all work, material, methods, etc., shall conform to all
governing building codes, regulations, and agencies.
contractor shall be responsible for verifying all dimensions
and conditions theron before commencing work. report any
discrepancies and/or potential problems to the architect
prior to p roceeding.
governing codes and fire department field inspector shall
dictate size, type, quantity, and locations of both temporary
and permanent portable fire extinguishers (75 foot max.
separation)
exit signs where noted or required shall be worded • exit • in
letters having the principal stroke of not less than 3/4"
wide and at least 6" high and shall conform to code and/or
applicable regulations.
exit signage shall be illuminated with 2 lamps and proYided
with emergency backup power. alternatiYely, signs may be
self-luminous, provide emergency power where system
serves an occupant load of 100 or more.
habitable areas shall be proYided with mechanical ventilation
equal to 15 cfm of outside air
all penetrations of 1-hour fire resistive construction shall
be protected with approved fire assemblies.
provide pedestrian protection barricades and/or canopies as
required by the local authorities, or as necessary for
pedestrian safety.
all dimensions are to face of studs unless noted otherwise.
handicapped requirements
all primary entrances to building shall be made accessible
to the handicapped.
hand actiYated door opening hardware shall be centered
between 30 inches and 44 inches above the floor. latching
and locking doors that are hand activated shall be
operable with a single effort by lever type hardware,
panic bars, push-pu!I activated bars, or other hardware
designed to provide passage without requiring the ability
to grasp the opening hardware, locked exit doors shall
operate as above in egress direction.
width and height: every required exit doorway shall be a
size as to permit the installation of a door not less than 3
feet in width and not less than 6 feet, 8 inches in height
or as noted on plans. when installed in exit doorways, exit
doors shall be so mounted that the clear width of the exit-
way is not less than 32 inches.
for hinged doors, the opening width shall be measured with
the door positioned at an angle of 90 degrees from its dosed
position. at least one of a pair of doors shall meet this
opening width requirement.
maximum effort to operate doors shall not exceed 5 pounds
for exterior doors and 5 pounds for interior doors, such pull
or push effort being applied at right angles to hinged doors
and at the center plane of sliding or folding doors.
compensating devices or automatic door operators may be
utilized to meet the above standards. when fire doors are
required, the maximum effort to operate the door may be
increased not to exceed 15 pounds
the bottom 10 inches of all doors except automatic and sliding
shall have a smooth uninterrupted surface to allow the door to
be opened by a wheelchair footrest without creating a trap or
hazardous condition. where narrow frame doors are used, a 10
inch high smooth panel shall be installed on the push side of
the door, which will allow the door to be opened by a wheelchair
footrest without creating a trap or hazardous condition,
threshold shall not exceed 1/2 inch in height.
this project shall comply with all applicable sections of
the americans with disabilities act and all other applicable
handicap codes.
all doors shall be operable with a single effort by lever
type hardware, by panic bars, push-pull activating bars, or
other types not requiring a grasp to open.
all exit doors must be operable from inside without the use
of a key or any special knowledge or effort.
the sweep period of door closers shall be at least 3 seconds from open
position of 70 degrees to a point 3" from the latch.
site development and grading shall be designed to provide access to
all entrances and access to normal paths of travel and where
necessary to provide access shall incorporate pedestrian ramps, curb
ramps, etc.
slopes less than 6 percent gradient shall be slip-resistant as that
described as a medium salted finish.
slopes 6 percent or greater shall be slip~resistant
provide ao ~ headroom from the walkway surface to any overhanging
obstruction.
headroom of 80M minimum shall be maintained for walks, corridors,
aisles, etc.
obstructions within the walk pathway (i.e. poles or fire hydrants) shall
provide a 36" minimum dear width to the edge of the walk.
protruding objects with leading edges between 27" and 80 " above the
finished floor shall not protrude more than 4M into walks, corridors, etc.
objects with protruding edges less than 27" and 80" above the finished
floor may protrude any amount.
free standing objects mounted on posts between 27" and 80 • above
the floor may project a maximum of 12".
abrupt changes in level of 4 " or more adjacent to walks, except
between walks and adjacent streets or drives , shall be identified by 6 "
high warning curbs above the walk surface.
walk width shall be 48" minimum.
the maximum cross slope of accessible walk shall not exceed 1 /4
per foot.
