The project is proposed by Continuing Life Communities LLC, th e owner of the subject property. They are also the owner of the adjacent La Costa Glen retirement community. This is essentially the same project that was approved for the property in 2007 (CSDP 05-16/CDP 05- 51 /HDP 05-11 /MS 05-28), the entitlements ofwhich expired on March 5, 2018. The only substantive change to the originally-approval design is that the proposed office building is reduced in size by approximately 2,000 sf (from 22,000 sf to 20,000 st). Continuing Life Communities LLC has hired my office to assist them in re-processing the local entitlements for essentially the same project. We are beginning this process with a Preliminary Review (PR) of our plan in order to flush out exactly what information will need to be re-prepared for an official submittal due to any changing policies and requirements since the original entitlements. We have included a preliminary set of plans and colored building elevations in the PR package. The project is sti ll consistent with the Green Valley Master Plan, the Carlsbad General Plan, and other applicable policies and ordinances. The property has sat vacant, but regularly maintained since the original approval. No specific development is proposed for the lower, previously-graded portion of the property. Approval for this lower commercial section wi ll be through a future, fo llow-up entitlement process. Thank you for the opportunity to submit our project for a Preliminary Review. We have also requested an opportunity to present the plan in person with your Staff if Staff believes it would be helpful.
