I EARTH MATERIALS I The site is blanketed by terrace deposits consisting of medium brown, moist, very loose, porous sand. The upper 1 t 1.5 feet includes minor organics and a slightly higher silt content, indicating early stages of topsoil development. The terrace deposit sands become slightly moist to dry at depths ranging from I l to 2 feet, and become medium dense to dense at depths ranging from 3 to 4 feet. The upper loose, porous zone of the terrace. deposits is considered unsuitable for structural support. This material is suitable for use as compacted fill provided it is cleaned of deleterious debris. GROUNDWATER Groundwater was not encountered in our test trenches and there is no evidence of near-surface groundwater on or in the immediate vicinity of the site. However, a southwesterly trending drain consisting of a four inch -diameter vitrified clay pipe embedded in gravel was encountered in Test Pit TP-l. Recommendations concerning treatment of the drain may be provided at that time. I SEISMICITY I The site, as all of Southern California, is in a seismically active region. Although there are no known active or potentially I active faults on or in the immediate proximity of the site, there are faults in close enough proximity to cause earthquake-induced I ground shaking on the site. Moderate to intense ground shaking I should be anticipated within the next 50 to 100 years. Seismically resistant structural design is recommended. I FIELD EXPLORATION I I Subsurface conditions were explored by excavating five exploratory trenches utilizing a tractor mounted backhoe with 24- inch digging bucket. Trench locations are indicated on the Site Exploration Map, Plate 1, which is based on a conceptual plan I provided by Mr. Stewart. The trenches range from 4.5 to 5.5 feet I in depth. OCTOBER 27, 1987 W.O. 791-SD - PAGE 5 I LABORATORY TESTING I Compaction Tests To determine the compaction character of site soils, compaction I testing was performed on a representative sample of near surface I terrace deposit material. Testing was performed in accordance with ASTM Test D-1557-78. A laboratory maximum dry density of I 124.0 pounds per cubic foot and an optimum moisture content of 10.0 percent was determined for this soil. I Expansion Tests A swell test was performed on a remolded sample of the I Terrace deposit material. The sample was prepared at 80 percent of the optimum moisture, and at 90 percent of the I maximum dry density. Thesample was placed under a 60-pound per square foot surcharge and submerged in water for 24 I hours. The percent swell was then recorded as the amount of vertical rise compared to the original -one-inch sample I height. A swell of less than one percent, which is I considered low expansive, was recorded for this soil. An expansion index test was also performed with a sample of the same material. I CONCLUSIONS AND RECOMMENDATIONS Based upon the geotechnical data presented herein, it is our opinion that the subject property is suited for the proposed development from a soil engineering and geologic viewpoint, provided that the recommendations presented below are incorporated into the final design, grading, and construction phases of development. Treatment of Existing Ground and Fill Placement 1. Debris, vegetation, and other deleterious materials should be removed from the site. I 2. The upper, loose zone of the terrace deposits should be removed within each building pad area and three feet beyond I in each direction. Removals should extend to a depth of three feet below the existing elevations or three feet below I pad grade, which ever is lower. This membrane should be covered with a minimum of one-inch of sand to aid in uniform curing of the concrete. Concrete slabs should be reinforced with a minimum of 6 inch by 6 inch, No. 10 by No. 10 welded wire mesh to control cracking due to contraction. Slab reinforcement should be supported to ensure placement near the vertical midpoint of the slab. Although no specific presaturation is required for these soil conditions, footing trench excavations and slab area soils should be well watered prior to pouring concrete. The site is rectangular in shape and slopes gently to the southwest at gradients, of 10:1 or less. Maximum relief across the site approximately is 8 feet. Drainage is by sheet flow to Tamarack Avenue. I No structures exist on the site, and no evidence of previous site development was observed. Where moisture condensation is undesirable, concrete slabs should be underlain with a moisture barrier consisting of a minimum of 6-mil polyvinyl chloride or equivalent membrane, with all laps sealed. This membrane should be covered with a minimum of one-inch of sand to aid in uniform curing of the concrete. Concrete slabs should be reinforced with a minimum of 6 inch by 6 inch, No. 10 by No. 10 welded wire mesh to control cracking due to contraction. Slab reinforcement should be supported to ensure placement near the vertical midpoint of the slab. Although no specific presaturation is required for these soil conditions, footing trench excavations and slab area soils should be well watered prior to pouring concrete. Exterior trenches paralleling a footing and extending below a 1:1 plane projected from the outside bottom edge of' footing should be compacted to 90 percent of the laboratory standard. Sand backfill, unless it is similar to the inplace fill, should be not allowed in these trench backfill areas. Density testing, along with probing, should be accomplished to verify the desired results. LI I GRADING GUIDELINES Grading should be performed to at least the minimum requirements of the governing agencies, Chapter 70 of the Uniform Building Code and the guidelines presented below: Treatment of Existing Ground I 1. All heavy vegetation, rubbish and other deleterious should be disposed of off site. I materials 2. - All . loose surf icial deposits should be removed as I described in the body of this report. Deeper removals than indicated in the •text of the report may be I necessary due to saturation during winter months. I 3. Subsequent to removals, the natural ground should be I scarified to a-depth of twelve inches, moistened to at least optimum moisture content and compacted to fill standards. I Fill Placement 1. All site soil may be reused for compacted fill; however, some special processing or handling may be required (see report). 2. Rocks or concrete fragments greater than eight inches in diameter should be taken off site. I Transition lots (cut and fill) should be capped with a three foot thick compacted fill blanket. Exploratory backhoe trenches still remaining after site removal should be excavated and filled with compacted fill if they can be located. Grading Observation and Testing Observation of the fill placement should be provided by the Soil Engineer during the progress of grading. In general, density tests would be made at intervals not exceeding two feet of fill height or every 1,000 cubic yards of fill placed.
