DRAWINGS ARE NOT TO BE SCALED, WRITTEN DIMENSIONS TAKE PRECEDENCE, AND THIS SET OF PLANS IS INTENDED TO BE USED FOR DIAGRAMMATIC PURPOSES ONLY, UNLESS NOTED OTHERWISE. 2. PRIOR TO THE SUBMISSION OF BIDS, GENERAL CONTRACTOR SHALL VISIT THE JOB SITE AND BECOME FAMILIAR WITH ALL CONDITIONS AFFECTING THE PROPOSED PROJECT, WITH THE CONTRACT DOCUMENTS AND FIELD CONDITIONS, AND CONFIRM THAT THE PROJECT MAY BE ACCOMPLISHED AS SHOWN PRIOR TO PROCEEDING W/ CONSTRUCTION. THE GENERAL CONTRACTOR SHALL OBTAIN WRITTEN AUTHORIZATION TO PROCEDE WITH CONSTRUCTION PRIOR TO STARTING WORK ON ANY ITEM NOT CLEARLY DEFINED BY THE CONSTRUCTION DRAWINGS/CONTRACT DOCUMENTS. 4. THE GENERAL CONTRACTOR SHALL BE SOLELY RESPONSIBLE FOR ALL CONSTRUCTION MEANS, METHODS, TECHNIQUES, SEQUENCES AND PROCEDURES AND FOR COORDINATING ALL PORTIONS OF THE PROJECT AND OF THE WORK OF SUBCONTRACTORS UNLESS NOTED OTHERWISE. THE GENERAL CONTRACTOR'S SCOPE OF WORK SHALL INCLUDE FURNISHING ALL MATERIALS, EQUIPMENT, LABOR, AND ANYTHING ELSE DEEMED NECESSARY TO PROVIDE A COMPLETE INSTALLATION AS DESCRIBED HEREIN. 5. THE CONTRACTOR SHALL INSTALL ALL EQUIPMENT AND MATERIALS ACCORDING TO MANUFACTURER'S/VENDOR'S SPECIFICATIONS UNLESS NOTED OTHERWISE OR WHERE LOCAL CODES OR ORDINANCES TAKE PRECEDENCE. THE GENERAL CONTRACTOR SHALL NOTIFY THE ARCHITECT PRIOR TO COMMENCEMENT OF THE WORK OF ANY CONFLICT WITHIN SAID SPECIFICATIONS. 6. ALL WORK PERFORMED ON PROJECT AND MATERIALS INSTALLED SHALL BE IN STRICT ACCORDANCE WITH ALL APPLICABLE CODES, REGULATIONS, AND ORDINANCES. CONTRACTOR SHALL GIVE ALL NOTICES AND COMPLY WITH ALL LAWS, ORDINANCES RULES, REGULATIONS AND LAWFUL ORDERS OF ANY PUBLIC AUTHORITY, MUNICIPAL AND UTILITY COMPANY SPECIFICATIONS, AND LOCAL AND STATE JURISTICTIONAL CODES BEARING ON THE PERFORMANCE OF THE WORK. 7. GENERAL CONTRACTOR SHALL PROVIDE AT THE PROJECT SITE A FULL SET OF CONSTRUCTION DOCUMENTS UPDATED WITH THE LATEST REVISIONS AND ADDENDA OR CLARIFICATIONS FOR THE USE BY ALL PERSONNEL INVOLVED WITH THE PROJECT. 8. EXISTING STRUCTURAL AND OTHER CONSTRUCTION ASSEMBLIES OF THIS PROJECT SITE FACILITY ARE NOT TO BE ALTERED BY NEW CONSTRUCTION PROJECT EXEPT AS NOTED. 9. PATCH NEW WORK & REPAIR EXISTING WORK AS REQUIRED TO MATCH EXISTING ADJACENT CONSTRUCTION. ALL NEW WORK TO MEET THE MINIMUM STANDARDS REFERENCED HEREIN. 1 0. DETAILS INCLUDED HEREIN ARE INTENDED TO ILLUSTRATE DESIGN INTENT ONLY MINOR MODIFICATIONS MAY BE REQUIRED TO SUIT JOB CONDITIONS OR SITUATIONS, AND SUCH MODIFICATIONS SHALL BE INCLUDED AS PART OF THE SCOPE OF WORK. 11. SEAL PENETRATIONS THROUGH FIRE-RATED ASSEMBLIES WITH U.L. LISTED OR FIRE MARSHALL APPROVED MATERIALS IF APPLICABLE TO THIS FACILITY AND/OR PROJECT SITE. 12. PROVIDE A PORTABLE FIRE EXTINGUISHER WITH A RATING OF NOT LESS THAN 2-A OR 2-A10BC WITHIN 75 FEET TRAVEL DISTANCE TO ALL PORTIONS OF THE PROJECT AREA DURING CONSTRUCTION. 13. THE CONTRACTOR SHALL MAKE NECESSARY PROVISIONS TO PROTECT EXISITING IMPROVEMENTS, EASEMENTS, PAVING, CURBING, ETC. DURING CONSTRUCTION. UPON COMPLETION OF WORK, CONTRACTOR SHALL REPAIR ANY DAMAGE THAT MAY HAVE OCCURRED DUE TO CONSTRUCTION ON OR ABOUT THE PROPERTY. 14. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR MAINTAINING THE GENERAL WORK AREA CLEAN AND HAZARD FREE DURING CONSTRUCTION. CONTRACTOR WILL DISPOSE OF ALL DIRT DEBRIS AND RUBBISH ACCORDING TO ALL APPLICABLE CODES AND REGULATIONS. PREMISES SHALL BE LEFT IN CLEAN CONDITION AND FREE FROM SPOTS, DUST OR SMUDGES OF ANY NATURE. 15. That the street system sen·ing the prop0sed use is adequate to properly handle all traffic generated by the proposed use, in that no :significant additional traffic will be generated by the installation of the equipment eabi11ets and antennas. 7. That the Planning Director has determined that the project is exempt from the requbc:mcnts of the California Environmental Quality Act (CEQA) per Section l 5J03 of the S1ate CEQA Guidelines and \\ill not have any ad"erse significant impact on the environment. s. The project is consistent with the Comprehensive Land Use Plan (CLUP) for the McCleUan•Palomar Airport, dated April, 1994, in that the antennas would not Interfere with the airport's runway flight protection zonq and airport noise would not effect tbe project. Conditions: t. The Planning Commission docs hereby approve the Conditional Use Permit for the Project entitled "Carlsbad Pacific Center PCS Fac:ility" (CUP 96·03), subject to the conditions herein set fonh, Staff is authorized and directed to make or require the Developer, Cox California PCS, Inc., 10 make all corrections and modifications to the Conditional Use P~mit documents, as necessary 10 make them internally consistent and confonn to Planning Commission's final action on the Project. Development shall occur substantial!)' as sho\\11 on the approved exhibits. Any proposed de\'c:lopmcnt subst31ltially different from this approval, shall require an amendment to this appro\'al. 2. The Oe\'eloper shall comply with all applicable prc;,\'isions of federal, state, and local ordinances in effect at the time of building permit issuance. 3. This Conditional Use Pcnnit is granted for a period of fi\'e (S} years. This Conditional Use Permit shall be reviewed by the Planning Director on a yearly basis 10 determine if all conditions of this permit have been met and that \he use docs not have a substantial negative effect on surrounding properties or the public health and welfare. Prior to issuance of Building PennilS, the Developer shall submit 10 the Fire Depanment building plans for Fire Dcpanment determination of co:ifonnance with applicable fire and life safety requirements of the slate and local fire codes. 12. Plans andfor specifications for fire alarm 11ystcms, fire hydranlS, au1oma1ic fire sprinklers systems and other fire proteetion systems shall be submined 10 the Fire Department for approval prior 10 construction. If any of the foregoing conditions fnil to occur, or if lhey are, by their tenns, to be implemented and maintained O\"er time, if any of such conditions fail lo be so implemented and maintained according to their tenns, the City shall have the right to re,•oke or modify all apprO\'als herein granted, den)' or f'unher condition issuance of all future building pennits, deny. revoke or further condition all certificates of occupancy issued under the authority of approvals herein granted, institute and prosecute litigation to compel their compliance \\ilh said conditions or seek damages for their violation.
