This plan review is limited to the technical requirements contained in the California version of the International Building Code, Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws regulating energy conservation, noise attenuation and access for the disabled. This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinances enforced by the Planning Department, Engineering Department, Fire Department or other departments. Submit FOUR new complete sets of plans for commercial/industrial projects (THREE sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to lnterwest and the Carlsbad Planning, Engineering and Fire Departments. 2. Plans may be submitted in electronic format, subject to the jurisdiction's approval. If so, they must have restrictions removed from the security settings. Electronic plans with restrictions to markups, printing, or stamping will not be approved. Electronic plans must be submitted back to the jurisdiction's building department and will then be routed to lnterwest. Electronic plans may not be submitted directly to lnterwest. 3. A reminder that due to Covid-19, the City will not permit counter corrections. Please make sure all the items are satisfied; otherwise, another round of corrections will be necessary. 4. Set: I PLANS 7. All sheets must be signed by person responsible for the plan preparation. California Business and Professions Code. EXITS 8. Update plans for correct occupant load of 7 for conference room in the middle of the building. This changed overall occupancy to 105 NOT 99. 9. Note on the plans: "All egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort." Section 1010.1.9. In lieu of the above, in a Group B occupancies, you may note on the plans "Provide a sign on or near the exit door, reading THIS DOOR TO REMAIN UNLOCKED WHEN THIS SPACE IS OCCUPIED." All doors and gates, within the exit path to a public way from an occupancy load of 50 or more shall not be provided with latches or locks unless they are equipped with panic hardware. Per Section 1.9.1, all publicly and privately funded public accommodations and commercial facilities shall be accessible to persons with disabilities. REMODELS, ADDITIONS AND REPAIRS When alterations, structural repairs or additions are made to an existing building, that building, or portion of the building affected, is required to comply with all of the following requirements, per Section 11 B-202.4: • The area of specific alteration, repair or addition must comply as "new" construction. ACCESSIBLE PARKING 12. Show the locations of the truncated domes as required on the site plan or enlarged plan views. Additional comments to follow once received. SANITARY FACILITIES 13. Enlarged plan views and wall elevations of the restrooms are required to show they meet current code requirements for accessibility. The WSFU chart on sheet P-1 shows 61.5 WFSU being added under this permit, yet the plans only show the installation of x1 break room sink. 3. Clearly specify the model number, maximum flow rate (i.e. 1.8 GPM @ 60 psi) and other necessary information for S-1 within the fixture schedule. 4. Please address the NATURAL GAS LOAD CHART shown on sheet P-1. The plans show no natural gas appliances being installed. Furthermore this is an office, not a commercial kitchen. 5. Please specify if any natural gas-fueled appliances are proposed under this permit. If so, please provide a gas line rise isometric, the proper CPC 1215.2 Table, the total developed length, and the load for each appliance. CPC 1215.0 6.
