The Contractor is responsible for provtding to the permitting agency, any information not shown on these plans. STAIR SYSTEMS 8. STONE STAIRS: The stone stairs shall be constructed as generally shown on the plans and detail. Stone for the stairs shall be Baja La Cresta as available through KRC Rock in San Marcos unless otherwise specified by the Landscape Architect. Stone stairs shall be constructed with btind mortar joints. 9. CONCRETE STAIRS: The concrete stairs shall be constructed as generally shown on the plans and details. The concrete color shall match the color specified for the concrete paving. The finish te,ture shall be light broom finish. WALLS, RETAINING WALLS, AND COLUMNS MOW CURBS AND E EDGING (ZX ON): Landscape header edging shall be Bend-a-Board with !her I slip joint manu red by Epic Plastics. Board color shall be brown. Board dimension shall be 2X6 n ·nal dimension. Minimum radius on 2X6 is 36 inches. Use coarse woodworl<ing tools for cuttI and drilling. Usa Phillips "Deck Male" square drive deck screws with 2.AII work on site shall conform to the latest editions of applicable local codes, including but not limited to, The Uniform Building Code, the Uniform Plumbing Code, the Uniform Machine Code, and the National Electric Code. 10. C.M.U. MASONRY RETAINING WALLS: Retaining walls 3' high or less shall be constructed as generally shown on the ~ans or per local code. Retaining waits higher than 3' shall be constructed per local code and shall require Agency permits. Retaining walls less than 3' in height shall be 8" C.M.U. masonry construction. All cells shall be solid grout fllk!d. Expansion joints shall be provided at 20' on center minimum. Footings and reinforcing for retaining walls shall be per local code. Retaining walls shall be waterproofed on the back side and shall include a perforated PVC drain tine wrapped in filter fabric and backfilled with 3/4" gravel along the length of the back side oflhe wall. The drain pipe shall be connected to the subsurface PVC drain system. Where allowed by Agency code and approved by the Landscape Architect, weep holes may be used as a drainage system in lieu of a perforated PVC drain line. Weep hole spacing and backfill shall be per Agency code. Soil beneath footings shall be compacted to 95% relative density. When buil on a slope, retaining walls require 7 feet to daylight from the leading edge of the footing. 8 Stone Stairs (typical). ~ Existing easement for public road purposes granted to the County of San Diego, recorded February 5, 1941 in book 1144, page 30 of O .R. \ \ "Evercote'" lifetime guaran or ring shank nails to jptn boards. Allow for thermal expansion by teaving gaps in the slip joints or at e end of the run. Do not screw or nail through shp joint. At slip joints use 7 gauge galvanized steel hair ·n . BOULDERS STUCCO FINISH 3.STUCCO WORK: Unless otheiwise noted on the plans, the finished texture and color of all stucco work shall be per the architectural specifications for the house. PAVING SYSTEMS 4.PEDESTRIAN CONCRETE PAVING: All proposed concrete paving shall be integral color with Davis liquid color system. The Landscape Archtt:ect shall make the final determination of the concrete color. For bidding purposes only. the concrete color shall be "San Diego Buff". The finished te,ture of all concrete work shall be acid etch or hghl sandblast. Due to the susceptibility of acid etched or light sandblasted concrete to staining. after etching or sandblasting the concrete shall be sealed with '"Porous Plus'" sealer by Miracle Seal. Concrete paving shall be 4 inches thick with #3 reinforcing ba~ tied at 24 inches on center (maximum) in both directions, tied at each crossover. Concrete shall be a minimum 5-sack mix with¾" aggregate and 2000 psi minimum. Contractor shall provide a 2 inch (minimum) sand or D.G. base compacted to 90% for the concrete paving. Subsoil below paving shall be free of organic matter, large clay lumps, and stones larger than 1 inch, and shall be compacted to a minimum of 90%. Concrete control score joints and expansion joints shall be located as shown on the ~an. Note: Expansion joints shall be located at changes of paving materials and at junctions of any permantent structures (such as walls) even if not shown on the plans. Additional joints may be added if determined necessary by the concrete contractor to prevent surface cracking. If control joints are to be saw cut, they shall be cut within 24 hours of the concrete pour. 5.FLAGSTONE PAVING ON SANO BASE: All flagstone on a sand base shall be a minimum of 2" thick stone installed with a 4 inch deep washed plaster sand base . Flagstone shall be "Tan" color, random shape flaQStone as generally available through KRC Rock in San Marcos, California. Stone sizes shall generally match the sizes shown on the plan. 6.D.G. PAVING: Decomposed Granite (D.G.) paving shall be installed in the locations shown on the plan. The D.G. material shall be New CaHfornia Gokf, as available through KRC Rock in San Marcos. The D.G. shall be mixed with cement for stabiization. Cement (Type 1 or Type 2 Portland Cement) shall compose 4-5 percent of the total cement/D.G. mix (approximately (1) 94Ib. bag of cement per 80 square feet of paving surface at 3 inches thicK). The D.G. and cement mixture shall be placed in a minimum 3 inch thicK layer, watered and rolled , tamped or otheiwise compacted into place leaving a smooth compact finish surface. Equivalent stabilizing materials may be used in lieu of the cement mix. Alternatives must be approved by the Landscape Architect. 7.D.G. PATH STONE EDGING: The stone edging shall be generally installed as shown on the plans and details. The stone for the edging shall match the stone used for stone retaining walls on site. Notify the Landscape Architect immediately of any discrepancies between these plans and actual field conditions. 3.WATER PRESSURE: Existing static water pressure at the point of conriection Is B5psi as per the Carlsbad Water District November 5, 2D08. 4. Contractor shall test the pressure at each meter connection. If pressure varies from that shown, contractor shall contact the Landscape Architect. Adjustments to the pressure regulator, nozzles, or head spacing may be necessary. 5.Sprlnkler heads are not to be scaled off of the drawings. Irrigation contractor shall adjust all sprinkler heads to provide an even "head to head" coverage and to prevent overspray onto buildings, walls, walks, drives, and other paved non-landscape surfaces. &.CHECK VALVES: Check valves shall be installed as required to prevent all low head drainage, 7.PIPE MATERIAL Al'lD TRENCH DEPTHS: Schedule 40 pipe shall be used for all pressure line pipe. Class 200 pipe shall be used for lateral lines. The pressure \lne and lateral line pipes shall be buried per the following schedule: Pressure Lines Less than 3'' in diameter: 18 inches cover 3" 5-1/2" in diamettlr: 24 inches cover 6" or greater in diameter: 36 lnches cover. Standard 1 Cover Crop/Reinforced Straw Matting: Cover crop shall be a seed mix typically made up of quick germinating and fast covering grasses, clovers, and/or wi!d flowers. Submit the specific seed mix for City approval prior to application. The cover crop shall be applied at a rate and manner sufficient to provide 90% coverage within thirty (30) days. SITE CONDITION DURING WORK The contractor shall maintain the site in an orderly and safe condition at all times during construction, and shall secure the site at the end of each working day. "AS BUILT DRAWINGS" Contractor shall provide record drawings ("as builts") of all installed work to the owner upon completion. Record plans shall indicate any and all changes, additions or deletions to the plans, especially: points of connection, irrigation pressure line location, back.flow prever1tion devices, pressure regulations, controllers, direct burial wires, electric lines, under drains, and all other utilities. Insert pipe into fitting within 20 second of applying cement. Hold weld tightly to!)ether for one minute to allow cement to set.
