This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinance by the Planning Department, Engineering Department, Fire Department or other departments. Clearance from those departments may be required prior to the issuance of a building permit. Present California law mandates that construction comply with the 2013 edition of the California Code of Regulations (Title 24), which adopts the following model codes: 2012 IRC, 2012 IBC, 2012 UPC, 2012 UMC and 2011 NEC. The above regulations apply, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2012 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy) where each correction item has been addressed, i.e., plan sheet number, specification section. etc. Be sure to enclose the marked up list when you submit the revised plans. Provide truss details and truss calculations for this project. Truss layout provided on sheet 5 but did not receive the truss calculations. 5. Please provide evidence that the architect has reviewed the truss calculation package prepared by others (i.e., a "review" stamp on the truss layout or a letter). 6. Eave projections on the east side to be 5 ft from property line or must be I hour rated on the underside? 7. The energy calculations are taking a credit for a tankless water. Please include a gas pipe sizing design (isometric or pipe layout) for all gas loads or provide a dedicated gas line to tankless. Show location of gas meter and distance to tankless water heater This cannot be a deferred item. The gas pipe sizing for a tank type water heater shall be based upon a minimum 200,000 Btu gas input rating. Energy Standards 150.0(n) A condensate drain installed no higher than 2" above the base of the heater that also allows for gravity drainage. A 120 volt receptacle accessible to the heater installed within 3 feet. Pressure relief must extend to the exterior. Verify adequate combustion air is provided (unless mounted outdoors or noted on plans to be direct vented 8. Section R315.2 Show location of attic access with a minimum size of 22"x30", unless the maximum vertical headroom height in the attic is less than 30". Access must be provided to each separated attic area (if over 30 sq. ft.), shall be located in a hallway or other readily accessible location and 30" headroom clearance is required above the opening. Detail and reference all shear locations with a detail showing shear extending to roof sheathing. The use of drag trusses as shown on 3/4 requires truss calculations and framing plan to reflect appropriate drag/axial loads. Braced wall panels less than 4 ft require hold downs. See two 3 ft panels. Where removing existing stucco shear please show on the plans how remaining walls will comply with conventional construction provisions ( R602- Conventional Light-Frame Construction of the California Building Code) or provide an engineering analysis for the lateral load resistance of the wall(s) in question . The plans did not address existing common wall to proposed master addition occurs as it appears proposing to be the removing stucco shear. Plans to reflect how these wall (s) be laterally braced to roof sheathing as the additional 1/2 of the loads from proposed room addition and removal of stucco required that this be replaced with brace wall panels extending to roof sheathing. Specify type, length of panels, nail size and spacing and shear transfer. Detail and reference retro fit anchor bolts required to be added for new shear walls at existing foundation. If using redheads, then note size, type and length. If epoxied then note size of all thread, depth of embedment and epoxy type and ICBO/NER number. Any shear panel lengths less than 4 ft will require retro fit hold downs. Specify type of hold down and all thread size, length and depth of embedment. This will require special inspection to be noted at detail and cover sheet of plans (Continued on the next page) Carlsbad 15-4523 12/30/15 The plans are reflecting a flush beam (5 1/4 x 11 7/8 )to be inline with removed existing bearing wall. In order to accomplish this would need to remove 3 1/2" from ends of existing trusses including gang nails. Engineer-of-record /truss engineer would need to provide a truss fix for this modification. Please clarify how this will be addressed. Appears will need to offset the PSL's and a center spread footing will be required. Need to use 1000 psf in any design (or soils report required per City of Carlsbad). In addition would need to verify beam adequate and detail and reference the taper cut at ends of the PSL's as heel height would only be around 4 plus inches. If special inspection is required, the designer shall complete the city's "Special Inspection Agreement". For each activity descrribed, pick one or more best management practices (BMPs) from the list located along the top of the form. Then place an X in the box at the place where the activity row intersects with the BMP column. Do this for each activity that was checked off and for each of the selected BMPs selected from the list. For Example - If the project includes site access across dirt, then check the box to the left of "Site Access Across Dirt". Then review the list for something that applies such as "Stabilized Construction Ingress/Egress" under Tracking Control. Follow along the "Site Access Across Dirt" row until you get to the "Stabilized Construction Ingress/Egress" column and place an X in the box where the two meet. As another example say the project included a stockpile that you intend to cover with a plastic sheet. Since plastic sheeting is not on the list of BMPs, then write in "Cover with Plastic" in the blank column under the heading Erosion Control BMPs. Then place an X in the box where the "Stockpiling" row intersects the new "Cover with Plastic" column.
