sign elevations containing the following information:
1. North arrow and scale.
2. Location of existing buildings or structures, parking areas, and vehicular access points to the
property.
3. Location of all existing and proposed signs for the property.
4. Distance to the property line(s) for all ~_reposed freestanding sign(s).
5. Provide an elevation for all proposed sign(s) which specifies the following:
A. Dimensions and area for all existing and proposed sign(s).
B. Materials the sign(s) will be constructed of.
C. Source of Illumination.
D. Proposed sign copy.
APPLICANT MUST SUBMIT THREE (3) SETS OF SIGN/SITE PLANS, A COMPLETED

for potential sight distance and visibility issues. Additional information must supplement
this application showing how the proposed signage will not encroach into the public right-
of-way or present a traffic hazard. Page 3 of 4 illustrates an example for what would be
required for such proposed signs.

APPLICATIONS
The following example illustrates the information that is required for all pole, monument, and
freestanding sign permit applications. Prior to approval, all such proposed signs must be reviewed
for potential issues by the Transportation Department, which will not allow signs to be approved
over the counter. Additional time will be required for on-site inspection.

unobstructed clear view of the public right-of-way and nearby traffic regulatory signs of any
pedestrian, bicyclist or motor vehicle driver.

Dear Trish:
Persuant to that certain Lease, dated January 15, 2020 ("Lease") which TS Apparel, Inc., a
California corporation (''Tenant") executed with H.G. Fenton Property Company, a California
corporation ("Owner") for the premises located 5840 El Camino Real, Suites 108-109 Carlsbad,
CA 92008 ("Premises"), you are required to obtain the Owner's prior written approval before
commencing the construction of tenant improvements at the Premises.
Owner has reviewed plans/scope of work from North Coast Signs, dated January 17, 2020,
provided electronically via email from Carrie Havens of North Coast Signs (the "Work"), and
hereby approves the same. This approval, however, is also conditioned upon the Tenant
complying with each and every provision of the Lease and all governmental regulations and
requirements.
It is to be strictly agreed and acknowledged that the Landlord reserves the right to require that
space be returned to the condition and configuration that exists prior to the proposed alterations
at the sole expense of Tenant at the end of the Lease Term. The end of the Lease Term shall mean
any extension of the current Term or early termination due to default or any other reason
whatsoever.
