Olive Garden Italian Kitchen is proposing to do a Tenant improvement of existing restaurant for
construction of their restaurant at above location. See attached letter for detail scope of work.
We would like to determine the approval process, zoning and Specific Plan requirements and all other department
requirements that would be applicable.

REQUEST LETTER FOR TENANT IMPROVEMENT

RE: Proposed Olive Garden-2515 El Camino Real
Please accept this letter as a formal request for a pre-application meeting to identify the
approval process, all applicable zoning, engineering, building and fire codes and any standard
requirements including clarification on improvements required by The Specific Plan for
Tenant Improvements of the existing 13,278 sf restaurant building for the construction of a
new Olive Garden at the above referenced location.
To re-use this existing building, we would:
• Keep the outside walls, cutting in more windows, providing more natural light.
• Remove most of the upper tile roof (where it intersects with the outside walls) and
most of the roof. Replacing it with taller wall elevations and parapet walls to hide the
rooftop equipment (as shown on the example elevations). This provides a higher
overall building height.
• All mechanical equipment (HVAC) refrigeration and cooking equipment would be
replaced and upgraded to current code.
• The floor plan represents approximately 10,000 square feet of kitchen and main dining
room and approximately 3,000 of Private Dining space.
• Remove the planters up against the building and replace them with ground
landscaping instead.
• Keep the building orientation similar to the existing with the BOH areas to the East and
the entry to the North.
