2. Grading Plans For: 3304 James Drive SFD, Carlsbad, California, prepared by PLSA Engineering, dated April 15, 2021.
Dear Ms. Wipper:
We have reviewed the referenced grading plans for the 3304 James Drive property to check if the
referenced plans and details have been prepared in substantial conformance with the recommendations
presented in our referenced geotechnical report. We understand that a storm water R-Tank will be used
for water quality and retention and will be located within the entrance driveway. The driveway will be
paved using Portland cement concrete as shown on the referenced plans. The driveway pavement
recommendations provided in our geotechnical report remain applicable with the addition of the R-
Tank storage unit.
Based on our review, we opine the grading plans and details have been prepared in substantial
conformance with the recommendations presented in the referenced geotechnical report. We limited
our review to geotechnical aspects of project development and the review did not include other details
on the referenced plans. Geocon Incorporated has no opinion regarding other details found on the
referenced plans that do not directly pertain to geotechnical aspects of site improvements.
