The central override system receiver unit shall be installed in the remote control valve enclosure. Tt1e unit will automatically clo5e the remote control valve power circ11it to allow programmed irrigation when soil matric potential is at or above the specified range. The unit shall not be damaged by freezing nor affected by variations in soil particle size, sail density, salinity~ hydrogen ions or other chemical variations. ELECT~ICAL CONNECTIONS All cor1nectior1~ between the tensiometers, the central override ~ystem receiver, the remote control valve solenoid circuit and the override common (con1mon 2) shall be made using U.L./CSA/MIL specifiCdtion qudlified pre-insulated water proof connectors. These connectors shall be comprised of a butt joint crimp bar- rel whicl1 is not less than 0.625 inches (15.875mm) in length, such barrel bei1~g surrounded by a heat shrinkable nylon jacket co,~taining an integral heat activated sealant. This jacket shall not be less than 1.5 inches (38.1mm) in length. Splices shall be crimped using a WCS-UNI 3000 pressure compensating crimp tool (or equal device) and heat sealed using a WCS-UT JOO untratorch (or equal device) such that the outer nylon jacket shall st,rink uniformly around the crimped splice and release its internal sealant. Approved splices ~hich meet theMe specifications are, WCS-perma-seal types, 2218R, 1416B and 1210Y. SENSOR CADLE Connection between the tensiometer and central override system receiver shall be made using color coded red, green and yellow, copper solid core, double jacket cable of 18AWG or larger (WCS 9603DB or egual) which is labeled as direct burial by the manufacturer. All connections to this cable shall be made using WCS-perma-se~l (or equ~l) pre-insul~ted splice connectors. SCOl'E 01' WORK Tl1e work consists of installing a complete underground irriga- tion system as shown on the drawings and as hereinafter speci- fied, including the furnishing of all labor, equipment, materials transportation, and pe~mits and in performing all operations in connection with the construction of the ir~igation system. MATERIALS All materials to be incorporated in this system shall be new ar1d without flaws or defects and of quality and performance as specified and meeting the requirements or the system. All excess material at the completion of the installation are the property of the Contractor and are to be removed from the site. PIPE AND FITTINGS Pipe sizes shall confo~m to those shown on the drawings. No sub- stitutions of smaller pipe size will be permitted but substitu- tions of a larger size may be approved. All pipe damaged or re- jected because of defects shall be removed from the site at the time or said rejection. DEFINITION AND INTENT 01' DOCUMENTS Tt\e Contract Documents consist of the Contract Agreement, the Drawings, and the Specifications, including all modifications thereof incorporated in the Documents before their execution. It is specifically agreed that this Contract shall be in all re- spects construed and interpreted in accordance with the laws of the state and municipality in which it is executed.,. The Contract Documents are complimentary and what is called for by one shall be as binding as it called for by all. The intent of the Documents is to include, unless other~ise stated, all laborr materialsr equipment and transportation for the proper execution of the work and as required tor a complete system. OWNER'S AUTHORIZED REPRESENTATIVE The owner shall designate one (1) person as his Authorized rep~ resentative to work with the Contractor. The Representative shall have full authority to approve work performed by the Con- tractor, make field changes that are deemed necessary and ap- prove estimates submitted by the Contractor for payment. PROTECTION Of WDRi AND PROPERTY The Contractor shall maintain adequate protection of all his work from damage and shall protect the owner"s and adjacent property from inju~y or loss arising from this Contract. TAXES The Contractor shall pay all Federal, State and Local Sales and/or Use Taxes applicab1·e to materials, processes or devices purchased or used in connection with the work under this Con- tract, EXAMINATION AND VERIFICATION 0~ DRAWINGS AND SITE It shall be the Contractor's respo11sibility to report to the Owner's Authorized Representative any deviations between the drawings, 5pecifications and the site. Failure to do so prior to the installation of equipment and resulting in the replace- ment, and/or relocation of eguipment, shall be done at the con- t~actor's expense. ORDINANCES AND REGULATIONS All Local, Municipal and State Laws and Rules and Regulations governing or relating to any portion of this work are hereby i.ncorporated into and made a part of these specifications and their provisious shall be carried out by the Ir;rigation Con- tractor. Anything contained in these specifications shall not be construed to conflict with any of the above mentioned Rules, Regulations or Requirements and where a conflict may occur the Rules, Regulations or Requirements of the governing code shall take precedence. ffo~ever, when these specifications and/or drawings call !or or describe materials, workmanship or·con- struction of a better quality, higher standard or larger size, these specifications and/or drawings shall take precedence over the requirements of said Rules, regulations or Codes. All materials shall be guaranteed for a period of one {1) year against material defects and workmanship. All materials and equipment shall be installed in a neat and work- manlike manner. The Landscape Architect or the Owner's Authorized Representative reserves the right to direct the removal and ~e- placement of Qny items, which in their opinion shall not present an orderly and reasonably neat or workmanlike appearance, pro- vided such item can be prope-rly installed in such an orderly way by the usual methods in such worK. Such removal and replacement shall be done, when directed in writing, at the Contractor's ex- pense without additional cost to the Owner. PERMITS AND INSPECTIONS Any permits for the installation or construction of any of the work included under this Contract, which are required by any of the legally constituted authorities having jurisdiction, shall be obtained and paid for by the Contractor, each at the proper time. He shall also a~,ange fo~ and pay for all costs in con- nection ~ith any inspections and examinations required by these authorities. In all cases, where inspection of the irrigation system vork is required and/o~ where portions of the work are specified to be performed under the direction and/or observation of the Owner's Authorized Representative, the Contractor snall notify the Owner's Aut?1orized Representative of the time when such observation and/or direction ·ts required. Any necess~ry re-excavation or alterations to the system needed because ~f failure of the Contractor to have the requiced inspections, shall be performed at the Cont~actor 1 s own expense. PURPOSE 01' SPECll'lCATIONS It is the intention of these specifications, together with the accompanying drawings, to accomplish the work of installing an irrigation system which will operate in an efficient and satis~ factory manner according to the workmanlike standards established for the sprinkler operation. GUARANTEE It shall be the Contractor 1 s responsibility to insure and guaran- tee complete coverage of the areas shovn on the drawings to be irrigated. He shall also guarantee the satisfactory operation of the entire system and the ~orkmanship, including non-settle- ment of the backfill mix. The entire system shall be guaranteed to be complete and perfect in every detail tor a period of one (1) year from the date of final acceptance by the Owner. RECO!lD DRAWTNGS The owner uill furnish the Contractor vittl one (1) set of blue- line print5, 5howing all irrigation work requi~ed under this Contract, for the purpose of having the Contracto~ record on these prints all change~· that may be made during actual instal- lation of the system. Immediately upon installation of any plplng, valves, .wiring, sprinkler heads, etc., in locations other th~n shown en the original drawings, or of sizes other than indicated, the Contractor shall clearly indicate such changes on the set of drawings. MATERIAL STORAGE AJIP CLEANUP The Contractor ehal~ keep the premises free from rubbish and debris at all times and shall arrange his material storage so as not to interfere with the owner's ·operation or the job. All un- used material, rubbish and debris shall be removed from the site. CHANGES OR ADDITIONAL WORK The Owner, may, without invalidating the original Contract, orde1 such changes or additions as may from time to time be deemed de- sirable or necessary. In so doing, the Contract Price shall be adjusted to the "utual Agreement of the Contractor and the Ovner, with all work being done under the conditions of tpe original Contract except for such adjust~ents in price and in extention of time as may be necessary. The Contractor shall bring to the attention ot the Owner's Authorized Representative and they shall together work out an agreeable change, which may be necessitated by deviations in construction from original plans by other con- tractors on the job; Any change in price brought about by such deviations in construction over original plans by other con- tractors shall be agreed upon by both the Contractor and the Owner before work proceeds. TIME Of COMPLETION Where a specified time of completi"on is so designated in the Con- tract. all delays caused by any act of neglect by the Owner or the Owner's Authorized Representative or by other contractors in the ~onstruction of the project of which this work is a part, changes ordered or necessitated by deviations in the general constructiori•·or schedule of other contractors on the prOject, inclement weather conditions, acts of God and acts beyond the control of the Contractor such as strikes, fire, lockout5, un- usual delays in shipments, shall not be cause for delay in pay- ment of estimates as preseuted and shall be considered as Bona Fide causes for e~tensions of time. The Owner and the Contractor shall agree on a reasonable extension or time. If construction contractor is del~yed in completion of part or parts of the project so tl,at the Irrigation Contractor must ,eave the job and return at a later date to complete his instal- lation, payments for work completed and materials delivered shall not be held back and extensions of time for completion of work shall be granted if needed. Owner shall reimburse the Ir- rigation Contractor for any expenses incurred due to thes~ delay~ unless otherwise herein s~ecified. INSTALLATION The Contractor will stake out the location of each run of pipe and all sprinkler heads or sprinKler valve locations prior to trtnch1ng. Before installation is started in any given area, the Owner's Authorized Representative 5hall check all locations and give his approval, Any changes made by the Owner after approval and installation1 shall be at the Owner's expense. Heights of sprinkler heads or sprinkler valves/valve boxes in relation to •ground•·1eve1 shall be as shown on the accompanying details. The Owner's Authorized Representative shall verify and approve installer•s settings. Any changes after such ap- proval shall be at the Owner's expense. SPECIAL CONDITIONS SYSTEM DESIGN CHANGES No consideration will b~ given to any design change5 until after the awarding of the Contract. Should any changes be deemed necessary after awa~d of Contract, for proper instal~ lation and operation~of the system, such changes shall be ne- gotiated by the Owner with the successful bidder. CHANGES IN SCOPE OF WORK Additions or deletions in the quantity of work as set forth in these specifications and accompanying drawings way be ordered by the Owner or his Authorized Representative after the Con- tract Price has been adjusted accordingly, to the satisfaction of both the Contractor and the Owner and they have been accepted in writing by the Owner. DELIVERY Plastic pipe shall be delivered to the site in unbroken bundles or rolls, packaged in such a manner as to provide adequate pro- tection for the pipe ends1 either thr~aded or plain. INSTALLATION 01' PLASTIC PIPE Plastic pipe shall be installed in a manner so as to provide for expansion arid contraction a5 recommended by the manufacturer. All plastic to plastic joints shall be solvent-weld joints or slip seal joints. Only solvent recommended by the pi~e manu- facture~ shall be used. Care should be taken so as not to use an excess amount of solvent, thereby causing an obstruction to form on the inside of the pipe.• All plastic pipe and fit- tings shall be installed as outlined and instructed by the pipe manufacturer. All plastic to metal joints shall be made with plastic male adapters. The joints shall be allowed to set at least 24 hours before pressure is applied to the system on PVC pipe. CLEARANCES Whe11 two (2) or more pipes are to be placed in the same trench maintain a six (6) inch minimum horizontal clearance between ' pipes. A minimum of two (2) inch vertical clearance shall be maintained between pipes which cross over one anoth~r. No lines ~hall be instailed directly over another parallel line. All installed lines on the COVERAGE TEST Upon completion of the itrigation installation and prior to any planting, other than specimen trees, the Contractor shall adjust sprinkler heads to evenly and properly distribute the rate of precipitation of the water and shall determine if the coverage afforded the lawn and planting areas is complete and adequate. Adjust and position sprinkler heads to keep all overspray and water off of all wa115, windows, paving and walks. Contr~ct~r s~all be liable for all overspray and excess water from 1rr1gat1on systems. The Contractor shall furnish all materials and perform all work required to co~rec-t all in- adequacies of coverage disclosed by the test. ,. IRRIGATION EQUIPMENT SPRINKLER HEADS Sprinkler heads shall be of the types and sizes with the dia- met~r or.radius of throw, pressure, discharge and any other designation~ necessary to determine the types and sizes, as in- dicated on the drawings. They shall be constructed of bronze brass, stainless steel, cast iron and/or non-metallic materiais as specifically specified, herein, for each specific model sprin~- ler. I ~11 heads of a pa~ticula~ type and for a particular function in tt1e system shall be of the same manufacture~ and shall be marke~ with lhe manufacturer's name and identification, in such a position that they can be identitied without being removed from the system. All sprinkler heads and quick-coupling valves shall be set perpendicular to finished grades unless otherwise designated on the drawings, o~ otherwise specified. Sprinkler heads which are to be installed in lawn areas where turf has not yet been established shall be set one (1) inch above the proposed finished grade. EXAMINATION AND VERIFICATION OF DRAWINGS AND SITE It shall be the Contractor's responsibility to report to the owner"s Authorized Representative any deviations bet~een the drawings, specifications and the site. All scaled dimensions on the drawings are approximate. Before proceeding with any work, the Contractor shall carefully check and verify all dimensions, quantities and grade elevations, and shall immediately inform the Owner's Authorized Represen- tative and/or Landscape Architect of any discrepancies. Quantities for plant matetials are shown for convenience only1 and are not guaranteed. Check and verify count and supply suf- ficient number to fulfill the intent of the drawings. Failur~ to do so prior to the installation of material and re- sulting in the replacement and/or relocation of material, shall be done at the Contracor's expense. ORDINANCES AND REGULATIONS illl Local, Municipal and State ~aws and Rules and Regulations governing or relating to any portion of this worK are hereby incorporated into and macte a part of these specifications and their provision5 shall be carried out by the Landscape Contractor. Anything contained in these speciftcations snall not be con- strued to conflict with any of the above mentioned Rules; Regulations or Requirements and where a conflict may occur the Rules, Regulations or Re,..quirements of the governing code shall take precedence. However, ~hen these specifications and/or drawings call for or describe materials, worKmanship or con~ struction of a better quality, higher standard or la~ger size, these specifications and/or drawings shali t~ke precedence over the requirements of said Rules, Regulations or Codes. MATERIALS AND WDRKt-!ANSIIIP Whenever an inert material is specified by 11ame and/or number thereof, such specifications shall be deemed to be used foe the purpose of facilitating a description of the materials and establishing quality, and shall be deemed and construed to be followed by the words •'or approved equal''. No substitutions will be permitted which t1ave riot been submitted far prior ap- proval by the Owner's Autho~ized Representative and City Land- scape Inspector. The Landscape Architect or the Owner's Autliorized Representative res~rves the right to direct the re- moval and replacement of anY items, which in their opinion shall not present an orderly and reasonably neat or wotkmanlike ap~ pearance, provided such item can be properly installed in such orderly way by the usuaL methods in such work. Such \emoval and replacement shall be done, when directed in writing, at the Contractor's expense without additional cost to the Owner. PERMITS AND INSPECTIONS Any permits for the installation or con5truction of any of the work included under this Contract, which are required by any of the legally constituted a~thorities having jurisdiction, shall be obtained and paid for by the Contractor, each at the proper time. He shall also arrange fo~ and pay for all costs in con~ nection with any inspections and examinatione required by these authorities. In all cases, where inspection of the landscape installation work is required and/or where portions of the work are specified to be performed under the direction and/or ob- servation of the Ovner•s Authorized Representative, the Con- tractor shall notify the Owner's Authorized Representative of the time when such observation and/or direction is required. Any necessary re-excavation or alterations to the installation because of failure of the Contractor to have the required in- spections/observations, shall be performed at the Contractor's own expense. PURPOSE OF SPECIFICATIONS It is the intention of these specifications, together with the accomp~nying dra~ings, to accomplish the work of installing a thriving landscape which will grow in an efficient and satisfac- tory manner according to the workmanlike standards established by the landscape industry. GUARANTEE It shal.l be the Contractor's responsibility to in-sure and guarantee the workmanship and the healthy growth of the plant material in the areas shown on the drawings to be landsc~ped. The entire landscape shall be guaranteed to be complete and perfect in every detail for the following periods from the date of final acceptance by the Owne~. -All trees installed under the Contract shall be guaranteed to live and grow in a healthy condition for a p~riod of one (l) year. -All other plant material, including shrubs and ground cover5, shall be guaranteed to live and grow in a healthy condition for a period of 2J2 calendar days. -Any material found to be dead, missing or in poor condition in the opinion of the Land.SC.ape-Architect or the 0,1ner 1 s Authorized Representative during the Contract period shall be replaced immediately. Material found to be dead or in poor condition within the GUARANTEE PERIOD shall be replaced within fifteen (15) oays of written notification by the owner. -Replacement shall be made to the same specifications required for the original plantings, -Material and labor involved in replacing material shall be supplied by the Contractor at no additianal expense to the Owner and shall again be subject to full guarAntee period specified in this section. -Replacement during GUARANTEE PERIOD shall be limited to re- placement of unhealthy plants, and shall not include loss due to vandalism, theft, or adverse weatller. MATERIAL STORAGE AND CLEANUP The Contractor ~hall keep the prernie-es free from rubbish and debris at all times and shall arrange his material storage so as not to interfere with the owner's operation of the job. All unused material, rubbish and debris shall be removed from the site. EQUIPMENT, TDOLS AND LABOR The contractor ~hall furnish all such equipment, tools and ldbor necessary to complete vork in a acceptable, timely manner. This contract is based on the Contractor furnishing and ual,,g his own equipment1 tools and labor wh--r~h are suitable to carry out this Contract in a first class manner, unless -6therwise herein specified. USE OF UTILITIES All utilities (water and electricity) used during the instal- lation of the landscaping for this project shall be paid for by the general contractor or owner. During the Maintenance Period the Ownar shall be responsible for the payment of tl1e utilities. CHANGES OR ADDITIONAL WORK The Owner, may, without invalidating the original qontract, order such changes or additions as may from time to time be deemed desirable or necessary. In so doing, the Contract Price shall be adjusted to the Mutual Agreement o! the Contractor and the Owner, with all ~Jrk being done under the conditions or the original Contract except for such adjustments in price and in extension of time as may be necessary. The Contractor shall bring to the attention of the Owner's Authorized Rep- resentative and they shall together work out an agreeable change, which may be necessitated by deviations in construction from original plans by other contractors on the job. Any change in price brought about by such deviations in construction over original plans by other contractors shall be agreed upon by both the contracto~ and the Owner before work proceeds. SPECIAL CONDITIONS LANDSCAPE Dl!SIGN CHANGES No consideration will be given to any design changes until after the awarding of the contract. Should any changes be deemed necessary after award of Contract, such changes shall be nego- tiated by the Owner with the successful bidder. SUBSTITUTIONS AND REJBCTIONS All plants shall be of the species, variety~ size, age. flower color and condition as specified herein and/or as indicated on the drawings. Under no condition will there be any substitu- tion of plant species, variety, or reduced sized for those listed on the-accompanying dra~ings, except with the express written consent of the Landscape Architect and the City Land- scape Inspector. All plants not conforming to the requirements herein specified shall be considered defective, and such plants, whether in place or not, shall be marked as ~ejected and be immediately removed from the site of the work and replaced with acceptable plant materials. The plant materials shall meet all applicable inspections reqGired by law. CHANGES IN SCOPE OF WORK Additions or deletions in the quantity of wock as set forth in these specification~ and accompanying drawings may be ordered by the Owner or his Autl1ori2ed Representdtive after the Contract Price has been adjusted accordingly, to the satisfactior1 of both the Contractor ai1d the Owner ~nd they h~ve been atcepted in writing by the awrier. If underground construction or utility lines are encountered in the excavation of planting areas, other locations for the planting may be selected by the Land- scape Architect. Damage to existing utilities shall be the responsibility of the Contractor. TREES, SHRUBS AND VINES All excavated holes shall have vertical sides with roughened surfaces and shall be of the minimum sizes indicated on the detailed drii'Wings. Holes shall be, in all cases, large· enough to permit handling and planting without injury or breakage of root balls or roots. Excavation shall include the strippin9 and stacking of all amended topsoil encountered within the areas to be excavated for plant pits and planting beds. Protect all areas that are to be trucked over and upon which soil is to be temporarily stacked pending its re-use for the filling of holes, pits and beds. Plants in metal containers shall have the cans opened by cutting vertically on opposite sides of each can with nursery can openers, tin snips or other approved inst-rument;,s for this purpose. All used cans shall be removed to the storage area or from the site daily. The plants shall be planted at approved locations with heretofore specified amendments and soil planting backfill. '!'be plants shall be placed in the planting pits on the backfill material which has been water settled to the rootball base levels prior to the placement of the plants. After setting the plants, the remaining backfill material shall be carefully tamped artd settled around each rootball to fill all voids. All plants shall be thoroughly watered in to the full depth of each planting hole immediately after planting. All treas, 15 gallon and larger, shall be staked with two (2) lodgepole stakes, driven into the ground on opposite sides of the tree. The stakes shall be driven in plumb and secure. Special care shall be taken'that the driving in of the stake does not damage the tree roots or root ball. Tree ties sha1i· be fastened to each tree and stake according to manufacturer 1 s instructions. All specimen trees 24" box and larger to be guyed as detailed, unless otherwise noted. GROUND COVERS Ground covers shall be planted in the areas indicated on the drawings. The ground cover plants shall be rooted cuttings grown in flats, unless otherwise noted herein, and shall re- main in those flats until transplanting. All ground cover plants shall be planted with soil around roots in staggered rows, evenly spaced at the intervals called out on the drawings. The Contractor shall obtain approval of finish grades prior to placement of sod from the Owner 1 s Authorized Representative. Sod shall be laid in staggered rows, following the"grade ele- vations. (Do not lay sod perpendicular to slope of grade.) Sodded areas shall be thoroughly watered and kept continuously moist as required. Sodded areas which do not show a prompt catch of grass within ten (10) days after installation shall be re-sodded until an acceptable stand of grass is assured. LANN -SEED Seeding of lawns shall be accompl!.shed by elthar broadcast seeding or hydroseeding. Broadcast seeding shali be done in the following method. See section entitled HYDROSEEDING for method to establish a lawn by hydroseeding. BROADCAST•BEEDING METHOD sow seed at the minimum rate of six (6) pounds per 1,000 squ~re feet by using mechanical sowing equipment. Sow one half of the seed in one direction and the remainder at right angles using a spike-tooth harrow, cultipacker or other approved device. Immediately after seeding, compact the entire area with a roller not exceeding 50 pounds for each foot of roller width. If aeedlrtg is performed with a cultlpacker-type seeder or hydroseeding method rolling may be eliminated. On broadcast •~eded areas, apply a conti~uous blanket of lawn top dreeeing materials using 1-1/2 cubic yards per 1,000 square !eet, (Approximately 1/4 inch,1ayer). Im- mediately after applying top dressing, apply a fine mist spray over the seeded areaa, ke~ing the area moist, but not gll ■tenlng wet, until full germination. HYDROSBBDING Hydroaeedlng shall be applied evenly and completely ln the areas indicated on the drawings and as per mix called for herein. A dispersing agent may be added if evidence is provided that the agent is not harmful to the mixture or plant growth. Hix the material ■ in a tank having• built-in continuous agita- tion and recirculation system of sufficient capacity to produce a homog~neoq~ slurry. s,~ ... If applied material begins to dry out, wp~ the dried area with water. The nozzles used for watering shall produce a spray that does not concentrate or erode the material. Hydroseeded areas shall be kept moiot at all times for 20-24 days after planting or until the new growth of the plant• are ■ufficiently well es- tablished. Hydroseeded area ■ ■hall be protected against foot•traffic and other use immediately /lftar hydroseeding is completed by placing warning signs and temporary twine and flagging around the areas. Re-hydroseeding of bare areas shall be done thirty (·30) days after initial application. , POST INSTALLATION PLANT ESTABLISHKENT AND MAINTENANCE Regular planting maintenance operations shall begin immediately after each plant or lawn is planted. Plants and lawns shall be kept in a healthy, growing condition and in a visually pleasing appearance by watering, pruning, mowing, rolling, trimming, edging, fertilizing, restaking, pest and disease controlling, spraying, seeding, cleaning up and any other necessary operation of main- tenance. The landscaped areas shall be kept free of weeds, noxious grass and all 6ther undesired vegetative growth and all debris. All plants found to be dead or in an impaired condition shall be replaced immediately. The Contractor shall be responsible for maintaining adequate protection of the areas. Damaged areas shall be repaired im- mediately by the Contractor at his expense. A·11 lawns shall be fertilized with the heretofore specified fertilizer on a regular four-week schedule from the time the lawns are planted until final acceptance. The fertilizer shall be applied uniformly at the rate of thirty (30) pounds per 1,000 square feet. Watering shall immediately follow fertilizing. Lawn areas that require re-sodding or re-seeding will be desig- nated by Owner's Authorized Representative and/or the Landscape ~rchitect. The re-work shall be with the materials specified hereinabove and be in a manner that will cause a minimum of disturbance to the existing stand of grass. All lawn areas shall be kept moist during the establishment period. The Contractor may have to manually control irrigation systems for lawn areas which do not receive optimum water from the present irrigation timing to fully bring up the lawn during windy periods and/or hot weather. Additional watering will be required when in the opinion of the Landscape Architect, the soil moisture is be- low optimum level for best plant growth. During the plant establishment and maintenance period, plants which die or which are in a unhealthy or impaired condition shall be replaced by the Contractor at no cost to the Owner. Na re- placement planting shall be done at times which are unfavorable for planting. At the conclusion of the plant establishment and maintenance period,_ the Landscape Architect will review all of the plants and lawns to determine their condition and all plantings found to be dead or in an impaired condition shall be replaced im- mediately by the Contractor. Improper maintenance and/or possible poor condition of planted material at the scheduled end of the Contract Landscape Main- tenance Period will cause postponement of the Final Acceptance of the Contract Work by the Owner. Maintenance shall be con- tinued by the Contractor at no additional cost to the Owner until all work meets the Contract requirements and is accepted. CLEAN UP OF PREMISES The Contractor shall keep the premises free from accumulations of waste materials and debris.
