ALL IRRIGATION PIPE SHALL BE STENCILED WITH WARNING, "NON-POTABLE OR RECYCLED WATER", COLOR-CODED (PURPLE) AND LAID WITH WARNING TAPE AND STENCILING ORIENTED TOWARD THE TOP OF T/-IE TRENCH PER THE CARLSBAD MUNICIPAL WATER DISTRICT'S RULES AND REGULATIONS. 15. ON NEW ON-SITE SYSTEMS (POST-METER), POTABLE WATER, CONSTANT PRESSURE RECYCLED WATER AND SEWER LINES SHOULD BE PLACED A MINIMUM OF FOUR FEET APART OR AS DIRECTED BY T/-IE PROJECT ENGINEER AND/OR REGULATORY AGENCY. MEASUREMENTS SHALL BE BETWEEN FACING SURFACES. NOT PIPE CENTERLINES. 16. CONSTANT PRESSURE RECYCLED WATER LINES SHALL CROSS AT LEAST TWELVE INCHES BELOW POTABLE WATER LINES AND MAINTAIN AT LEAST TWELVE INCHES CROSSING SEPARATION BETWEEN OTHER UTILITIES. 17. IF A CONSTANT PRESSURE RECYCLED WATER LINE MUST BE INSTALLED ABOVE A POTABLE WA1ER LINE OR LESS T/-IAN TWELVE INCHES BELOW A POTABLE WATER LINE, THEN THE RECYCLED WATER LINE SHALL BE INSTALLED 'MTHIN AN APPROVED PROTECTIVE SLEEVE AS PER THE CARLSBAD MUNICIPAL WATER DISTRICT'S RULES AND REGULATIONS. 18. PERSONNEL MUST BE INFORMED THAT RECYCLED WATER IS MEANT FOR /RR/GA TION PURPOSES ONLY, AND IS NOT APPROVED FOR DRINKING PURPOSES, HAND WASHING, CLEANING OF TOOLS, ETC. GIVEN THE HIGH TURNOVER RA TE OF EMPLOYEES IN T/-IE LANDSCAPE INDUSTRY IT IS IMPORTANT THIS INFORMATION BE DISSEMINATED ON AN ALMOST DAILY BASIS. WATERING OUTSIDE THIS TIME FRAME MUST BE DONE MANUALLY WITH QUALIFIED SUPERVISORY PERSONNEL ON-SITE. NO SYSTEM SHALL AT ANY TIME BE LEFT UNATTENDED DURING USE OUTSIDE THE NORMAL SCHEDULE. /RR/GA TE IN A MANNER THAT WILL MINIMIZE RUN-OFF, POOLING, AND PONDING. The landscape architecl may instruct the contractor to issue change orders for any addition, alteration, or deduction he wishes to make. The contract price shall be adjusted by equitable agreement to cover such changes. lf any instruction by landscape architect involves extra cost to the contractor, he shall give written notice to the owner before proceeding with work. C. Landscape Construction Documents 1. The owner shall furnish the contractor with all drawings, specifications, revisions ordered by the !andscape architect, and change orders. The intent of the drawings and specifications is to indicate and specify a complete sprinkler system, installed ready for use without further cost in labor or matertals to the owner and complying with all applicable codes, specifications and details. F Quality Assurance: 1. Subcontract work to a sing!e firm specializing in irrigation work. Contractor shall possess all licenses and permits required to pertorm the work ot this contract including a C-27 landscaping license. G. Product Data Submittals 1. The contractor shall submit to the landscape architect catalog data and full descriptive literature for approval of items different than those specified. Approval of any item, alternate or substitute, indicates only that the product(s) apparently meet the requirements of the drawings and specifications on the basis of lhe information or samples submitted. H. Record Drawings 1. Prior to the initiation of irrigation work, the landscape contractor shall request from the owner, two blueli;ie sets of irrigation plans for their use in preparing the Field Set of record drawings. 2. The Field Set record drawings shall include all field revisions to the irrigation systems and the following: a. Water meter/ point of connection b. Electrical meter I point of connection c. Backflow assembly d. Automatic controller assembly e. Automatic control valves f. Remote control valves w/ station designation g. Isolation and quick coupling valves Pressure supply line route j, Control wire route. k, Slee~ng under vehicular use areas 3. Immediately up-::m the installation of any buried pipe or equipmenl the contractor shall i11dicate on the drawings the locations of said equipment. Dimensions shall be provided from two separate given permanent objects such as buildings, sidewalks, curbs and driveways. 4. Prior to final acceptance of work, the contractor shall submit to the landscape architect the complele Field Set of record drawings in a reproducible formal 5. Subm,ral of as-built plans shall be required by the City of Carlsbad Engineertng and Planning Divisions. The final plans shall be prepared by the Landscape Architect from dimensions on the Field Set of record drawings provided by the contractor. 6. Final as-built pla:1s shall t:>e drafted clearly to Hie satisfaction of the City, and the final plans shall be submitted to the City of their keeping. 7. The final as-built plans will be required to be reviewed and approved by the City and final plans v.111 be required to be approved and signed by the City prior lo release of securities. 8. A final full size bond copy, signed by the Landscape Arcllitect, is to be provided to the City. No laminated sets are to be provided to the City. I. Co111roller Charts: 1 The contractor shall prepare color-coded charts showing the valves, mainline, and sprinkler ]leads serviced by that particc1lar controller. 2. Within each conlroller, each valve/system shall be identified by a unique color. 3. All valves shall be numbered lo match the operation schedule and the drawings. Only those areas controlled by that contmller shall be shown. 4. Co11troller charts shall be a plot plan, entire or partial, showing buildings, walks, roads and walls. A photostatic print of this plan, reduced as necessary and legible in all details, shall be made to a size that will fit into the controller cover. 5. This print shall be approved by the landscape architect or the owner's authorized represenlative and shall be lmrmetically sealed Oetween two pieces of ten ml thick plastic. 6. For each controller, the contractor shall provide two sets of 11• x 17" controller cllarts as follows: a. One color coded laminated set to: The Owner b. One color coded laminated set to: To be secured on the inside surface of the cover of each automatic controller. J. Equipment, Keys, Manuals & Certifications: 1. Upon completion of the contractor's maintenance period, the contractor shall provide the following equipment to the Owner: a. (2) Controller enclosure keys for each enclosure. b. (2) Controller keys for each controller. c. (2) Keys to access special electrical switch inside each contoller enclosure. d. (3) Acme thread quick coupling keys and matching swivels for recycled water irrigation systems. e. \2) Sets of tools required for servicing and/or adjusting each sprinkler and valve type. f. (1) Copj of the backflow prevention device certification. g. (2) Sets of service manuals for all irrigation equipment installed. K. Guarantees: 1. Contractor shall furnish a written guarantee in accordance with the general conditions, for a period of one (1) year from the date of final acceptance and conclusion of tlle maintenance ;Jeriod. Guarantee shall cover the complete irrigation s~•stem, including settling of the backfill in trenches and repairs and/or replacement of any material damaged thereby or there from. 2. Manufacturer's warranties shall not relieve the contractor of his liatiility under the guarantee. Such warranty shall only supplement the guarantee. 2 Recycled Water Notes A Department of Environmental Health recycled waler supplemental notes· 1. All work shall be done ln accordance with the City of Carlsbad Water Department's rules and regulations. 2. Non-designated use areas shall be protected from contacl wilh recycled water, whether by v.1ndblown spray or bj direct application through irrigation or other use. Lack of protection, whether by design, construction practice or system operation, is strictly prohibited. 3. Irrigation heads shall be located or adjusted to minimize or eliminale over-spraying on sidewalks, streets and non-designated use areas. 4. On recycled water systems, all appurtenances (sprinkler heads, valve boxes, etc.) shall be color coded purple per AWWA guidelines and section 116615 of the California Health and Safety Code. 5. All maintenance personnel must be educated on a continuous basis of the presence of recycled water. Person11el must be informed that recycled water is meanl for irrigation purposes only and is not appro~·ed for drinking purposes, hand washing and cleaning of tools. 6. A physical separation shall be provided between adjacent areas irrigated with recycled waler and potable waler. Separation shall be provided by distance, concrete mow strip or other approved methods. 7. All main line pipes shall have warning tape per the City of Carlsbad Water Department's rules and regulations. 8. Burial of all wiring and piping shall meet !he City of Carlsbad Waler Department's rules and regulations 9. The developer/contractor shall conduct a cross-connection test and coverage test as directed by the City of Carlsbad Water District and/or San Die,o County Department of Environmental Health prior to any use of recycled water. 10. All irrigation shall be stenciled with the warning, "non-potable o, recycled wate~', color-coded {purple and laid with warning tape and stenciling oriented toward the top of the trench per the Oty of Carlsbad Water Department's ules and regulations. 3 Services A. Water Service: 1. Point of connections shown on plans, are approximate. Contractor shall coordinate with owner's aulhorized representative and goveming water district to have water available when required. 2. Each point of connection shall be serviced by a backHow prevention device, located down slream of the meter and approved by the City of Carlsbad Waler Department and the County of San Diego Department of Environmental Health 3. Backflow preventer must be tested and certified to local standards. 8. Eleclrical service: 1. Controllers shall operate on single phase, 110 to 120 volt, 60 cycle, alternating current and "ul" listed. 3. Conduit for 120 volt and 24 volt wiring shall be approved bj gomnlng building codes for electrical service. 4 Products A. General: 1. All materials and equipment shall be purchased new, specifically for this project, unless otherwise noted on the plans. 2. The contractor sllall furnish the articles, equipment, materials or processes specified bj name in the drawings and specifications. No substitution will be allowed without prtor oritlen approval by the landscape architect, or the owner's authorized representative. Equipment or materials installed or furnished without the prior approval of the landscape architect may be rejected and Ille contractor required to remove and replace such materials from the site at his ovm expense. 8. Backflow Prevention Devices 1 Reduced pressure principle backflow preventers shall be brass, bronze, or epoxy coated cast iron bodies with all bronze or stainless steel trim and all moving parts of non-corrosive materials, and shall completely and positively prevent back-siphoning of water. The backftow preventer assembly shall include inlet and discharge sl1Uloff ball valves with all risers, connectors, and appurtenances of Cass 1 red brass pipe, conforming to WW-P-351, and red brass fittings with pressure rating 1 conforming to WW-P-460. Backflow preventers shall be of the type end size designated on the drawings. C. Pressure Regulation Devic&s· 1. Pressure regulation device shall be as specified in drawings. D. Automatic control system: 1. Contractor shall furnish low vo!tage system ma.1ufactured expressly for control of automatic circuit valves of underground irrigation systems. Provide unit of capacity to suit number of circuits as indicated. 2. Automatic controller shall be furnished and installed complete with all electrical connections, ready for operation, and with options specified herein. a. Copper Pipe and Fittings: 1, Pipe between the meter and the backflow prevention device shall be hard copper, type "k" N Brass Pipe and Fittings: 1, Brass pipe shall be IPS standard weight 125 pounds, 85% red brass, with standard 125 pound class 85% red brass fittings and connections. 0. Potable Poljvinyl Chloride (PVC) Pipe and Fittings: 1, All on-site recycled water irrigation piping, and on-site potable water piping installed under this design shall be identified in accordance with the water department's standard specifications. 2. All PVC pipe shall be made from NSF approved, Type t, Grade 2 PVC compound conforming to AST!v1 resin specificalion D1784. Pipe shall meet requiremenls set forth in federal specification PS-22-70 with an appropriate standard dimension ratio. 3. Furnish plastic pipe continuously and permanently marked with following information: manufacturer's name or trade mark, size, class and type of pipe, working pressure at 73.4 degrees f., and National Sanitation Foundation (NSF) rating. 4. All pressure supply lines located upstream of remote control valves and quick couplers shall meet the following criteria: a. All two (2) inch and larger sized pipe shall be class 315 polyvinyl chloride (PVC). b. All one and on-half (1112) inch and smaller sized pipe shall be Type I, Grade 2, designated as PVC 1220, schedule 40. 5, All non-pressure lateral lines located downstream of remote control valves shall be Tjpe I, Grade 2 (impact modified), as designated as PVC 1220, class 200 6. 1/2" diameter pipe is not permitted. 7. No close nipples shall be used. 8. All on-site potable water piping shall be white PVC. 9. All on-site recycled water piping shall be purple colored PVC, continuously stenciled on opposite sides of the pipe with the words "caution -recycled water". Polyvinyl chloride pipe fillings and co11neclions shall be Type 11, Grade 1, schedule 40, high impact molded fittings, manufactured from virgin compounds as specified for piping tapered socket or molded thread !)'pa, suitable for either solvent weld or screwed connections. tv:achine threaded fittings end plastic saddle and flange filtings are not acceptable. Solvent cements shall comply with ASTM D2564. Socket joints shall ~e made per recommended procedures for joining PVC plastic pipe and fillings with PVC solvenl cement by lhe pipe and fitting manufacturer and procedures outlined in the appendix of ASTM D2564. 13. Thread lubricant shall be Teflon ribbon-type, or approved equal, suitable for threaded installations as per manufacturer's recommendations. P. ldentificalion Tape: 1. All sprinkler heads shall be equipped with a manufaclurer installed internal check valve, when available. 4. All sprinkler heads used on recycled water systems shall be equipped with manufacti.rer's purple covers. T. Drip Irrigation: 1, The drip line shall be Techline RW pressure compensating drip line as manufactured by Netafim Irrigation, Inc. Drip emitter How rate and spacing shall be as indicated on drawings. 2. Techline Fittings: All Techline connections shall be made with approved Techline insert fittings. 3. Soil Staples (TLS6): All on-surface-under mulch and / or sub-surface Techline installations sb.all be held in place with Techline Soil Staples spaced evenly every 3' • 5' on center, and with two staples on each change of location. 4. Line Flushing Valves: All Techline systems shall be installed with Netafim automatic line flushing valves as indicated on drawings 5. Air / Vacuum Release Valves: All buried systems shall be installed with Netafim air-vacuum release valves as indicated on drawings. 6 Pressure Regulator: A pressure regulator shall be installed at each zone valve and on the mainline (if shown on the plans) to ensure operating pressures do not exceed system requirements. Model number as indicated on drawings. 7 Disc Filter: A Te:::hfilter .jjsc filter srfl11 be installed at each zone valve or on the main lme to ensure proper filtration. Tile filter shall be a Netafim Disc Filter. Model number and mesh as indicated on drawings. 5 Execution A System Design: 1. All scaled dimensions are approximate. The contractor shall check and verify all dimensions on the site prior to proceeding with work under this conlracl 2. The contractor shall locate and mark all existing utilities such as power, telephone, domestic water, water, and Ille drains. Extreme care shall be taken by the contractor when excavating or working in these areas and coordination and cooperation bet'.veen the owner's representative and tlle contractor is required as the work progress lo the area. Contractor shall give 24 hours notice to representative as work progresses to underground utility areas. Contractor shall be responsible for damage to any utilities 3 Should utilities not localed or marked be found during excavation, the contractor shall promptly notify the owner and shall discontinue with work in the area, except necessary emergency work, to repair or prevent damage until instructions are given to the contractor by the owner's representative. 4. Failure to notify the owner of diSCO'Jery of such utilities or damage thereto will result in the contractor being liable for any and all damage caused to the utilities as a result of his actions. 5 Tlle contractor shall, before starling work on tile sprinkler system, carefully note all finish grades in order to s3tisfy himself that he may proceed with the work, and to restore finish grades to original conlours before completion. 6. The installation of all sprinkler matertals, including pipe, shall be coordinated wilh the landscape drawings to avoid interiering with tlle trees, shrubs, or other planting 7. Lay out sprinkler heads and make eni minor adjustments required due to difference between site and drawings. Any such deviations in layout shall De within the intent of the original drawings, a11d without additional cost to H1e Owner. Wilen directed by the Owner, the layoul sllall be approved before installation. 8. Do not willfully install tne sprinkler system as indicated on the drawings when it is obvious in the field thal previously unknown obstructions or grade differences exist tllat might not have been considered in the engineering. Such obstructions or differences should be brought lo t~e attention of the Landscape Architect. 9. The Contractor shall connect to Ille water source as indicated on the drawings. The Contraclor shall verify static pressure as stated on the plans prior to beginning work. If static pressure or point of connection differs from thal shown on the plans, the Co11tractor will promptly notify Landscape Architect before starting work. 10. The routing of the pressure supply lines as indicated on the drawings is diagrammatic. Locale all pressure suppl) lines in planting areas. Cross perpendicular under pavement in a sleeve as described in these specifications. 6 Installation A. General: 1. Plans are diagrammatic All piping, valve boxes, and associated equipment shall be located in landscape areas. No irTigalion equipment shall be located in hardscape, Group valve boxes together and locate in shrub areas, whenever possible. 2. Unless otherv,;ise indicated, comply wilh requirements of uniform plumbing code. 3. Plant material 24" box size and larger shall be planted prior to the installation of irrigation piping. 4 Verify water pressure at each point of connection prior to initiating ',vork. Notify the owner's authorized representative if pressure is less then indicating on drawings. Contractor is responsible for all field revisions if owner's authorized representative is not informed of discrepancies. 5. Connect to existing street service line at location indicated. B. Backfiow Preventer 1. Backflow preventer assembly shall be installed in accordance with manufacturer's specifications, located and as directed on drawings adjacent to the point of connection, and shall conform to all applicable health code and ordinance requirements. 2. Backflow preventer assemblies shall be located shrub areas where possible. Exact location and positioning shall be verified on the site and shall be approved by the district. C. Automatic Control S~•slem: 1. Automatic controller shall be installed as shown and as directed Controller shall be tested with complete electrical connections. The contraclor shall be responsible for temporary power to the controller for operation and tesUng purposes. 2. Connections to control wiring shall be made within automatic co11troller enclosure. All wire shall follow the pressure main insofar as possible. 3. Electrical wiring shall be on a rigid PVC plastic conduit from controller to electrical outlet The electrical contractor shall be responsible for installing all wiring lo the sub-panels, clocks, or elsewhere as required, in order to complete this installation. A disconnect switch shall be included. 4. Controllers sllall have a master switch. It shall be possible to operate each valve manuallj independent of the clock or any other valve. 5. Conttactor shall supply and install a manufacturer approved battery in controller to prevent loss of program. 6. Control system shall be programmed lo operate one system at a lime 7. System enclosures shall be equipped with a automatic rain shut-off device. D. Flow Sensing Device: 1. Flow sensing device shall be located approximately as indicated on plans and installed per manufacture's specifications. 2. Flow sensing device shall be installed down stream of pressure regulator. E. ET Sensing Device: 1. Unless otherv,;ise noted on the plans, the ET sensing device shall be mounted in a va11dal resistant location, as directed by the manufacturer's direclions. 2. Quick coupling valves shall be approximalely 12 inches from paving, walks, headers or curbs, and as shown on plans and as directed. 3. Quick coupling valves shall be installed approximately three inches above finish grade in shrub and/or groundcover areas. Valves shall De installed 1/2" above finish grade where required to be located in turt areas. 4. Quick coupling valves on recycled water systems are operated only v.1th a special key with ACME threads and locking cover lo prevent unauthorized use. Cover shali De purple rubber or vinyl. 5. ACME threaded quick coupling valves are not permitted on potable water systems. 6. Quick coupling valves on recycled W3ter s~1stems shall be installed in 1 O'' diameter purple valve boxes. I. Ball Valves: 1, Where possible, install ball valves in shrob areas, at approximate locations as shown on the drawings. 2. Ball valves shall be installed to isolate individual valves or valve manifolds. 3. Ball valves shall be installed to break up areas into manageable areas, to limit draining of mainline during repairs. J. Non-Pressure Lateral Line Anti Drain Valves: 1. Provide manufacturer's installed anti•drain valves in all pop-up sprinkler heads. 2. Where manufacturer's installed anti-drain valves are not available install anti-drain valves on pop-up sprinklers swing joint assembly or below the head for shrub heads on risers. 3. Additional in-line anti-drain valves shall be installed wherever necessary to prevenl low head drainage after !lie system is shut off. K. Valve and Pull Boxes: 1 Install no more than one valve per box. 2. Valve boxes shall be installed adjacent to paving surfaces, where possible 3. Valve boxes shall be installed with the top of cover set no hii;iher than adjacent paving surtace 4. In shrub areas valve boxes shall be installed with the top of cover set two inches above finish grade. 5. In lawn areas valve boxes shall be installed with the top of cover set one--half of an inch above finish grade. 6. Label valve boxes as called for in the irrigaUon details. L. Excavation of Trenches: 1. Excavate trenches, prepare suOgrade, and backfill to line and grade with sufficient room for pipe fittings, testing and inspecting operations. Do nol backfill until the pipe sistem has been subjected to a hydrostatic test as specified. 2. Trench depth for irrigation line shall be as follows: a. After rough grading, soil samples shall be taken from enough locations on the site to represent an adequate cross section of conditions. 8. The test shall indicate but not be limited to the following: organic matter, N,P,K, pH, EC, soil texture(silt, clay, sand}, recommendations for amendments, leaching, and maintenance fertilizations. C. The results and recomendations of the soil testing laboratory shall be submitted to and approved by the City. The approved recommendations for amendments and backfill shall be incorporated into the landscape plans prior ta the start of construction and shall become partof the approved plans. Products specified by product name by the soil lab in the recommendations may be substituted with "or equal" products approved by the City. 3.3 PERFORMANCE A. Subsoil: 1. Scarify subsoil in all areas lo be planted to depth of 6 inches prior to placement of topsoil. The soil shall be made loose and friable. 2. Remove rocks and other objects over 2 inches diameter. B Topsoil 1. In areas scheduled for seeding or sodding of lawn place topsoil from stockpile to minimum depth of 4 inches over all areas. 2. In areas scheduled for ornamental groundcovers, place topsoil ta 2 inch 3. Do not place topsoil an slopes exceeding 3:1 gradient. C. Incorporation of Soil Amendments: 1. Place additives uniformly in accordance with specifications and Landscape Architect's direction per soil test results and recommendations and incorporate to depth of 1 inch by raking or other approved method. 2. Rake, drag, roll and smooth the surface until free of hollows and ridges and it conforms to established grade plus or minus 1 inch in 1 O feet. 3. Apply preRemergent herbicide control in accordance with the manufacturer's recommendations and any applicable governmental agency. D. Finish grade: 1. Upon completion of rototilling and topsoil placement, all areas shall be watered to settle soil 2. When the soil has dried sufficiently to be readily worked, all lawn and planting areas shall be graded ta previously established grades. 3. Grades not otherwise indicated shall be uniformly level or sloping betvveen points where elevations are given. Finish grade shall be smooth, even, uniform plane without abrupt change of elevation 4. Soil areas adjacent to buildings shall slope away from tl1e building to allow for a natural run-off of water, and sutface water shall be directed as indicated on the drawings by remodeling surfaces to facilitate the natural run-off of water. 5. Low spots and pock9ts shall be graded to drain properly, maintain 2% minimum slope. 6. Finish grade of all planting areas shall be brought flush with curbs and paving to assure positive drainage over the surface. 7. Minor adjustments of finish grades shall be made at the direction of the Landscape Architect, if required. 3.4 CLEANUP A Immediately clean up spills, soil, conditioners on paved and finished surface areas. B. Remove debris and excess materials from project site. END OF SECTION SECTION 02491 PLANTING TREES, SHRUBS AND GROUNDCOVER PART 1 -GENERAL 1.1 DESCRIPTION A Work included: P1ovide all labor, materials, and equipment required to complete work indicated on Drawings, complete in place and approved, including but not necessarily limited to: 1. Purchase of plants 2. All planting, iacluding ground cover 3. Inspection and certifications 4. Guarantees 5. Clean up 6. Staking B. Related work: 1. Documents affecting work of this Section include, but are not necessarily limited ta, General Conditions and other Sections of these Specifications. 2. Section 02441: Irrigation system, Section 02481: Soil preparation and finish grading. 1 .2 QUALITY ASSURANCE Work shall be performed in accordance with best standards of practice relating to various trades under continuous supervision of competent foreman, capable of interpreting Drawings and Specifications. 1.3 EXISTING SITE CONDITIONS A. Prior to excavation for planting or placing of stakes, locate all electric cables, conduits, sprinkler valves, all utllity lines so that proper precautions may be taken not to damage such improvements. In event of conflict betvveen such lines and plant locations, promptly notify Landscape Architect who shall arrange for relocation for one or other. Failure to follow this procedure places upon Contractor responsibility for (at his expense) making any and all repairs for damage resulting from work hereunder. 8. Verification of dimensions: All scaled dimensions are approximate. Before proceeding with any work, Contractor shall carefully check and verify all dimensions and quantities and shall immediately inform Landscape Architect of any discrepancy between Drawings, Specifications and actual conditions. No work shall be done in any area where there is such a discrepancy, until approval for same has been given by Landscape Architect. 1 .4 SCHEDULING/SEQUENCING A. After sail has been prepared as called for in Section on soil preparation, irrigation system has been installed, tested, and conditions are favorable to plant, Contractor shall request approval to start planting from Landscape Architect. B. Irrigation and landscape work may be done concurrently, however, planting work may not start in any section prior to inspection and approval of irrigation work. 1.5 SUBSTITUTIONS A No substitutions from specified plant materials will be permitted, unless substitute materials are approved in advance by City Inspector and LA, and substitutions are made at no additional charge to Owner. If accepted substitute materials are of less value than those indicated or specified, contract price will be adjusted in accordance with provisions of contract. 1.6 SUBMITTALS A. Source of materials shall be furnished if requested by Owner or Landscape Architect B. In addition to any other certificates specified, Contractor shall furnish a certificate with each delivery of bulk material stating source, quantity, type of material, and that material conforms to Specification. These certificates shall be submitted to Landscape Architect prior to start of maintenance period if required by Owner. 1 7 GUARANTEE AND REPLACEMENT A. All plantings shall be guaranteed for time period specified in Planting Notes. Any material not growing properly during this period shall be replaced by Contractor within seven (7) days of receipt of written notice by Landscape Architect. Contractor's guarantee may be extended in cases where plants are slow to establish. If Contractor fails to make replacements within the time limit, Owner may replace them at Contractor's expense after duly notifying him. \I PART 2 -PRODUCTS 21 PLANT QUANTITIES AND TYPES A. Plant materials shall be furnished in quantities and/or spacing as shown, or noted for each location, and shall be of species, kinds, sizes, etc .. as symbolized and/or described in Plant Legend on Drawings. 2.2 PLANT MATERIAL STANDARDS Plant material indicated on Drawings and herein specified shall conform to following: A. Nomenclature: Plant names listed in Plant Legend conform to "Standard Plant Names" established by American Joint Committee on Horticultural Nomenclature, except for names not covered herein, with which custom of nursery is followed. 8. Condition: Plants shall be symmetrical, typical for variety and species, sound, healthy, vigorous, free from plant disease, insect pests or eggs, shall have healthy, normal root systems; well filling their containers, but not to point of being root bound. Plants shall not be pruned prior to delivery, except as authorized by Landscape Architect. In no case shall trees be topped before delivery. C. Dimensions: Height and spread of plant material shall be measured with branches in normal position and shall be as indicated on Drawings. Caliper of trees shall be measured 2'-0" above surface of ground. Where caliper or other dimensions of any plant materials are omitted from "Plant Legend", it shall be average stock for type listed. D. Inspection: All plant materials shall be subject to inspection and approval by Landscape Architect before planting. All plants supplied to project (whether planted or not) are subject to rejection by Landscape Architect. E. Plant list: As indicated on Planting Plan. F. Sizes of plants: Shall be as stated in Plant Legend. Container stock (1, 5 and 15 gallon) shall have been grown in containers for period of time sufficient to develop root growth sufficient to hold soil ball together to side and bottom of container in which it was delivered. G. Plants not approved: Remove from site immediately and replaced with suitable plants. Landscape Architect may reject entire lot of plants represented by defective samples. 2.3 SOIL CONDITIONS -see Sections on grading, drainage, and soil preparation standards. PART 3 -EXECUTION 31 PLANTING -GENERAL A. Relative position of all trees and plants is subject to approval by Landscape Architect and they shall, if necessary, be relocated as directed as part of contract. B. Plant pits shall be minimum width 2x larger lhan root ball. If percolation is such that water will not drain from hole overnight, Contractor shall take caution not to over water plants. C. Plants shall be set so that, when settled, they bear same relation to required grade as they bore to natural grade before being transplanted. Each plant shall be planted in center of pit, backfilled with prepared soil; unless otheiwise specified. No soil in muddy condition shall be used on backfilling. No filling will be permitted around trunks or stems. All broken or frayed roots shall be properly cut off. D Plants shall not be allowed to dry out before or while being planted. Keep exposed roots moist by means of wet sawdust, peat moss, of burlap at all times during plant operations; do not expose to air except while being placed in ground. Wilted plants, whether in place or not, will not be accepted and shall be replaced at Contractor's expense. E. Landscape Architect shall make periodic inspections during planting. Any plants not properly handled, spotted or planted shall be subject to removal and replacement. F. In event that underground construction work or obstructions are encountered in rlanting operatiOJiternate locations will be selected by Landscape Architect. Locatiooperation will be done at no extra cost to Owner. NO. 120709 3 28 13 3.2 PLANTING OF TREES A Specimen trees shall be approved by the Landscape Architect within 3D days of the award of contract or 48 hours before delivery, whichever comes first. Any specimen trees delivered to the job-site damaged or changed from the written approval are subject to rejection. B. No trees 15 gallons and over shall be planted in a hole that will not naturally drain overnight after having been half-filled with water. Tests shall be conducted to make this determination and Landscape Architect notified of this condition prior to planting. C. All specimen, occurring in sodded or ground cover areas shall be planted before final preparation of those areas. D. Stake and guy all trees indicated on the plans and/or as required to promote optimum stability. 3 3 PLANTING SHRUBS AND VINES A All vines shall be removed from stakes, untied, and securely fastened in an approved manner to wall, fence, or other surface next to which they are planted. B. Set plants in center of pit, in vertical position, so that after allowing for watering and settling the crown of root l::.all shall be 1" above surrounding finish grade to prevent water accumulation at the crown .. 3.4 INSTALLATION OF GROUND COVER A Plant ground cover in areas designated on plans. B. Ground cover stored on the site shall be kept moist and free of insects and weeds. C. Ground cover shall not be planted until inspected by Landscape Architect. D. Ground cover planted from flats shall be planted with flat soil intact with roots. SOD PLANTING A Remove rocks, weeds, debris from areas to be sodded. Work up soil to a depth of 6 inches and break up all clods. B. Carefully smooth all surfaces to be sodded. Roll area to expose soil depressions or surface irregularities. Regrade as required. C. Spread turf fertilizer, 16-20-0 (or similar) onto soil evenly at a rate of 1 lb. per 100 sq. ft. of lawn area. Rake in lightly. Be sure soil is level and smooth before laying sod. Do not lay sod onto bone dry soil. D. Lay first strip of sod slabs along a straight line. Use a string in irregular areas. Butt joints tightly, do not overlap edges. On second strip, stagger joints much as in laying masonry. Use a sharp knife to cut sod to fit cur;es, edges, sprinkler heads. E. Do not lay whole lawn before watering. When a properly large 3rea has been sodded, water lightly to prevent drying Continue ta lay sod, and to water until installation is complete. F. After laying sod, roll lightly to eliminate irregularities and to form good contact between sod and soil. Avoid heavy roller or excessive initial watering which may cause roller marks. G. Water the completed installation thoroughly. Cycle irrigation to achieve saturation to 8" deep. Repeat irrigation at intervals necessary to maintain moist soil until lawn is rooted into substrate. After sod is established, decrease frequency and increase amount of water per application as necessary H. Replace all dead or dying sod with same variey of material as originally installed. 3 5 FERTILIZER A. Install chip type Fertilizer Tablets per the planting notes. 3.6 WATER BASINS A Prepare raised water basin as wide as plant balls at each plant. Water thoroughly, backfilling any voids with additional prepared planting mix. Do not basin flat sized plants. Remove all basins prior to planting of lawn and ground cover 3.7 MULCH A Contractor to install 3" thick layer of shreaded nitrolized redwood bark mulch in all non-tu If areas less steep than 3: 1. Submit mulch sample to City Inspector and Landscape Architect for approval prior to bulk delivery to job site. 3.8 WATERING A. Immediately after planting, water shall be applied to each tree, shrub and vine, by means of a hose. The water shall be applied in a moderate stream in the planting holes and until the material about the roots is moist from the bottom of the hole to the top of the ground. B. Following the planting of ground cover plants, furnished in flats, each plant shall be immediately and thoroughly watered. C. Plants not efficiently watered with existing water system, shall be watered with hose. D. Apply water in sufficient quantities, and as often as seasonal conditions require to keep the ground moist at all times to the depth of the root system of grass and plants. 3.9 PROTECTION Contractor shall carefully and continuously protect areas included in contract; including plant materials, fences, supports, etc., until final acceptance by Landscape Architect. 3.10CLEAN UP Upon completion of Work in this Section, remove rubbish, trash, and debris resulting from operation. Remove disused equipment and implements of service and leave entire area involved in a neat acceptable condition such as to meet approval of Landscape Architect. 3.11 MAINTENANCE A. Maintain all planting areas in a vigorous, thriving condition by watering, cultivating, spraying, washing off walks, and any other necessary operations during the entire period of installation and until final acceptance by Landscape Architect. 8. Calendar: Maintenance period shall be calculated from final acceptance by Landscape Architect. C. Improper maintenance which may cause the poor condition of planted material at termination of the scheduled contract period will cause postponement of final acceptance of work. Maintenance of all areas shall continue at no additional cost to Owner until all work is accepted. D. All areas shall be kept free of debris and all areas shall be weeded and cultivated at intervals of not more than ten (10) days after any area has been completed. E. The Landscape Contractor shall be responsible for maintaining adequate protection of all areas. Damaged areas shall be repaired immediately at the Landscape Contractor's expense F. Post fertilize all areas after thirty (30) and ninety (90) days of maintenance with twenty (20) pounds per 1,000 square feet of post-planting fertilizer G. After thirty (30) days, all weeds shall be removed by hand after watering to assure root removal. Application of Dymid and Treflan or equal pre-emergence weed control shall be applied when in opinion of Landscape Architect project is infested with weed seed and further weeding will become an unnecessary burden to Owner. H. Contractor shall call for an inspection after each thirty (30) days of maintenance. I. Maintenance shall continue for period specified on Plantlng Notes.
