The Site was an existing single family residence with a detached garage. The house was totally destroyed by fire and the detached garage remains. The Proposed Project is to remove the burn down house foundation, pavement and debris, then build a replacement house and driveway. The existing Impervious Area of the burn down house foundation, patios & driveway area is 10,120 s.f. There will be 7,763 s.f. of Impervious area removed. There will be 4,600 s.f. of new replacement impervious area see the "Impervious Area Exhibit". The Impervious Area for the Project will be decreased as shown. For the drainage calculations we will assume the C is unchanged. There are two drainage basins which are considered as shown on the attached "Drainage Area Exhibit". The Pre Construction Drainage Area is the same as the Post Construction Area. The replacement house will be constructed the the existing building pad from the burn down house. Area 1, 0.19 acres consisting of the northerly portion of the existing building pad and a small area lying to the north as shown on the Drainage Area Exhibit. The drainage pattern will remain unchanged and is directed to the northeasterly corner of the existing building pad. A vegetated swale and rip rap are being added as shown. Q 100 =CI A A = 0. 19 acres I = 5.0 in/hr C = (.05 ac x 0.9 + .14 ac x 0.4)/2 = 0.53 note: 0.9 for pavement, 0.4 vegetation Q 100 = 0.50 cfs Area 2 0.15 acres consisting of the southerly portion of the existing building pad and a small area lying to the south as shown on the Drainage Area Exhibit. The drainage pattern will remain unchanged and is directed to the southeasterly corner of the existing building pad. A vegetated swale and rip rap are being added as shown.
