I I I I I I I I I I I ------~ GARFIELD POINT Proposed Project Design Summary A "Two-Family Dwelling" project proposed as "TWIN HOMES" on separate lots using 110 Lot-Une 11 Side Yard on one side of each parcel. • Units are designed to accammadate a maximum height of 30 feet using a minimum roof pitch of 3.5 in 12 roof while providing mezzanine levels and roof sundecks. • The mezzanines are sized and designed accordingly to conform to the 33% max. area of lhe floor area space below which the mezzanine opens into. • The roof sundecks are designed and sized not to exceed the max. 24-ft. height for "flat roofs" and the area not to exceed 25% of the overall roof area. • The useable "private open space" in excess of 25 ft. by 25 ft. of "level area" (slope not exceeding 5%) is provided for each unit in the rear yard. • Each unit, has within the garage, in excess of 320 c.f. of central storage accessible lo the exterior. • Architectural Design Features include variety of wall and roof planes on each elevation, varied selections and combinations of recessed and bay windows, covered entry porches, roof dormers, stone veneers and stucco accent trim elements.
