AUG 1 ! 2020 CITY OF CARLSBl'\0 PLANNINS Q1·J 1~1C,1...J Revised: 05/20 scaA RC HI T E C T U R E City of Carlsbad Preliminary Review for property at 2055 Corte Del Nogal Our Client wishes to add a structure for expansion of the existing tenant or for possible new tenants. We have prepared a preliminary site plan which balances the proposed leasable area with available parking. We wish to have the City review the following items before we proceed further. Note that we will be adding specifics such as bike racks as the project develops, just want to get some input on the preliminary plan. We will also be matching the existing building architecture and height so have not included elevations as we expect no issues. There is a tenant in the existing building that has storage and assembly/mfg. uses. Attached are floor plans of the existing building with those uses designated, which I verified in the field. We are proposing to count those as storage and manufacturing as they relate to parking, which is reflected on the site plan. Additionally, there is a gym and training room on the second floor that is used only by the existing employees. Our request is that they be calculated as a 'zero load' as it relates to parking since they are for use by people who already work in the building. Also given that they are non-standard uses as they relate to a standard office building parked at 4/1000. Again, the numbers associated with these uses are included on the site plan. We propose to park the new building at 4/1000 because it may be a spec building if the existing tenant chooses not to expand. There is a grade level loading area, but we are not calculating any area as storage since we cannot be certain that there will be a storage area associated with the new tenant. We are allowed to average the setback along Corte Del Abeta which we have done to gain some additional stalls. Based on our calculations we could extend 16' into the setback, but are limited to a maximum of 1 O' in order to maintain the minimum code required 25'. We are currently planning to encroach 6' -6n. The west side of the parking area will remain as is with the exception of the west stalls referenced above. We are requesting the use of diamonds and half-diamonds in lieu of islands in the parking field to achieve the required tree count. We have added one island along the east property line since this is a long row of stalls. Please confirm this is acceptable. With respect to Storm Water: • Can we propose pervious pavement (pervious asphalt or other pervious materials) to reduce the total "new or removed / replacedn impervious area proposed? Please confirm pervious pavement will not be counted towards total new impervious area. • Will the use of proprietary BM P's be allowed to treat a portion of the new hardscape proposed onsite? We did have a web meeting with the Fire Marshal to review fire truck access and hose pull distance. We have complied with his requirements.
