BALCONY /DECK DESIGN GUIDELINES
THE FOLLOWING ARE DESIGN GUIDEUNES/STANDARDS FOR BALCONIES AND DECKS WITHIN PLANNING
AREAS 2 AND 4 OF THE POINSEmA PROPERTIES SPEC/RC PLAN. THE PURPOSE OF THE DESIGN
GUIDELINES IS TO PERMIT 7HE CONSTRUCTION OF BALCONIES/DECKS 7HA T ARE AES7HETICALL Y
PLEASING AND UNOBTRUSIVE. 7HE DESIGN GUIDELINES ARE ACCOMPANIED BY A BALCONY/DECK
EXHIBIT THAT IDENTIFIES WHICH UNITS MAY HA VE BALCONIES/DECKS ANO THE LOCATION OF THE
BALCONY/DECK ON A UNIT-BY-UNIT BASIS.
BASIC REQUIREMENTS
1. ALL BALCONIES/DECKS SHALL COMPLY WITH THE REQUIF/EMENTS OF THE UNIFORM BUILDING CODE.
2. PRIOR TO THE ISSUANCE OF A BUILDING PERMIT FOR A BALCONY /DECK, PROOF MUST BE SHOWN
THAT THE BALCONY /DECK HAS BEEN APPROVED BY THE HOMEOWNERS ASSOC/A TION. APPROVAL BY
THE HOA IS DISCRETIONARY AS OUTLINED IN THE CC&RS (HOA LETTER OR HOA STAMP ON PLANS).
J. A BALCONY /DECK MUST 8£ OF COLOR AND DESIGN THAT IS COMPATIBLE WITH THE DWELLING UNIT.
4. A BALCONY /DECK MUST MAINTAIN All Sf7BACK REQUIREMENTS AS SPEC/RED IN THE PO/NSEmA
PROPERTIES SPECIFIC PLAN, THE PLANNED DEVELOPMENT ORDINANCE, OR THE BALCONY/DECK DESIGN
GUIDELINES, WHICHEVER IS MOST RESTRICTIVE.
5. NO BALCONY/DECK MAY INTRUDE INTO ANY YARD SO AS NOT TO COMPLY WITH SECTION 21.46.120
OF THE CITY ZONING ORDINANCE.
6. THIRD-LEVEL BALCONIES/DECKS ARf NOT PERMITTED.
7. BALCONIES/DECKS ARE PERMITTED ONLY ON THE UNITS SPECIF/CALLY /DENT/RED AS ALLOWING FOR
BALCONIES/DECKS PER THE BALCONY/ DECK EXHIBIT.
SPEC/RC DEVELOPMENT STANDARDS
1. SECOND-STORY BALCONIES/DECKS SHALL BE A MAXIMUM OF 10 FEET DEEP ANO 20 FEET WIDE,
AND MAINTAIN A MINIMUM 5-FOOT SETBACK Fl?OM FENCES, SOUND WALLS, OR COMMUNITY WALLS.
2. THE OUTSIDE EDGE OF A BALCONY /DECK MUST MAINTAIN A MINIMUM DISTANCE OF 10 FEET FROM
ANY ADJOINING DWELLING UNIT OR OTHER BALCONY /DECK POST.
J. THE LOCATION OF BALCONIES/DECKS MAY BE MOD/RED FROI.I THE COVERAGE AREA SPEC/RCALLY
