An ADU may have a separate utility service installed, or sub fed via existing service with adequate capacity. ADU's require electrical load calculations per CEC 220.83 to justify existing electrical service size is adequate. Please show compliance. The load calculation provided is for the ADU alone. Load calculations for the existing house plus the ADU are needed for sizing of the main electrical service. Based on the information available, it appears that the existing I OOA service will not be adequate. A separate (detached building with a separate foundation and slab) ADU requires a separate ground electrode system per CEC 250.32. Assuming the ADU is being fed by a panel at the existing building, please provide a single line diagram showing the subpanel for the ADU and its feeder and grounding design. Also show the location of the ADU subpanel. Please show cold water bond at the ADU. 20. Please correct the gas diagram. f) The minisplit is powered by electricity. The report shall include foundation design recommendations based on the engineer's findings and shall comply with Section R401.4. The City of Carlsbad requires a soil report for this project since it exceeds 500 sq ft. Please ensure that all recommendations from the soil report are incorporated into the design. 9. If the soils engineer recommended that he/she review the foundation excavations, note on the foundation plan that "Prior to the contractor requesting a Building Department foundation inspection, the soils engineer shall advise the building official in writing that: The building pad was prepared in accordance with the soils report, The utility trenches have been properly backfilled and compacted, and C) The foundation excavations, the soils expansive characteristics and bearing capacity conform to the soils report." 10. Provide a letter from the soils engineer confirming that the foundation plan, grading plan and specifications have been reviewed and that it has been determined that the recommendations in the soils report are properly incorporated into the construction documents (if required by the soil report). 11. Show on the site plan the location and gradient (ie 2:1) of any slopes. Compliance with Section R403.1.7 for foundation setbacks from ascending and descending slopes must be clearly shown on the plans. 12. Please specify minimum 48" lap splice at top plates. Section R602.3.2. 13. Please specify 2x6 framing for exterior walls at section on sheet S2 per the energy design. 14. You have chosen to use the conventional construction bracing provisions outlined in the CRC Section R602.10. Please include the following in order to show compliance: In order to comply with section R602.10.2.2.1, provide a hold down capable of resisting 1800 lb uplift at the end closest to the corner of the building for each braced panel which does not start at the corner of the building. (Both panels at the rear elevation, the right panel at the front elevation and the 66" panel at the right elevation). Provide an additional braced panel with a footing below it, minimum 4' in length at the wall between the shower and the laundry closet. 15. Detail 5/S2.0 referenced at the interior braced panel on sheet S1.0 does not fit. This braced panel-is parallel to the trusses. Detail shows it is perpendicular. 18. Per CEC Article 210.11 (C)1, note on the plans that there will be a minimum of 2 small appliance branch circuits within the locations specified in Article 210.52(B), 19. The sizing should be based on the total developed length form the service. Specify the length of each portion of the pipe. The pipe size should remain the same between branches. The minisplit is powered by electricity. 21. Instantaneous water heaters shall have isolation valves on both the cold and the hot water piping leaving the water heater complete with hose bibs or other fittings on each valve for flushing the water heater when the valves are closed. See BCSI. Truss bracing must be designed by an engineer. For wide truss spacing, individual lateral braces themselves may require bracing, or alternative Tot I bracing should be considered. Never exceed the design loading shown and never stack materials on inadequately braced trusses. Provide copies of this truss design to the building designer, erection supervisor, property owner and all other interested parties. Cut members to bear tightly against each other. Place plates on each face of truss at each Joint and embed fuily. Knots and wane at Joint locations are regulated by ANSIITPI 1. 7. Design assumes trusses will be suitably protected from the environment in accord with ANSlITPI 1. S. Unless otherwise noted, moisture content of lumber shall not exceed 19% at time of fabrication. Unless expressly noted, this design is not applicable for use with fire retardant, preservative treated, or green lumber. Camber is a non-structural consideration and is the responsibility of truss fabricator. General practice Is to camber for dead load deflection. Plate type, size, orientation and location dimensions Indicated are minimum plating requirements. Lumber used shall be of the species and size. and In all respects, equal to or better than that specified. Top chords must be sheathed or puilins provided at spacing indicated on design. Bottom chords require lateral bracing at 10 It. spacing, or less, if no ceiling is installed, unless otherwise noted. Connections not shown are the responsibility of others. Do not cut or alter truss member or plate without prior approval of an engineer. 17. Install and load vertically unless Indicated otherwise. IS. Use of green or treated lumber may pose unacceptable environmental, health or performance risks. Consult with project engineer before use. Review at portions of this design (front, back, words and pictures) before use. Reviewing pictures alone Is not sufficient. Design assumes manufacture in accordance with ANSWTPI 1 Quality Criteria.
