expansion Index Text, ASTM Test Method 4829. A specimen is molded under a given
compactive energy to approximately 50 percent saturation. The prepared 1-inch thick by
4-inch diameter specimen is loaded to an equivalent 144 psf surcharge and is inundated
with water until volumetric equilibrium is reached. The result of this test is presented in the
table below:
