IRRIGATION INSTALLATION The contractor's bid shall include all work necessary to install a new recycled water compatible, bubbler irrigation system on any planting areas not supporting turf (stations and quantities proposed are for the convenience of the contractor; contractor to verify). The contractor shall install below-grade pipe, bubblers on pop-up heads, sleeving, and all other equipment necessary for a complete and fully-functioning irrigation system compatible with Carlsbad and S.D. county recycled water standards. Contractor points of connection shall be sixteen automatic control valves, each located within the bubbler station area being serviced ( contact L.A. for locations). The contractor shall provide all pruning, shrub removal, and trenching necessary to fully implement the work. Contractor is to submit Design/Build Irrigation plans for L.A. review and approval prior to implementation of the irrigation work. CONTRACTOR SHALL IRRIGATE TREES IN TURF AREAS AS NECESSARY TO ESTABLISH REPLACEMENT SOD. HOWEVER, THE SOIL SHALL NOT BE ALLOWED TO BECOME SATURATED, PARTICULARLY IN THE VICINITY OF THE NEWLY INSTALLED TREE. Plane trees to be replaced are those that occur in the landscape setback only. College Boulevard median trees are not proposed for replacement by this project. / / )?~0 / / / The order of planting shall be as follows: 1) Replacement trees shall first be installed in lawn areas, followed by installation in slope areas. 2) Project theme trees (Tipuana tipu), shall be installed along the R.O.W. prior to the installation of support and accent trees. 3) All replacement trees proposed by this project shall be installed within one year of project start-up. Existing trees to be removed shall be removed in the following order: 1) All existing trees occurring close enough to compete with a newly installed tree shall be removed (when tree trunks are within approximately 1 O feet). City of Carlsbad standards require that a minimum of one street tree is located for every 40 feet of street frontage. To satisfy this requirement, 665 street trees are located by this plan. 562 trees are replacement trees, and 103 trees presently exist at project corners and are not proposed for removal. To assure equitable distribution, each of the four sections of road originating from the Faraday Ave. Blvd. corner meets its street tree requirement. SOIL SAMPLES Eight sites are identified as soil sampling locations on the Phasing/Key Map (this sheet). Collect a minimum of 2 sub-samples from each side of the street, and combine to make a single sample. Submit each sample for complete analysis to soil lab acceptable to the City of Carlsbad, and request amendment recommendations for each sample. Provide test results and amendment recommendations to Landscape Architect at least 7 days prior to beginning of installation. ISSUE #3 NOTE Issue #3 provides phasing, irrigation and some minor revisions to the Issue #2 plan set. This set is issued to direct the project installation.
