This project proposes no changes to features such as bays, tidelands, beaches, or hills. However, there are proposed alterations to ground contours. The site is currently a moderately sloped hill on an empty lot in the middle of a full residential development. This project proposes a graded flat pad to accommodate the construction of a new single-family residential unit. A graded 2:1 slope is proposed in the southern comer of the lot that will extend to the proposed pad elevation of 371.33. 27. The existing condition of the site consist of a moderately sloped hill. The slope of the hill from the northern comer of the lot to the southern comer is approximately 13 percent. The project proposes cut in the north comer of the lot and fill in the southern comer of the lot. 32. The project site in the existing condition consists of a 0.77-acre empty lot at the comer of El Fuerte Street and Acuna Court. The lot is moderately sloped at approximately 13 percent measured from the northern comer to the southern comer of the lot. The site is currently covered in mostly native vegetation such as Coastal Sage Scrub and Laurel Sumacs. For more detailed biological information of the site's existing condition refer to "Biological Letter Report for the Parcel at El Fuerte Street and Acucna Court in Carlsbad, California." prepared by Tierra Data and included in the submittal of the Habitat Management Plan Permit-Minor. The site currently has no structures on it. 33. The project site is surrounded by single-family residential development to the northwest and southwest with Acuna Court to the northeast and El Fuerte Street to the southeast. The surrounding properties contain hardscape and landscaped improvement typical to residential development. The project proposes single-family residential development consistent with the neighboring properties and larger planned community. Front yard, side yard, and rear yard setbacks for the proposed development will be 20 feet, 10 feet and 20 feet respectively. The project will have vehicular access from Acuna Court.
