Present California law mandates that construction comply with the 2010 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2009 IRC, 2009 IBC, 2009 UPC, 2009 UMC and 2008 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. Carlsbad 13-1102 05/09/13 1. Please make all corrections on the original tracings, as requested in the correction list. Submit three sets of plans for residential projects. For expeditious processing, corrected sets can be submitted in one of two ways: Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92009, (760) 602-2700. Section R106.2. 4. Show that battery-operated smoke alarms will be provided in all existing bedrooms and hallways leading to bedrooms. Section R314.3.1 missing smoke detector in existing front bedroom and in hallway leading to bedrooms. 5. Show that battery-operated carbon monoxide alarms will be provided outside each separate sleeping area in the immediate vicinity of the bedrooms Section R315.2. 6. Please provide manufacturer's cut sheets that will reflect how 3046 SH window will meet egress as most of these windows do not provide the required 24" clear vertical height ( 22 1/2" generally). If cannot verify then would need to change to casement or 3050 SH instead. 7. Show on the plans compliance with the residential energy lighting requirements (Mandatory requirement): The hallway/ bedrooms lighting fixtures are required to be high efficacy or be controlled by a vacancy sensor or dimmer. ( Outdoor lighting fixtures that are attached to a building are required to be high efficacy or controlled by a combination photo-control/motion sensor. Carlsbad 13-1102 05/09/13 8. Include on the plans the following specifications for any new electrical devices being installed: Tamper resistant receptacles required for all new locations. Weather resistant type for any new receptacles installed in damp or wet locations (outside). Arc-fault Drotection for all new outlets (not just receptacles) located in rooms described in NEC 210.12(B): Family, living, bedrooms, dining, halls, etc. (The electrical note on sheet 2 is reflecting old rule of just bedrooms and any future projects will need to be updated- note provided will be ok for this project as only new outlets are bedrooms). 10. Specify on the plans the following information for the roof materials, per Section R106.1.1: Manufacturer's name and ICC approval number, or equal. If comp shingles could be ELK COMP ESR-1475, OWEN CORNING ESR -1372, GAF ESR1475, CERTAINTEED ESR-1389 etc. 11. No header shown for new opening into bedroom? 12. Specify connection from existing top plates to new i.e. some type of strap. 13. Plans to reflect size of bolts, length of embedment and type termination i.e. 12 dia L or 4 dia J bolt, hex head size/washer for hold downs or note on the plans the appropriate SSTB sizes for each type of hold down i.e. SSTB sizes i.e. SSTB 16's for any HD2A's, SSTB 20's for 5A's etc. Plans to reflect size of member attaching hold downs to i.e. 4 x posts etc. 14. Note on plan that hold down anchors must be tied in place prior to foundation inspection 15. Detail and reference all shear locations with a detail showing shear extending to roof sheathing. Detail to include edge nailing of roof diaphragm to members below. Minimum 2 details required i.e. when shear walls are perpendicular to roof framing/trusses (blocking panels) and when shear walls are parallel to roof framing members. 16. Need to provide shear transfer details to include edge nailing of the roof diaphragm to full depth blocks at the plate lines and transfer from blocks to plates i.e. A-35's with spacing noted. 17. Foundation bolt size and spacing for braced walls must be clearly shown on the foundation plan. Section R403.1.6. 18. Plate washers are required to be 0.229"x3"x3". Section R602.1 1.1 Foundation detail on sheet 4 is reflecting old rule of 2" sq x 3/16". Carlsbad 13-1102 05/09/13 Minimum 2500 PSI is required for concrete per current code and foundation plan is reflecting old rule of 2000. Provide truss details and truss calculations for this project. Specify truss identification numbers on the plans. Please detail the "California" framing i.e. show the ridge size and rafter size and spacing. The framing plan does not comply with conventional framing for lateral. Some examples are listed below: Braced wall panels must occur within 8 ft of each end of each braced wall line. Please verify all corners of proposed addition reflect braced wall panels (add three more). Hold downs required for added panels in addition to minimum 2 anchor bolts per braced wall.
