AGENDA OF: May 18, 2005 Project Planner: Chris Sexton Project Engineer: Clyde Wickham SLfBJECT: CDP 04-50 - RHODES RESIDENCE - Request for approval of a Coastal Development Permit to allow for the demolition of an existing single-family residence and the construction of a new single-family residence and detached garage on a .22 acre site located at 1200 Chinquapin Avenue within the Mello II segment of the Local Coastal Program (LCP) and Local Facilities Management Zone 1. I. RECOMMENDATION That the Planning Commission ADOPT Planning Commission Resolution No. 5864 APPROVING Coastal Development Permit CDP 04-50 based upon findings and subject to the conditions contained therein. II. INTRODUCTION The project was presented to the Planning Commission on May 4, 2005, with staff recommendation for approval. The project was continued to May 18, 2005 so the applicant can address building height issues raised by the adjoining neighbor. III. ENVIRONMENTAL REVIEW This project is exempt from CEQA per the exemptions listed below: 1. Section 15301(1)(1) of CEQA exemptions (Class 1) exempts the demolition of a single-family residence in an urbanized area fi-om environmental review. 2. Section 15303(a) of CEQA exemptions (Class 3) exempts the construction of single- family residences in an urbanized area fr-om environmental review.
