AND SAFETY CODE, HAS BEEN PREPARED BY GEOCON, INCORPORATED, LOCATED AT 6960 FLANDERS DRIVE, SAN DIEGO, CALIFORNIA, 92121, SIGNED BY: DAVID F. LEAKE, R.C.E. 22527 AND ALI SADR, C.E.G. 1778, ON JANUARY 14, 1994. SAID REPORT HAS BEEN FILED WITI-! TI-IE OFFICE OF TI-IE CITY ENGINEER OF TI-IE CITY OF CARLSBAD. NOTES: 1. PLANS, SPECIFICATIONS, AND SUPPORTING DOCUMENTS FOR ALL PUBLIC IMPROVEMENTS SHALL BE PREPARED TO TI-IE SATISFACTION OF TI-IE CITY ENGINEER. PRIOR TO APPROVAL OF TI-IE FINAL MAP IN ACCORDANCE WITI-! STREET IMPROVEMENTS PLUS 12' OF ADDITIONAL PAVING FOR TI-IE PORTION OF DATE AVENUE ALONG TI-IE PROJECT FRONTAGE. IMPROVEMENTS SHALL INCLUDE, BUT ARE NOT LIMITED TO, CURB, GUTTER, SIDEWALK, ASPHALT PAVING, AND STREET LIGHTING. B. COMPLETE HALF-WIDTI-! STREET IMPROVEMENTS PLUS 12' OF ADDITIONAL PAVING FOR TI-IE PORTION OF OLIVE AVENUE ALONG TI-IE PROJECT FRONTAGE AND AS SHOWN ON TI-IE TENTATIVE MAP. IMPROVEMENTS SHALL INCLUDE, BUT ARE NOT LIMITED TO, CURB, GUTTER, SIDEWALK, ASPHALT PAVING, AND STREET LIGHTING. C. STREET IMPROVEMENTS TO TI-IE EASTERN TERMINUS OF OLIVE A VENUE TO TI-IE SATISFACTION OF TI-IE CITY ENGINEER. 2. PRIOR TO ISSUANCE OF A BUILDING PERMIT FOR ANY BUILDABLE LOT WITHIN TI-IE SUBDIVISION, TI-IE PROPERTY OWNER SHALL PAY A ONE-TIME SPECIAL DEVELOPMENT TAX IN ACCORDANCE WITH THE CITY COUNCIL RESOLUTION NO. 91-39. 3. BUILDING PERMITS MAY NOT BE ISSUED FOR THE PROJECT UNLESS THE DISTRICT ENGINEER DETERMINES TI-!AT SEWER SERVICE IS AVAILABLE, AND BUILDING CANNOT OCCUR WITHIN THE PROJECT UNLESS SEWER SERVICE REMAINS AVAILABLE, AND TI-IE PLANNING COMMISSION IS SATISFIED TI-!AT THE REQUIREMENTS OF THE PUBLIC FACILITIES ELEMENT OF THE GENERAL PLAN HAVE BEEN MET INSOFAR AS TI-!EY APPLY TO SERVICE FOR THIS PROJECT. 4. TI-!IS PROJECT IS APPROVED UPON TI-IE EXPRESS CONDITION THAT BUILDING PERMITS WILL NOT BE ISSUED FOR DEVELOPMENT OF TI-IE SUBJECT PROPERTY UNLESS THE DISTRICT ENGINEER DETERMINES TI-!AT SEWER FACILITIES ARE AVAILABLE AT THE TIME OF APPLICATION FOR SUCH SEWER PERMITS AND WILL CONTINUE TO BE AVAILABLE UNTIL TIME OF OCCUPANCY. 5. TI-!IS PROJECT IS APPROVED UPON TI-IE EXPRESS CONDITION THAT BUILDING PERMITS WILL NOT BE ISSUED FOR DEVELOPMENT OF TI-IE SUBJECT PROPERTY UNLESS TI-IE WATER DISTRICT SERVING THE DEVELOPMENT DETERMINES THAT ADEQUATE WATER SERVICE AND SEWER FACILmES ARE AVAILABLE AT TI-IE TIME OF APPLICATION FOR SUCH WATER SERVICE AND SEWER PERMITS WILL CONTINUE TO BE AVAILABLE UNTIL TIME OF OCCUPANCY.
