Home construction will take place after the final map has recorded and the site has been graded. In addition to the 7 homes, 1 accessory dwelling unit is proposed to satisfy our affordable housing requirement. The growth management control point for R-4 is 3.2. The vesting deeds for the ownership include 2 13/foot-wide easements for public street dedicated on July 13, 2001, and make up the easterly 13 feet of Brady Circle and total 0.13 acres. In addition, the vesting deeds include the northerly 30 feet of Magnolia Ave., which is also another 0.13 acres. Using the vesting deed boundaries, our gross area is 2.00 acres. With 7 units proposed, our density is 3.5 DU/AC (7 + 2 = 3.5), so we are asking for a 9.4% density bonus to achieve 3.5 DU/AC. In addition, the Carlsbad General Plan has 2 sections that allow exceeding the maximum densities in the R 1-5 or R-4 designations. Paragraph 2, p. 16, has 4 findings that need to be made to allow a slightly higher dwelling unit yield, and we can meet the 4 findings. General Plan section 2, p. 8, has 3 necessary findings, and we can meet them also. Grading proposed: 1440 CY of cut/1440 CY of fill . Maximum cut depth= 3.0 feet . Maximum fill depth= 3.7 feet . Graded slopes are 2:1 . Each graded lot will construct a bio-filtration basin mostly within the proposed front yard setback. Basin will be connected with a private storm drain and discharge into an existing public storm drain in Brady Circle. A new l" water service will be constructed for each (7) lot. Precise location of each water service, driveway, and bio-basin may change depending on final design. The existing home built in 1939 is falling apart and will be removed . A Phase 1 environmental site assessment report was prepared by Geocon on October 17, 2017, and there was no evidence ofREC's in connection with the site, and no additional environmental assessment appears warranted. (See attached report.) There currently is a wall encroachment into the property from the adjacent single-family home at 1671 Brady Circle (assessor's parcel 205-440-08). We are proposing to grant to the adjacent owner a 3-foot-wide wall maintenance easement. The existing wall encroaches 0.2 feet maximum, and several columns encroach from 0.4 to 0.6 feet. Robert C. An existing home constructed in 193 9 has been occupied (Storm Family) from 1941 until late in 2017. The existing home is completely falling apart and will be removed. See attached photographs. Environmental setting-Question 33: The surrounding properties include a middle school to the east and single-family homes to the north, west, and south. Implementation of these measures would ensure that new development is consistent with the CAP's assumption for relevant CAP strategies toward achieving the identified GHG reduction targets.
