6. Window area must be a min of 10% of the loft floor area with 1/2 openable for ventilation. The
existing 4030 will not comply. The combination skylights and the glass area of the french door
will not equal 10% of the floor area. The window within the bath rm may not be used since it
serves the bath rm only.
8. Provide design calculations for the new ridge beam spanning 24'. The design must be done by a
Calif. licensed engineer or architect. The tributary width of the roof supported by the ridge beam,
RB-4, is 1 O'. The load on the ridge should be 250 #/ft not the 215 #/ft. The support FB-1 will be
overspanned. The bending moment will be 8622 ft-lb+ 1600ft-lb. This will exceed the capacity
of a 4X12.
11. Submit complete energy documentation for the addition to show that it complies with the State
energy standards. The energy standards for climate zone 7 require R-30 roof insulation and
dual glazed windows. See the attached.
Submit two sets of revised plans and documentation to show compliance with the items listed above.

2. Detail on the plans the construction of the new stair handrail and balcony guardrail. Show on the
plans that the intermediate rails are no more than 4" apart. USC 509.3
3. Detail on the plans how the new stair landing is supported. Show all posts, beams and footings.
4. Show on the plans that the new stair handrail is 34" to 38" above the treads and the hand grip is
1 -1/4" to 2" in cross section. USC 1006.9
5. The average ceiling height in the bath rm must be no less than 7'-0". The average ceiling height
will not be 7'-0" with the roof slope as shown in section "D". USC 310.6.1
