GENERAL RESIDENTIAL REQUIREMENTS Window area must be at least 1/10 of the floor area and a minimum of 10 square feet per Section 1 203.3.(Provide interior elevation to show the existing kitchen +nook+Iiving room has adequate nature light and ventilation.) Openable window area in habitable rooms must be 1/20 of the floor area and a minimum of 5 square feet. In bathrooms and water closet compartments, 1/20 of area is required and minimum is 1.5 sq. ft. Section 1203.3.(see item 3) Show that ceiling height for habitable rooms is a minimum of 7'-6". Section 310.6.1. Show ceiling height for laundry rooms, hallways, corridors, and bathrooms is a minimum of 7'-0". Section 310.6.1. Dimension on the plans 30" clear width for water closet compartments and 24" clearance in front of water closet. Section 2904. City of Carlsbad 03-2779 10/17/03 EXITS, STAIRWAYS, AND RAILINGS 8. Guardrails (Section 509.1): Shall have a height of 36". Shall be detailed showing adequacy of connections to resist the horizontal force prescribed in Table 16-13. Openings between railings shall be less than 4". The triangular openings formed by the riser, tread and bottom element of a guardrail at a stair shall be less than 6". 9. Provide stairway and landing details. Sections 1003.3.3. Maximum rise is 7" and minimum run is 11". When the stairs serves less than 10 occupants, or serves an unoccupied roof, rise may be 8" maximum and run 9" minimum. Minimum headroom is 6'-8".. Minimum width is 36". 10. Handrails (Section 1003.3.3.6): Handrails are required on each side of stairways. Stairways less than 44" wide or stairways serving one dwelling unit may have one handrail (if not open on both sides). Private stairways (1 tenant) need only have a handrail on one side if 30" or less in height. Stairways having less than four risers and serving one individual dwelling unit need not have handrails. Handrails and extensions shall be 34" to 38" above nosing of treads and be continuous. The handgrip portion of all handrails shall be not less than 1-1/4 inches nor more than 2 inches in cross-sectional dimension. Handrails projecting from walls shall have at least 1-1/2 inches between the wall and the handrail. 'Except for private stairways, at least one rail shall extend 12" beyond top - and bottom risers. Ends of handrails shall be returned or shall have rounded terminations or bends. ROOFING 11. Per local ordinance, a Class A roof is required. 12. Show the required ventilation for attics (or enclosed rafter spaces formed where ceilings are applied directly to the underside of roof rafters). The minimum vent area is 1/150 of attic area (or 1/300 of attic area if at least 50% of the required vent is at least 3 feet above eave vents or cornice vents). Show area required and area provided. Section 1505.3. City of Carlsbad 03-2779 10/17/03 Where eave vents are installed, insulation shall not block the free flow of air. A minimum of 1" of air space shall be provided between the insulation and the roof sheathing. To accommodate the thickness of insulation plus the required 1" clearance,. member sizes may have to be increased for rafter-ceiling joists. Section 1505.3. Note on the plans: "Attic ventilation openings shall be covered with corrosion-resistant metal mesh with mesh openings of 1/4-inch in dimension." Section 1505.3. . FOUNDATION REQUIREMENTS Specify size, I.C.B.O. number and manufacturer of power driven pins, expansion anchors or epoxy anchors. Show edge and end distances and spacing. Section 106.3.3. Show on the plan the amperage of the electrical service, the location of the service panel and the location of any sub-panels. PLUMBING (UNIFORM PLUMBING CODE) 31. Provide a note on the plans: In showers and tub-shower combinations, control valves must be pressure balanced or thermostatic mixing valves. New water closets and associated flushometer valves, if any, shall use no more than 1.6 gallons per flush and shall meet performance standards established by the American National Standards Institute Standard A112.19.2. ENERGY CONSERVATION The window schedule shall clearly describe the required U-factor and solar heat gain coefficient (SHGC) values and demonstrate compliance with the Title 24 energy calculations. Cloth backed duct tape is no longer permitted to be used as the sole connection for mechanical ducting. Note on the plans that duct tape, as a minimum, meeting the requirements of ULI8I, 181A, or 181B, shall be used or additional duct attachment devices such as tie wraps or mastic will be required for installing mechanical ducting. Detail or note on the plans: "The return air plenum serving the mechanical equipment must be fully ducted from the equipment to the conditioned space. Drop ceilings, wall cavities and equipment platforms may not be used as plenums."
