Based on our observations, foundation trench excavations meet or exceed the minimum widths and depths specified in the pertinent soil report(s) and shown on the project plans, and are acceptable to us. Our observations further indicate that excavated foundation trenches expose dense bearing strata, suitable for structural support. Steel placement and concrete pour can proceed and carried out per the project construction schedule, as planned. This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinance by the Planning Department, Engineering Department, Fire Department or other departments. Clearance from those departments may be required prior to the issuance of a building permit. Present California law mandates that construction comply with the 2016 edition of the California Building Code (Title 24), which adopts the following model codes: 2015 IBC, 2015 UPC, 2015 UMC and 2014 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2015 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. RESIDENTIAL PERFORMANCE COMPLIANCE METHOD Project Name: Arellano 4 Unit Apartment Calculation Description: Title 24 Analysis Calculation Dateffime: 11:11, Mon, Nov 12, 2018 Input File Name: G1103.ribd16x ENERGY DESIGN RATING CF1 R-PRF-01 Page 2 of 11 Energy Design Rating (EDR) is an alternate way to express the energy performance of a building using a scoring system where 100 represents the energy performance of the Residential Energy Services (RESNET) reference home characterization of the 2006 International Energy Conservation Code (IECC) with Callfomla modeling assumptions. A score of zero represents the energy performance of a building that combines high levels of energy efficiency with renewable generation to"zero out'" its TDV energy. Because EDR Includes consideration of components not regulated by Title 24, Part 6 (such as domestic appliances and consumer electronics), It is not used to show compliance with Part 6 but may Instead be used by local Jurisdictions pursuing local ordinances under Title 24, Part 11 (CALGreen). As a Standard Design building under the 2016 Building Energy Efficiency Standards is significantly more efficient than the baseline EDR building, the EDR of the Standard Design building is provided for Information. Similarly, the EDR score of the Proposed Design Is provided separatefy from the EDR value of Installed PV so that the effects of efficiency and renewable enerm, can both be seen EDR of Standard Efficiency EDR of Proposed Efficiency EDR Value of Proposed PV + Battery Final Proposed EDR 64.9 64.8 0.0 64.8 □ Design meets Tier 1 requirement of 15% or greater code compliance margin (CALGreen A4.203.1.2.1) and QII verification prerequisite. □ Design meets Tier 2 requirement of 30% or greater code compliance margin (CALGreen A4.203.1.2.2) and QII verification prerequisite. □ Design meets Zero Net Energy (ZNE) Design Designation requirement for Multifamily In climate zone CZT (San Diego) (CALGreen A4.203.1.2.3) including on-site photovoltaic (PV) renewable energy generation sufficient to achieve a Final Energy Design Rating (EDR) of zero or less. Ohms Collaborative Geotechnical Plan Review May 8, 2017 Pagel The purpose of this effort was to review the project Drainage & BMP Plan, and building foundation plan and details, from a geotechnical engineering viewpoint, and confirm their compatibility with the site indicated geotechnical conditions, and recommendations given in the referenced reports. Based on our review, the project Drainage & BMP Plan, and foundation plan and details are generally considered in substantial conformance with the referenced Geotechnical Investigation report and subsequent updates and addendum letters, provided the following comments are also considered and reflected on the final plans, where appropriate and as applicable: I. The referenced reports (References I through 4) and this plan review letter should be noted on, and shall be considered a part of the project Drainage & BMP Plan, and foundation plan and details. 2. Due to the planned site BMP designs, pool backfill soils should be compacted to minimum 95% compaction levels. 3. Pavement section ground preparations should completed as recommended in the Reference 1 report (see Page 2, Item I). As noted, and based on the proposed BMP designs, permeable pavement section should consist of removals of upper fill/topsoil section to expose the underlying undisturbed ("uncompacted") native Terrace Deposits. An increased section of well-consolidated pavement base materials (ASTM No. 57 stone base course) should then be placed over the undisturbed ("uncompacted") native Terrace Deposits exposed at the bottom of excavation to achieve finish pavement base grade levels. Since the perforated underdrain pipe is eliminated, an adequate storage capacity (with a proper safety factor) of the permeable pavement BMP facility should be confirmed by the project design consultant. 4. All foundations bearing and subgrade soils underneath the planned new building should be compacted to minimum 95% compaction levels (see Page 2 of Reference I, Item 2). 5. All southern building foundations adjacent to the permeable pavers pavement section should be extended as specified in the Referenced I report (Page 2, Item 3). Protection ofon and off site improvements with concrete slurry cut-off wall (deepened edge restraint) should also be considered, where necessary and as required, as specified. 6. Provided dowels where in the event a 2 pour system or a cold joint in the foundation and floor slab construction, as recommended by the project design consultant. 7. Interior slabs should be a minimum of 5 inches in thickness reinforced with minimum #4 reinforcing bars spaced 18 inches on center maximum each way placed mid-height in the slab Ohms Collaborative Geotechnlcal Plan Review MayS,2017 Page3 (see Reference 4, Page 17, Item 3). Use minimum JO-mil Stego moisture barrier/vapor retardant as specified. 8.
