This investigation was limited to several hand dug pits, excavated adjacent to the building. It was recommended by our report that all existing fill or compressible topsoils in any proposed building addition areas be removed and recompacted prior to footing excavations. The project contractor removed the loose fill and topsoils in the garage addition area down to firm native soils. The depth of the removal was approximately 4' in the southwest, and 2' to the north. This loose fill was removed outside the planned new garage foundations, except near two existing trees (see attached plat). CIVIL ENGINEERING LAND SURVEYING A backhoe, a wacker type hand compactor, and a loaded dump truck were used to recompact the removed fill native material. The native silty sands were water conditioned and placed in 611 maximum lifts prior to compaction work. After additional field investigation, it was determined that deepened footings are to be utilized for the proposed building additions to the east of the existing residence. These foundations are to be excavated as to be bearing on firm native soils (20"- 24" total depth anticipated). A field representative from this firm was present during this work to make visual inspection and perform relative compaction testing at random intervals as the work progressed. A summary of these test results, along with a test location plat is attached for your records. All test results were in excess of the required 90% relative compaction. This site is now considered to be acceptable for continued work on the residential remodel as planned. Note that all foundations are to be inspected by our firm prior to concrete placement. Respectf,Rly sumitted, R.C.E. 33220 WNo.Em 8.30-94 332i Attached: Appendix D OFCØ Appendix E Compaction Test Result- s--Test Location Map APPENDIX D CONSTRUCTION RECOMMENDATIONS It should be noted that the characteristics of as-compacted fill may change due to post-construction changes from cycles of drying and wetting, water infiltration, applied loads, environmental changes, etc. These changes can cause detrimental changes in the fill characteristics such as in strength behavior, compressibility behavior, volume change behavior, permeability, etc. The owner/developer should be made aware •of the possibility of shrinkage cracks in concrete and stucco materials. The American Concrete Institute indicates that most concrete shrinks about 1/8 inch in 20 feet. Separation between construction and cold joints should also be expected. This office is to be notified no later than 3 p.m. on the day before any of the following operations begin to schedule appropriate testing and/or inspections. 1. Any additional fill placed under any conditions 12 inches or more in depth, to include: Building pads. Street improvements, sidewalks, curbs and gutters. Utility trench backfills. Retaining wall backf ills. The spreading or placement of soil obtained from any excavation (footing or pool, etc.). Our firm shall be contacted prior to any driveway concrete or A.C. paving work to provide recommendations for a structural section based on soil conditions. All sub-grades and/or base materials shall be prepared and compacted as to be in compliance with our recommendations. Drainage The owner/developer is responsible to ensure adequate measures are taken to properly finish grade the building areas after the structures and other improvements are in place so that the drainage water from the improved site and adjacent properties are directed away from proposed structures. A minimum of two percent gradient should be maintained away from all foundations. Roof gutters and downspouts shall be installed on the building. All discharge from downspouts should be led away , from the foundations and slab. Installation of area drains in the yard sould also be considered. The site is considered as acceptable for the construction of the planned additions and remodel. Construction shall conform to the recommendations made in our soils investigation report issued in August 1992. The concrete reinforcement recommendations referred to herein should not be considered to preclude the development of shrinkage related cracks, etc. rather, these recommendations are intended to minimize this potential. If shrinkage cracks do develop, as is expected from concrete, reinforcements tend to limit the propagation of these feautures. These recommendations are believed to be reasonable and in keeping with the local standards of construction practice. Special features should be given to any "re-entrant't corners (approx. 270 degree corners) and curing practices during and after concrete pour in order to further minimize shrinkage cracks. The attached drawing details, the approximate location of cuts, fills and locations of the density tests taken .and is applicable to the site - at the time this report was prepared. This report should be considered valid for permit purposes for a period of six months and is subject to review by our firm following that time. IF ANY CHANGES ARE MADE - PAD SIZE, BUILDING LOCATION, ELEVATIONS, ETC. - THIS REPORT WILL BECOME INVALID AND FURTHER ENGINEERING AND RECOMMENDATIONS WILL BECOME NECESSARY. APPENDIX E ORIGIN OF STRAIN FEATURES AND CONSTRUCTION PRACTICES ORIGIN OF STRAIN FEATURES Strain features, for example cracks in walls and slabs, are a result of deformation of the house and improvements under the action of forces. Some of these forces may originate in the underlying soil; however, other forces originate as a result of construction methods and materials. These origins of forces often interact as contributing factors. The goal of construction practice and engineering is to limit development of strain features to generally accepted levels. An attempt to reduce strain features below generally accepted levels requires more expensive engineering and construction. In addition to cracks in walls and slabs, strain features include the following: bulges at wallboard seams, out-of-square door and window frames that cause rough operation, cracked footings, displacement of separate structural elements such as between walls and chimneys or across contraction joints in slabs, and unusual variations in topography of the floor slab. CONSTRUCTION PRACTICES Some cracking of slabs, footing, and walls is considered normal and is the :result of a necessary balance between benefits and costs. Minor cracking does not affect the serviceability of a house and has been considered generally acceptable. In some conditions a concrete slab or footing may develop a single. large crack or numerous small cracks. Data in Engineering Bulletin No. 3, Design and Control of Concrete Mixtures by the P o r t l a n d Cement Association, indicates that a high-quality sla b o r f o o t i n g that is 50 feet in dimension may experience 0.3 6 i n c h e s o f shrinkage during the •first 38 months after, construction. Approximately 0.12 inches of shrinkage would occur dur i n g t h e f i r s t month and an additional 0.2 inches would occur in th e n e x t 1 0 months. Moreover, concrete in residential structur e s i s o f t e n placed with high water content, high initial temperatur e s , s m a l l aggregate, and during hot and dry weather conditions. A l l o f t h e s e can increase the amount of shrinkage. In some slabs, t h e s h r i n k a g e may be expressed as one or two cracks rather than being dis t r i b u t e d shrinkage as small cracks but is not always effective. III. CAUSES OF PLASTIC SHRINKAGE CRACKS AND RECOMMENDE D C O R R E C T I V E MEASURES These unsightly cracks are caused by a rapid evaporation o f w a t e r and surface drying of fresh concrete. Plastic concrete s h r i n k a g e cracks can be minimized by using good construction .p r a c t i c e s , s u c h practices are listed below: Saturate the subgrade and forms. Lower the temperature of the concrete in hot weathe r ( o v e r 85°F). Reduce the time between placing the concrete and finishin g i t . Provide environmental controls, such -as sun-shades, w i n d b r e a k s or temporary coverings. Don't overwork finishing effort as this will cause sep a r a t i o n of aggregates and bring excessive water to surface. Provide expansion/ contract i?rn joints. An existing single family residence is located on a small lot in an older part of Carlsbad. As reflected by the owners proposed development plans, he proposed to enlarge this existing residential structure by adding a single story residential area on the east side and adding a two car garage on the west. This residential lot was apparentaly graded as part of a larger residential subdivision years ago. It appears that the front (north) 3/4 of the lot consists of native soils and the southerly portion of the site is made up of fill soils up to 4 feet in depth. The proposed residential addition will extend into the fill soil area. Several dug pits were excavated in the proposed building area. In place density testing was performed at various levels with all results ranging from a low of 79% to a high of 95% relative •-: compaction.. Representative soils samples were obtained and laboratory p67/ CIVIL ENGINEERING LAND SURVEYING 4 / I testing performed on those samples to help evaluate pertinent soil characteristics. Based on those laboratory test results and our experience with similar soils and projects, we are making the following recommendations. It should be noted that the foundations soils are considered to be non-expansive and no special design considerations are necessary to compensate for expansive characteristics. Please refer to the attached plat (Exhibit A). Note relative compaction test locations numbered 1 through 6 and the location of the estimated cut/fill daylight line. A compaction test summary is also attached for reference. Minor qualities of removal and recompaction will be required in the southerly portions of the proposed addition structures. Estimated depth is two feet. Exact removal depths and limits will be determined by our field technician at the time this work is performed. Minimum foundations shall be 12 inches wide and founded 12 inches below grade and shall have two #4 bars of reinforcing steel. One bar shall be placed near the top of foundation and the other bar shall be placed three inches from the bottom of foundation. All concrete slab on grade floors shall be four inches thick P.C.C. and be reinforced with 6x6/10x10 welded wire mesh placed at mid slab. P.C.C. slab shall be placed over 4" sand blanket with 6 mil visqueen vapor barrier. At all locations where the new slab joins the existing slab, the new slab shall have a thickened edge to a 10 inch thickness, tapering back to a normal four inch thickness, four feet. #4 rebar dowels shall extend into existing foundations, a minimum of six inches at 12" centers. All dowels shall be epoxy grouted into existing concrete and extend to a minimum of 24 inches into the concrete slab. These recommendations are - based upon soil characteristics only, and do not reflect any possible design considerations imposed by the building design which might increase these recommendations. The proposed foundations may be designed utilizing an allowable soil bearing value of 1500 psf. This value may be increased by 1/3 for the design of load that includes wind and seismic analysis. I The anticipated total and/or differential settlements for the proposed structure may be considered to be within tolerable limits provided the recommendations presented in this report are followed. This Engineer shall inspect all foundations prior to placement of any concrete. It is the responsibility of the Developer or their representative to ensure that the information and recommendations contained herein are brought to the attention of the Engineer and Architect for the project and incorporated into the project plans and specifications. It is further their responsibility to take the necessary measures to ensure that the contractor and his sub-contractors carry out such recommendations during construction. In conclusion, the site is acceptable for the construction of the proposed residential addition.
