Please check the one or two boxes below which best describes the information you would like us to concentrate on, and/or check the box marked "other" and tell us in your own words what information you would like from us. 0 SITE DESIGN: Focus is on reviewing issues such as development standards (setbacks, building height, etc.), hillside compliance, landscaping, signage, open space requirements, and other physical aspects of zoning. Plans adequately illustrating these features are needed for review. ~ LANDUSE: Focus is on determining the compatibility of the proposed land use with the existing general plan and zoning designations, determining whether staff could support a general plan amendment or zone change, and determining compatibility of the proposed land use with surrounding land uses. 0 ARCHITECTURE: Focus is on establishing quality architecture and checking its compatibility with the surrounding area and against any applicable guidelines or plans. Building elevations or other architectural information are needed for review. Preliminary Site Plan B Summary 0 The site currently includes 6 legal lots (5 buildable parcels, 1 driveway parcel) within the subdivision boundary of Map no. 10590. However, the current configuration of these parcels makes for an inefficient site with wasted land area and has resulted in several parcels that are inconsistent with the current zoning. Our goal is to provide new housing as quickly as possible by adjusting the internal lot lines of select parcels in order to create a more usable site, with improved access, and to bring the overall lot sizes more closely in-line with current zoning. We would like to achieve this through simple internal lot adjustments and are requesting guidance from the City through the preliminary review process as to how to best achieve these changes. Questions 1. Are we able to eliminate Lot 6 as part of an internal lot line adjustment and replace with a private drive easement or right-of-way? 2. How many internal lot adjustments can we make without triggering a requirement for a new tentative map? 3. Can a tentative map be waived because we are not creating any new lots? 4. If we were to pursue a new tentative map, would we be eligible to pursue a density bonus? 5. When new lots are created, how which direction will the setbacks face (i.e. will the front yard setbacks face Highland or the private drive)? 6. Is a maintenance agreement sufficient if a single storm water basin is provided for the site? 7. Does the Fire Department have a preference for a turnaround; hammer head vs. cul-de-sac? 8. Given that there is a fire hydrant directly located on the street adjacent to the site, would another hydrant be required to be located on the site? 9. What approach would the city recommend we take in order to 'normalize' the lot sizes and layout as proposed? 10.
