BOIL TESTING & INSPECTION SERVICES Reference is made 'to our previously submitted reports entitled "Preliminary Soils Investigation" dated September 23, 1985 and May 6, 1987. Approximate locations and depth of filled ground and extent of earth-work construction covered in this report are indicated on attached Plate No. 1 entitled "Test Location Sketch." Grading operations were performed in remove and recompact loose native and/or fill soils and to create seven level building pads to accommodate the proposed subdivision. The site was graded in accordance with recommendations ,set forth in our previously submitted report and conforms to project plans. LABORATORY TESTING: Representative soils samples were collected and returned to the laboratory for testing. Optimum moisture-maximum density tests were performed in accordance with ASTM D-1557 and are tabulated on attached Plate No. 2, entitled "Tabulation of Test Results." SOIL CONDITIONS: Native soils encountered were silty-sands. Fill soils' were imported and generated from the on-site excavation. The subdivision contains areas with transition from cut to fill. However, the proposed building areas are all cut or all fill, as tabulated on Plate No. 3. Therefore, no consideration need be given this characteristic. Expansive soils were observed during grading. However, they were placed in deeper fills or blended with non-expansive soil. It is our opinion expansive soils lay in a. non-detrimental condition and conventional construction may be utilized. Fill soils were placed, watered, and compacted in six inch lifts. Prior to earth-work construction, areas where fill was placed, were scarafied, watered, and compacted to a minimum of ninety percent. To de€ermine the degree of compaction, field density tests were performed in accordance with ASTM D-1556 or D-2922 at the locations designated on attached Plate No. 1. A tabulation of test results and their vertical locations are presented on attached Plate No. 2. During grading operations, all fill soils found to have a relative compaction of less than ninety percent were reworked until the proper compaction was achieved. OMPACTION LABS, INC. OIL TESTING & INSPECTION SERVICES RECOMMENDATIONS AND CONCLUSIONS: Continuous inspection was not requested to verify fill soils were placed in accordance with current standard practices regarding grading operations and earth-work construction. Therefore, as economically feasible as possible, part, time inspection was provided. Hence, the following recommendations are based on the assumption that all areas tested are representative of the entire project. Ccnpacted fill and natural ground have adequate strength to safely support the proposed loads. Slopes are stable as constructed with relation to deep seated failure; provided they are properly maintained. Slopes should be planted within 30 days of this report date, with a light groundcover (no iceplant) indigenous to the area. This will reduce the probability of failure as a result of erosion. Temporary slopes, to be retained and/or completed at a later date, should be considered unstable and may prove to be a detrimental condition. Continuous footings having a minimum width of 12 inches and founded a minimum of 12 and 18 inches below lowest adjacent grade for one and two story, respectively, will have an estimated allowable bearing value of 2500 pounds per square foot. Footings located on or adjacent to slopes should be founded at a depth such that the horizontal distance from the bottom outside face of footing to the face of the slope is a minimum of eight feet. All continuous footings should be reinforced with a minimum of one #4 bar top and bottom. Completion of grading operations were left at rough grade. We, therefore, recommend a landscape architect be contacted to provide finish grade and drainage recommendations. Prior to pouring of concrete, Compaction Labs, Inc., should be contacted to inspect foundation recommendations for compliance to those setforth. During placement of concrete, Compaction Labs, Inc., and/or a qualified concrete inspector should be present to document construction of foundations.
